Heights Armour is an ok place to live in midtown Atlanta area. The apartments are ok, but not up to the luxury standard that is portrayed, and being under a bridge makes one question safety. I would not walk off of the property after dark. I have been here since 2011. However, I have had many issues since I have been here. Pros: Good maintenance staff for the most part (I will explain in maintenance section), grounds kept up for the most part (residents are bad about leaving dog poop on ground but that's not the staff's fault), the rent is competitively priced for the area (for a reason though), and the apartments themselves are adequate although they could use more lighting. Cons: With the exception of Gina (who is no longer here), the leasing staff is terrible (unfriendly, unhelpful, and most of the time scatter brained). This apartment complex has the most unprofessional staff I have ever encountered. They have very nasty attitudes, are extremely rude and unpleasant, and can be heard gossiping about tenants in front of guests/other tenants. TENANTS: The other MAJOR con is the tenants themselves. The caliber of people living here is very questionable and I am almost 100% certain my neighbor is a hard core drug dealer with baby momma drama that is always discussed outside my windows. Also, I hope you like to PARTY and I mean ALL NIGHT LONG. Do not expect any type of peace and quiet around this complex especially on the weekend (but weeknights are no exception). I lived on the 1st floor and there have been plenty of times I have woke up to a puddle of vomit and urine smell on my patio (which management didn t clean up). PARKING: Parking is the WORST!!! If you are not parked in the correct spot the correct way then be prepared to be towed (btw the towing facility they contract with is 25 miles north of the city). The people who live on the 1st floor (such as me) have to share the parking level with all visitors. The parking deck is always filled with loud music and people hanging out especially on the weekend but I have seen many Tipsy Tuesday parties also if you get my picture. It is basically a block party and nowhere to park. I normally park on the street parking (but not on the main road) and have had many hits on my car to include my rear view mirror taken off and busted fenders. Car has been broken into twice since I have been here also. BILLS: I am the only person who lives in my 2 bedroom apartment and I to this day am still trying to wrap my mind around how I alone am spending $120 on average in water. When brought to the attention of management, their response is We use a third party company for that and we don t get the metering . MAINTENANCE: I am constantly putting in service request on my track lighting in the kitchen area Its always because my neighbors above me walking heavy that it make the bulbs go out. I had a major leak under my kitchen sink and when I called in after hours, they told me where to cut the water off and that they will come in the morning to fix it. Also it took them a month and a half to fix my washer in my unit. There excuses were that the part was on back order and no one in Atlanta carried this part (I find that extremely hard to believe). Toilets are always clogging up since the water pressure is low. NOISE COMPLAINTS: I've lived in many apartment complexes - noise is always going to be an issue in apartments so you can't get away from that. However, Heights Armour is definitely the nosiest I've ever experienced and it's because of the residents. Paper thin walls are the only way to describe this issue. Pets-I am pretty sure that when people apply, they are told about pet restrictions but that is not practiced at all. I know of plenty of dogs that should not be on the property such as Rottweilers and Pit Bulls (aggressive breeds), and even Great Danes (weight limit). As stated before, Pet waste is a major issue. BE CAREFUL WHERE YOU STEP!!! PEST: My biggest issue here would be the RATS!!! It is all because of the location. We are right under the bridge and that s where they are coming from.
