                          Dear Fellow resident, First, we would like to apologize for any inconvenience that you have experienced recently, here at our community. We take every resident issue seriously, as it is our goal to provide an above average community experience for every resident. We certainly understand your sentiments when something in your apartment isnâ??t functioning properly. Our maintenance team is in place to ensure, that we provide fixable solutions for our resident homes. We've recently experienced an unusually high volume of maintenance requests from residents. This is an unforeseen instance that we're working on bringing back down to our normal level. Our maintenance policy is typically "first-in; first-out," so we are continuing to address them in that manner. Because I am unaware of which resident you are, I am not sure how to identify where you are on our list. However, if you come in to the office immediately and reference this review, I will personally assign your list of work orders to our service manager to address as priority. If you are unable to make it today, please email me at the address below to coordinate a date/time. As for our pool, we are currently scheduled to have it inspected and opened, by June 21st. The health and safety of our residents come first, so having a pool that meets community standards is important. Fortunately, we will be set to fully open in just over a week.                           Hello fellow resident, First let me say that we are very empathetic of your less than desirable experience at Spring Valley thus far. We want to thank you for sounding off on the issues that are preventing our community from being the ideal community we strive to provide for our residents. It is residents like yourself who will help us address the things unbeknownst to our management team. It is truly our dedication to provide the most optimal service to our residents. As we continue to craft long-term resolution for our community, we welcome your active feeback. Please allow me to address some of your concerns in this reply. First, every associate is empowered to provide service that is in the best interest of our residents. That includes the safety of our residents. Our team should exemplify, effective communication and follow-up, have knowledge about community happenings at all times. If at any time, your encounter with one of our team members is less than optimal, please contact me. A safe and neighborly community is paramount to our management team. For that, we have armed guards here 5 days a week, as well as, off-duty Dekalb County officers here twice a week for 5 hours during after hours. If at any time you see any activity that seems to be life-threatening and/or illegal, please call 911 immediately. We ensure that every report made at our community is followed-up with 100%. We also have a no loitering policy that is heavily enforced by our LPS officers, as well as our security company. Although we are not a "gated" community, our guards check visitor IDs frequently. Unfortunately, at some point, our mailbox doors were vandalized. We have since ordered new mailbox doors, which were installed last month. Mail flyers and or unwanted direct mail should be discarded in designated trash can areas. If you see our mail center being abused, please report it to us--especially if it is after hours. We strive to make Spring Valley a cornerstone of our surrounding community. That includes the enhancement of your apartments, as well as, the safety and beautification of our community. Prior to our acquisition, many living changes were made to better the use of resident living spaces. This included the inclusion of personal W/D spaces in each apartment home. As a result, the kitchen space in specific floor plans have been reduced. We are always working to find the best solution for these issues without a) affecting the rents of our residents b) compromising structural soundness. If there are any suggestions in which we can work together as a community to better our experiences first-hand, we welcome the ongoing feedback. Our maintenance team is here to make sure that when there is a problem, there is also fixable solution. We also have emergency maintenance in place should a problem arise that requires immediate attention. Our maintenance policy addresses all resident issues on a "first-in, first out basis" and will be handled in the order in which they were received. Each issue should be initiated within 24 hours of its report. If the issue is high-priority, residents should utilize our emergency maintenance service. Emergency maintenance situations must be reported as such or the issue will be considered a non-emergency service request, in which the problem will be handled according to the above policy. Our emergency maintenance number is provided to all residents should you have an issue after hours. For convenience we also have online service and emergency maintenance requests on our website. If you are currently experiencing an issue that was not responded to in a timely manner, please contact the leasing office and ask to me, the community manager.
