DOG OWNERS PLEASE READ. I'm not some insane resident, very normal renter in my mid 20s with a dog and clean renters history. Property manager, Ross, will accuse your dog of every single thing he can so that you are financially responsible for fixing up his unit for the next renter. Also be prepared to buy new carpet when moving out for $400 if you have a pet as well (he will claim pet odor). For most of the reviews that say positive things about this place, just have luckily not had to work directly with Ross. He will blame any and all damage on your dog. My pros of this complex are mentioned below, but the cons far outweigh the pros so I have mentioned them first. Sorry for the lengthy review, but definitely want everyone to be aware of what they're getting into. Once you choose your apartment, you should not have to constantly stress about your unit's upkeep, maintenance, and whether you will be held financially liable for damage that was not caught at the previous renters move-out inspection....LET ME TELL YOU, you will 100% have maintenance issues here. Some will be blamed on you to cover, others you will only have to give up your time while they fix what they missed before, and of course some you actually will be liable for (like when my 1.5yo dog chewed at some doors and blinds). The PM, Ross, will make you think its routine to have the plethora of maintenance issues that you will face ("Due to the part of GA were in.." is what he will say). He's got an excuse for literally everything. Tens of thousands of roaches reside inside of these units. My apartment had 2 cases of WATER DAMAGE/FLOODING during my 2 years in that unit. The flood happened at 3am in the middle of my second night living in my new place. Toilet just starts gushing clean toilet water everywhere. Also had a soaking wet bedroom carpet on a different occasion. He never gave me a real reasoning behind either. After I move out, he then of course states the carpet actually needs to be replaced because of pet odor (something resident is responsible for instead). This then made me responsible for over $400 of carpet replacement caused by water seeping in through the wall. I have the receipts for 3 separate occasions that Stanley Steamers came out to clean w/ pet odor removal during my time there. He ignored this fact and still claims its my fault, but that he'll "be nice" and remove it. Further downplaying the huge water issues that this complex has had for the past 3 years or more. IF you tour, look at the bottom of each piece of trim on the door frames...all appear to have water damage. Sure he has removed some other small charges for me, but the bs ones he added in their places are far more valuable (like $375 of dry wall which he said my dog damaged…what?) There were two holes the size of a thumb print but it's that much sheetrock? He also refused to give me an explanation behind this charge. My water bill for 4-5 consecutive months was also over 15,000 gallons, some months at over 27,000g of water consumption! My normal bills were 2000-3700g. Incase you're wondering, 20,000gals is about the amount of water used to run a pool pump 24/7 through the entire summer. I was given no reason to this. It was eventually resolved nearly 7 months later, but in the meantime I had to pay these extremely high bills on the front end ($250-500 each bill) or i was threatened with water shut off or ultimately eviction. I also did not get this money back and it had to stay on as a credit. I could go on with stories that friends here have also experienced, but overall my miserable experience here has come from maintenance issues, but specifically from the property manager in charge. Seemingly dealing with a con artist. He verbally said in person multiple charges would be removed before closing out account. Things that we both looked at together in person and that weren't even damaged in some cases. He would state, "yeah that can be taken off" or "oh, we can just paint that". When I was billed they were all still there in full. When reminding him of what he said, he told me "you can swallow that idea by yourself" as well as other threats of eviction if I argue him on it). It really sucks as renters we feel we HAVE TO pay whatever the landlord says, "or else!". I wish you could see the emails he has sent so you understand how unprofessional and unethical he is when handling these things. When signing a new lease i was given there renting incentive of lower rent for first month. Supposedly I was miss-quoted that amount and it should've been lower. Ross acted as if this was my fault for what his employee misstated and spoke to me with a tone as if "I should be lucky and grateful for his almighty power and help". SUMMED UP: Living here you will be accused of damaging property that you did not. Roaches. Dealing with phases of thousands of community emails that he sees as necessary, which you cannot opt out. And most importantly, dealing with an unfair and unprofessional PM and maintenance staff. Further, maintenance staff has 0 respect for your privacy or space when they come in. And trust me, they will definitely need to come in multiple times. I finally made a complaint about one after the workers countless accounts of blatant disrespect to me in my unit. I was told there have been multiple complaints against this worker...yet the worker still works here.. what?? Unfortunately for me, I already signed a lease for a new unit here before learning of all of this and am now stuck with the potential of repeating during my move-out next year. He has even threatened to evict me from my new unit if I don't bow down to him and accept these ludicrous charges (I'm told I racked up $3,500 of damages, realistically more like $1300). Any wear and tear or other cosmetic flaws were all deemed my dogs fault, even though contract says wear and tear is not the financial responsibility of tenant. My new unit of course had a number of maintenance issues that I immediately noticed when moving in, even though i was told there was a "double check" performed on my unit before moving in. I asked him about this and he said something along the lines of oh yeah we never got to that, sorry. Both toilets were not working. Kitchen sink was leaking all underneath the cabinet. multiple broken windows as well as other cosmetic issues throughout. HOW WAS THIS NOT CAUGHT BEFORE TELLING A RESIDENT TO MOVE-IN?? This was also early April while COVID warnings were at its peak, a time where they should have residents' safety and health at the forefront of things. Not sending in maintenance for repairs that should have been 100% avoidable. Security wise, front gate is almost always broken and there are only cameras at the mailboxes and front gate. It is actually broken right now. If people get through the wide open broken gate and commit crimes in the community (car break ins or worse), know that they will claim 0 liability for any of it. However, they do have a number of police officers that live in the complex. PROS: Other leasing office staff is really nice and helpful with quick email responses. The only true pro is the amazing location next to Buckhead with decent rent, which is why 95% of people live here I imagine. But be prepared for a possible rude awakening. Looks fantastic on the outside, but the inside is far from what you are being sold on. All the details of this place scream run!
