Horrible Experience
We have resided at the property for roughly two years now. Initially, there were some red flags but we moved in at the time when they were transitioning property management. Since then, we have experienced at least three different Property Managers and it has gotten consistently worse. More recently, we requested maintenance request for our closet rack falling out of the walls on October 29th. We have yet to have it resolved after returning to the office and speaking with ALL property managers and being lied to consistently, as it is December 2nd. We have requested pest control for well over three months and informed they are on sight on Fridays. Despite returning to the office each and every Friday since the initial request, we have yet to receive pest control for the uncontrollable amount of roaches and gnats that invade our space consistently. Property management has confirmed that maintenance, internal and external vendors, have lied stating the issues are resolved when they are not. Jack Dudik and his team are all complicit as they express no sense of urgency or concern about these issues and the countless requests we have asked of them so kindly. We have never been late on payments or caused any concerns to the apartments or other residents. All we ask, is that property management hold themselves and their maintenance team accountable by actually ensuring a clean, appealing, and efficient residential community that they so advertise. Please do your research and consider this review when deciding on moving into Gateway at Cedar Brook. We had so many great things to say about our experience initially, but that has drastically changed as Jack Dudik, his team, and Myra Bandoo, the District Manager of this property and others, are all apart of the problem and have consistently shown a lack of concern and urgency regarding these issues.

Just moved in an loved it
Just moved to Gateway Apartments on Cedar Brook Dr in Decatur, GA, and let me tell you, it's awesome. This place is affordable but doesn't skimp on the good stuff. The folks running the place are super friendly and on the ball. They've made the place feel like home from day one. My apartment's clean, well-kept, and just plain comfy. What's also great is how everything you need is just around the corner - shops, places to eat, and buses and trains to get you around town. Plus, there's something about this Decatur neighborhood that just feels so welcoming. If you're looking for a top spot that's easy on the wallet, Gateway Apartments is the place to be. Feels good to call this place home!

Horrible Communication, Turned life into a Nightmare, STAY AWAY!
WARNING! PLEASE READ! DO NOT RENT AT THIS COMPLEX! Do not risk renting from these people! They DO NOT communicate with you and have lease agreements that WILL CAUSE YOU HARM! I was a good resident for two years at Gateway Cedarbrook, I paid on time and had no issues as a tenant. The Apartments themselves are not the best maintained and were often dirty, but for the price range and location that could be overlooked. In February of 2022 they delivered notices to all residents of the building we were living in that our leases could not be renewed when they expired in July since they planned to perform renovations on the building. I planned accordingly and arranged new accommodations for myself and turned in my keys with a notice of vacating when the end of July came. But my roommate has decided to squat in the apartment, and even though our lease has ended his actions are causing me great financial and emotional strain since it has rolled into a month-to-month lease and I am still liable EVEN THOUGH I HAVE NOT LIVED THERE FOR THREE MONTHS! When I confronted my roommate about him not leaving he threatened my life and told me if he sees me he will harm me, he then threatened to not pay the accruing rent to induce an eviction to harm me. I recorded this and brought this to the police and the leasing office and presented it to them, showing them that I had turned in my keys and left in compliance with our notices of non-renewal. Despite doing everything asked of me when it came time to leave instead of helping they told me they could do nothing, even though my lease is over and they cannot renovate the apartments until he leaves. I retained a lawyer to prepare myself for defense in an eviction since I fulfilled my obligations, and Gateway files eviction on the 10th of each month if rent is not paid. However even though the rent has gone unpaid Gateway Cedarbrook for over 3 months now they HAVE NOT FILED EVICTION, meaning that instead rent simply continues to accrue each month while I am not there! When I call them they ignore my phone calls and when I do get a hold of them to ask if my roommate is still their they NEVER CHECK! For all I know I could be accruing rent and my previous roommate is not even in possession of the apartment! It has now been 3 months since I left in compliance with our notice of non-renewal in July, I provided a notice of my vacating and returned my keys along with telling them about the situation with the roommate. My finished lease continues to accrue rent despite my leaving in JULY, my return of the apartment keys, and my multiple letters and emails detailing the situation. Despite it being three months now of unpaid rent, they have chosen not to file eviction and simply let the rent accrue. Gateway Cedarbrook has not communicated with me AT ALL about the situation or EVEN IF MY ROOMATE IS STILL IN THE APARTMENT! I cannot go myself to check for fear of my safety on account of the threats he has made towards me, and if they are charging me rent they should ATLEAST be able to tell me that he is still present in the apartment! This situation has caused me great psychological harm to the point that I must seek medical attention and help. At best the administration at Gateway Cedarbrook is incompetent and is failing to address my situation or even communicate if my roommate is still in the building or why they have not yet filed eviction, at worst they are greedy and are dragging this on as long as possible to get as much accrued rent out of me as they can if they eventually wish to sue me. Regardless, take my warning: DO NOT RENT FROM GATEWAY CEDARBROOK OR LINCOLN PROPERTY GROUP! My life has become a nightmare with no end in sight where I am being financially punished at the whims of an abuser who threatened my life, unless you want to risk a similar fate as me STAY FAR AWAY FROM GATEWAY CEDARBROOK!

How was I paying for pest control and the unit was infested with roaches. I wouldn’t recommend these apartments to no one. When I ask for someone to come check it out I waited forever for a response. I just had to go through a private pest control company.

Gateway @CedarBrook is a hidden gem in Decatur, beautifully located in Decatur & close to everything Atlanta.. New management is amazing... Sherrell is amazing .. Angel from above.. Best bang for your buck, spacious apartments, beautiful grounds, quiet, new renovations.. Lincoln Property Management have really transformed this place.. And its heading in the right direction.. Brandon

I wouldn’t recommend these apts to anyone! The neighbors are nasty. Leaving used condoms, trash, weed and cigarettes outside. And even when you let the front office know about it no one does anything about it! We put in orders for maintenance to come look at and nothing! Finally it’s time for us to leave, we’re breaking our lease finally, we’ve reached out to the office multiple times regarding what’s due, what’s needed to be paid etc. we get several different answers from several different people. Now because of wrong info provided to us we have to come out of our pocket for extra money. Smh never again. I will Be reporting these apartments and there management.

The day I moved in, before I had more than a couple items in, I started noticing ROACHES! The management refused to come to spray until the following week on their routine day of pest control. I am A CLEAN PERSON, I have never lived with roaches. I have been in here just two weeks. The renovations were half-assed done. They left a big whole behind the stove that is connected to my outside wall. I heard a mouse or creepy crawler running in my ventilation system. And the last straw, someone has tampered with my front door, (on the inside!). I think it was pest control, that has tampered with my door for an easier forced entry, (perhaps for latter forced entry). This clearly was not like this before. All the reviews of 1 star that I read on here are real. I wish I had read them before. Don't move here!

I'm serious RUN!! This is now called "Gateway at Cedar Brook", I made sure to find it because it was so bad. The office staff always acts like you're bothering them if you go in, no one answers the phone, there is mold, there are holes in the floor under the carpet, the new " upgrades" are a joke, there are leaks everywhere, the first floor floods all the time, the plumbing doesn't work half the time and it causes your whole apartment to stink like s***. I will say this, it's not the maintenance peoples fault, I know the head guy and he never gets the requests sent in, you just have to ask him directly. Oh and the "balcony" is just some rotting wood with spaces between them so when your upstairs neighbors dog poops and pees on the balcony it somes straight down on you! Again RUN! Please save yourself the money and stress. I could go on but I won't.

I just moved in a about two weeks ago. Everything is great. Its particularly quiet pretty much 24 hours a day which is great since I work at night and generally sleep during the day. Every now and then you will hear the kids outside playing, however, that doesnt bother me at all. Overall i like these apartments because of the unbelievable space. The floorplans are huge, more than enough space for my family. Staff are polite and maintenance is really friendly. I'd recommend to anyone that asks me, Im satisfied.

I usually don't write reviews but I'm am pleased with sycamore chase. I recently moved in and am pleased with the staff and maintenance. Manager is always in the office ready to answer questions. Maintenance is awesome at answering work orders.

My husband and I moved into this apartment complex knowing that it wasn't anything fancy but at the time, it looked like our best option because of the low price. I now would gladly pay a hundred or two more in rent to another apartment complex rather than stay at this one. There are ROACHES EVERYWHERE!!! The apartment complex will not come to spray. We are extremely clean people and our apartment is never even the slightest bit messy. (Vacume every other day, spring clean every week.) the roaches discust me! The apartment came with laundry connections but did not have a dryer vent. When we would dry our clothes the lint would fly out and into the apartment. This is also a fire hazard. After 4 months of complaining, the maintenance man finally came to install a dryer vent. After installing the vent, I noticed that my dryer was broken. I contacted the apt manager and she told me that they wouldn't help us with this matter because they hired an independent contractor. People hang out in the parking lot in the same place ALL day long, EVERY day rapping and blairing music from their cars. I would not suggest to anyone to live here.

These apartments are dangerous and the property management are awful. The entire time I lived there I was a single mother with my adolescent daughter and I dreadfully feared for our lives. We've had our car stolen and my daughter had a frightful scare one night where men attempted to abduct her. That is why I had to get out of there. It seems that with each new management team the quality of the homes go down dramatically. This recent management team also started using fraudulent tactics to collect more money from the residents leaving us virtually penniless.

Run don't walk away from this place
This apartment complex is the worst in the ATL. When we first moved in it was good and management was attentive however when it changed owners it got bad real fast. They did a lot of cosmetic things but once renovations were done they fixed nothing. The pool was green all summer, they closed down the office without telling tenants, there are large potholes, poorly lit areas, the playground is not safe for your dogs far less kids, neighbors are horrible and very ------, noisy, cars get stolen and the apartments are full of roaches and mildew.<br>Don't live there please.<br>We got out. i wished we had moved sooner.
