The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

I am sorry to hear about your air conditioning problems. Unfortunately there was some staffing issues in Dec 2016. That has been resolved and management has a very capable staff at this time. I encourage you to contact the office if you are still a resident and having issues. We are here to assist you and hope to make everyone's home as comfortable as possible.

Dear resident, We appreciate your feedback in this matter. We encourage all types of reviews from all of our residents as it helps to make Legacy a better place to live. It is our policy that no staff writes reviews in an effort to ensure that ratings are not skewed or biased. We do love to host resident functions to help show our appreciation for all of our residents and to give them opportunities to socialize and unwind. However, we make sure to take the time, effort and money to listen to our residents and improve areas in the community as well. For example, a roach problem was mentioned. We are happy to have announced that through our partnership with Orkin, we have enacted a new, more comprehensive and aggressive pest control system that started January 1st. This system was put into play due to feedback just like yours. If you're still experiencing issues, just let the office know and we can request step-up treatment on your apartment. If you feel that any of the staff have treated you unprofessionally or you aren't satisfied with a certain aspect of your apartment or the community, as the manager, I personally invite you to come and speak with me in office. Together, we can then work towards making your stay here more enjoyable. You are correct that Legacy of Athens was formally Tara Apartments. When Hawthorne took over in late 2012, a large number of changes started to happen and are still happening in 2015.
