The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Hello valued resident, thank you for taking the time complete a review of our community. We are deeply saddened to see that you have not been enjoying the community as you should be. In your review you express some concerns on noise. While we want all out residents to live it up in their living spaces, we also want to make sure you have the comfort to enjoy some uninterrupted home time, too. We currently do have patrol officers that can answer to noise complaints after hours. You may reach their Non-Emergency Response Line at 770.274.8333 or by calling our Service Hotline 866.355.7351. As far as valet trash concerns we now have two wonderful valet associate who have our entire community's trash picked up no later than 2:00 PM Monday through Friday. Over the weekend you do have access to our community's trash compactor that is located at the front of our community. In regards to your neighbors we will send out a community reminder about valet trash. If you specifically know of who may be sitting trash out outside of hours, please let us know so we can resolve this issue for you. We do understand we have a parking concern in the community. However, we do have available garages that you can rent that will alleviate your parking concerns. Again, we appreciate your review and we hope to reset your level of satisfaction. Hi Neighbor! We regret to hear that you had a negative experience with us, but would appreciate the chance to turn your experience around. We had to limit the hours of our Fitness Center from 6:00 Am to 10:00 PM, due to safety and security reasons. We apologize deeply that this has affected you in a negative matter. While the pool is not open all year round our grills are accessible all year. As far as the grills not working, we will be replacing the grills with charcoal grills due to the improper use of our propane grills. In your review you mentioned that you are dealing with some pest issues. Please know that we work with in-house pest control backed by licensed entomologists. Delivering this service in-house allows us to get to your pest related service requests faster and more thoroughly. We would love to schedule a time to come into your home to get treatment started as soon as possible. Can you please let us know when a good time to stop by would be? Also I see that you have experienced some issues at our swimming pool and wanted to remind you that while the office is not always accessible, we do have an on call Courtesy officer who can stop by to address and enforce our rules and regulations.
