I have lived many places in my life, both corporate-run operations such as this one as well as private homes, and this is by far the worst place I have EVER lived. Not only are the units terrible with everything from low quality carpets to depressing lighting to a square footage so small it will induce claustrophobia, but the management is absolutely horrific. The management harasses you for everything and are incredibly ---- about their garbage policy but only IF you happen to be an unlucky soul that has a unit that faces the road. If you aren't then you can likely get away with your trash not being put out under their draconian time slots. They offer the trash "valet" service as if it is some sort of conditional luxury but in essence, after living there for more than a day, you realize the service is necessary as the apartment complex has only one trash area located very far from a majority of the units. And, God forbid that you have trash on a Friday or Saturday, you are going to be hauling that filth for hundreds of feet. Now, let's move onto the A/C units which, like a never-ending nightmare, breakdown every time you need it most. That is, on the hottest weekend days of the hottest seasons. And, if you are fortunate enough, they may actually come out the same day. But, I wouldn't gamble on it. The more likely situation is someone will come, look at the unit, press a couple of buttons, and let you know that it is some major piece that needs total replacement and it won't be replaced for another day or two while you roast in your home at 90 degrees Fahrenheit. The lake always smells and is infested with mosquitoes which they likely never spray or take care of. If you are unlucky enough to get hit with a spray from the water-shoot then you will smell like a mixture between ocean water and sewage for the rest of your day. The grass and trees are cut at the worst hour you can imagine: an hour or so before any early bird wakes up. If you have a normal sleep schedule or like to sleep in, buy yourself some quality earplugs. Some of the neighbors are nice but some of them are obviously people who aren't sure what to do with their lives and will routinely try to make yours impossible. From leaving threatening notes in hallways about cars being parked in the wrong spots, to the overwhelming smell of "cigarette home" (you know, that horrific smell that develops when someone smokes in their apartment for years) sweeping through the hallways as you try to go on a brisk walk, to insane old ladies knocking on your door at 6pm asking why there is a black spot outside your door and why you haven't cleaned it up yet. And, to top it all off, the management of this facility actually believes that you are responsible to clean, paint, and professionally take care of the carpets after move out when it is common interpretation that it is explicitly against the law, in not only Florida but a majority of the States, to force tenants to take care of what is called "normal wear and tear" (which those fall under). Don't believe me? Look up Burley v. Mateo on Google and you will see that it sets a precedent in South Florida and clarifies to landlords that those costs are to be borne by them. When you are about to move out they will send you a pretty little pink sheet and letter outlining all the costs associated with getting their unit back in shape so they can quickly turn it over, and if you don't do what they say, they will take your deposit and send you a bill for the remainder. Most people, I assume, become instantly frightened as they have no legal experience and end up losing their entire deposit and pay the difference to them like a man on his way home who is held up at gunpoint and hands over his wallet because he has no weapon to defend himself. Moral of the story: do not live here or you will risk your money, your sanity, your happiness, and retain terrible bedfellows with management. And, don't try to go above complex management because the executives don't care either. I know, I've talked to them.
