Arlene Tuschl is making decisions at her discretion and is a liar and a theif. We agree that Arlene Tuschl is indeed the unprofessional and unethical person. We have proof that she doesn't respect confidentiality. Why would she forward a letter to a resident that was written and addressed to corporate? Is she not educated upon tenants rights? Do she not respect us as an association? We have legitimate claims and violations to have occurred. We are fully aware of Arlene's present, past, and current connections with Shirley Childs aka Shirley Ann Ellis. We have documentation of mismanagement, fraud, and Section 8 violations. Example of some but there are many more problems are as follows: Several tenants have left messages for Arlene and calls have gone ignored. Contractual policies and agreements are not being honored when issues are addressed to the leasing office staff. Shirley Childs has even stated to some tenants "that if they contact corporate they will stand possible eviction". Shirley Childs daughter was the property manager but was FIRED for stealing money. As of today Shirley Childs and Arlene Tuschl reamins employed with Preserve at Bent Creek a Banyan Realty.<br> We are fully aware of Arlene's present, past, and current connections with Shirley Childs aka Shirley Ann Ellis. We have documentation of mismanagement, fraud, and Section 8 violations. Example of some but there are many more problems are as follows: Several tenants have left messages for Arlene and calls have gone ignored. Contractual policies and agreements are not being honored when issues are addressed to the leasing office staff. Shirley Childs has even stated to some tenants "that if they contact corporate they will stand possible eviction". Numerous tenants are missing complete files. Is that why tenants are being told they can not have copies of their files? What are the real reasons? Their are Section 8 tenants being charged water and sewer although their Section 8's contracts reflect and Section 8's office have stated the landlord was responsible for such. Some tenants are being charged 200.00, 100.00, and 50.00 late fees while their contract only reflects a 50.00 late fee charge and being charged 50.00 NSF fee but contracts states the fee is 25.00. However, Section 8 contracts states the rent is due on the first day of each month. If rent is not received by the fifth (5th) day of the month, a late fee equal to 10% of the rent owed by the tenant will be charged additional rent. Rent must be paid as follows: by mail addressed to/ by hand delivering the rent payment to the landlord/ by depositing rent in a lock box (we all know what happens when you do that some peoples stolen once and some peoples stolen more than once). Some traced money orders have been returned. Such information has been forwarded to legal authorities. We have sought out legal counseling and informed proper authorities and they informed us that legal investigations and cases are pending. <br> We refused to sit down and meet because of Arlene Tuschl. Her previous and present actions, and her connections with Shirley Childs is one of our problems and concerns. We have taken our problems, concerns, and documentations to the news channels. Numerous of tenants have given their stories and are prepared to speak. We informed them of all the legal authorties that have been contacted and that have agreed to take legal actions and of the information recovered in their investigations. We have revealed the number of tenants whose partial or complete correct files are missing from the rent office and the tenants that are worried about identity theft because of the missing files. We informed them of the missing property amenties, mildew and mold problems, unfair fitness and laundry room operation hours, harrasment from the assistant manager for being outside, Section 8 contract violations, outrageous late, blinds, and knock it off fees and closed drop-box. We've expressed our feelings about how Arlene Tuschl has ignored and covered up our problems and voiced concerns from upper management. In addition, we feel because of Arlene Tuschl connections with Shirley Childs she has allowed our rent payments to be stolen. The community witnessed Shirley Child's being in the office numerous of times late past office hours and early in the morning before the office opened. She was in the office past hours on the day checks and money orders went mysteriously missing. She even instructed several tenants to place their payments in the drop box. Several tenants money orders have been traced and was returned signed by, cashed, and addressed to Shirley Ann Ellis who we believe to be Shirley Childs. Tenants stolen money orders have also been traced to the place in which they were cashed. Numerous of tenants have witnessed Shirley Childs, her daughter (former leasing agent fired for stealing), and her daughter's boyfriend in the leasing office before and after office hours. Numerous of tenants have now witnessed Shirley Childs once again in the property's office. We spoke about Arlene's confidentiality issues. We know of confidential information Arlene has shared with Shirley Childs. The following information stated above is just a sample of the information shared but their was alot more. The news channels have confirmed that we do have a story. We also felt more comfortable with speaking to the news because of how long our issues have been ignored by Arlene Tuschl and we didn't want to risk being illegally evicted. Numerous of tenants have lived on the property and leases are up for renewal and have complained and contacted Arlene Tuschl for several months and were ignored. Numerous of tenants have expressed to Section 8 that they will not be renewing their leases. Speaking of leases the office is now giving out copies of the same lease with different names but the same exact incorrect move in and move out date with $50.00 late fee marked out.
