I lived at 109 a year and a half, and I can tell you the experience was less than pleasant. The idea of thinking about ever living in this -------- again is a nightmare and actually gives me anxiety. Their management staff is a revolving door and the few that do stay make it clear that they do not care about their residents at all. They're rude, disorganized, and unprofessional. The leasing staff isn't properly trained, all they are trained to do is get potential renters to sign their lease agreement, but once you are an actual resident at this building, no one can give you a straight answer on any questions or concerns that may arise. God forbid you ever have any issues while living here, it won't be resolved unless you fight them tooth and nail about it. Our unit had an ant/roach problem in the common-area, they told me to submit a work order through the resident portal, which I did. I waited for it to be resolved but nothing was happening so a couple of weeks later I go to the office and they tell me they "never received it" and I would have to resubmit a new one in order for them to do anything about it. I resubmitted the new work order while at the leasing office to assure they receive it, and it took them at least two months to do anything about it. Once a week I would pass by the leasing office to get an update on the issue and see when they would have an exterminator check it out, yet every single time, no one in the staff knew anything and all of the managers were "at a meeting" or too busy to talk. Also, if you ever have an issue with a roommate, I knew residents who had the misfortune and forget about it, you'll be stuck with that person until your lease is up because the staff will tell you the building is "up to capacity". It's not, they just don't want to go through the paperwork and look for another unit for you. Besides the carelessness of their staff, the building itself is built terribly. It was flooded a few years ago when there was a fire and it was just swept under the rug, for days the residents were actually displaced. The walls are paper thin, you can hear the person in the unit next door clear as day. The utilities (washer/dishwasher, etc..) are cheap, second-hand products, so they will breakdown at some point or another. The elevators breakdown at least once a month and the hallways/study rooms are filthy. If you've made it this far, kudos, bare with me because it gets better... The absolute worst part about living at 109 tower is there is NO PARKING in the building, no garage, nothing. You're paying $919+ to live in a building where you don't even have a place to park your car! If you park your car on the bottom floor over 30 minutes, they'll tow. They tell you to park in the FIU garage, which is always full and requires to cross the busy 8th street, one of their residents has already got killed by a driver crossing the street. If you just so happen to find parking parallel on the local streets around 109, the tow trucks surrounding the building are piranhas. It's a cop-out. If you want to move out, you'll need a sacrifice to the gods to make this happen. You'll need to independently find a person who's willing to take over your lease (anyone who's been at FIU for over a year knows better), that person needs a guarantor, and a multitude of other things. And even if you've taken the time to find someone to takeover your lease, you're still hit with an additional $200 cancellation fee. On their part it won't happen in a timely manner because the property manager in charge of that is never there. I could go on but if you're still reading this I think you get the gist of how badly this place sucks. For the amount you pay for this, it's not worth the headache, and every year they bump up rent. I urge whoever is considering living here not to make my mistake and please reconsider their decision and look elsewhere. All they care about is taking your money, it's not worth it, living on campus is a way better experience and if I could rate 109 a 0 I would.
