I think most of the poor reviews were before and at the start of this new managment. I just moved in at the end of October. The grounds are well maintained (more than can be said of 97% of Pensacola) and they are constantly working on ways to improve. Maintenance is pretty quick too. My disposal broke this month and they fixed it next day.
Some Positives: When I moved in, I had: practically new carpet, new blinds, new mattress (studio), practically new refrigerator, new range, new ceiling fan, newly resealed parking lot. The new owners also take a no-nonsense approach to loitering and noise after hours. They recently evected some people for that reason. So don't move here if you drive a drug dealer mobile around with your sub-woofers cranked up. Btw, the facility is very well lit at night too...
Some Negatives: My room could have done with new faucets, and a new shower. They are original and worn. My front door could stand to be resealed. There was a little bit of a smell when I moved in, but I took care of that with a little cleaning and some Febreeze. There is a good amount of noise as it is close to: the hospital, fire station, airport, and Sam's club loading doc. Just get ear plugs tho if it bothers you. I almost never hear my neighbors tho..
Ultimately, this is an AMAZING deal. You will live better than 90% of Pensacola, and I got in for $479 a month. With utilities I pay about $550 a month in my studio. This place may not be your cup of tea, but you won't find another apartment for a similar price that is this well maintained. Trust me, I tried.
Oh yeah, this location is pretty much amazing too. I almost went with Colony house, but I am VERY glad I didn't. I definitely recommend Broadview Oaks.
