Decent complex. The leasing office staff are welcoming during every interaction. The layouts of the apartments are beautiful. Basic maintenance such as dryer vents and fire inspections happen regularly. Plumbing maintenance is needed inside the apartments though. Plumbing shutoffs occur regularly. However, spot checks at the bottom of sinks (kitchen and bathrooms) are needed to ensure washers are in place and to avoid leaks.

    So far so good

    Waterford landing is a quiet and peaceful apartment complex. Office Staffs are helpful and friendly specially Ms. Gina Hudgell. Maintenance staffs are courteous and quick to respond. Overall, it has been a great experience transferring here.

      Overall, I have had a good experience within the Waterford Landing community. It is quiet, the communication to the residence is good. However, I recently transferred to another unit. This has been a whole experience.

        My experience over the past two years has been diminishing ever since we moved in. We were excited to come here and especially had a great leasing expereinces with Alesia, our first contact. She was knowledgeable and warm. Every since she left this community has suffered in my opinion from lack of concern and overall rudeness at every turn. I complained back in 2023 several times about my neighbor walking his Pitbull dog without a leash, and when I mentioned that the dog barked and aggressively moved toward me, NOTHING WAS EVER DONE. I even contact IRT regional management and NOT ONE PERSON ever reached out to me. When we get the opportunity we will certainly be moving out as there \are no numerous sightings of residents walking dogs without leashes, which can only lead to attacks. There are countless water problems and basically you have a community that is just collecting rents without providing and warm service. I WILL HOWEVER compliment your MAINTENANCE staff as they are the only crew that keeps up with it's residents and has been nothing but HELPFUL AND COURTEOUS.

          Waterford Landing is a pretty mask covering several issues I.e. plumbing issues, consistent overbilling for water, constant rise in rent, and management- not property management- that could care less. It's just business to them. I have requested credit for lawn workers blowing dirt and leaves all over my vehicle after just paying to have it cleaned. I was requested to email photos and receipts and that issue went ignored. Even after inquiring about it. I am consistently being overfilled for water in a 1 bedroom apartment with just myself and my water bill is close to $100 mo. The first year I moved in, the water bill was average of what should be paid for 1 person in a one bedrm apartment which ranged from approx $45 to $50 or so. Now it is just ridiculous and I am tired of paying more for water in my tone bedrm apartment than people I know living in 3-4 bedrm houses. This past winter, I went a whole month with my heat inoperable. The winter nights dropped as low as 29 and 28 degrees and I had no working heat.             My experience has been awful. i have work orders to fix issues in my apartment that has not been addressed for months. I did not have pest before moving here and seen 5 bugs . They promised to treat my apartment but have not sprayed. The maintenance team is full of young guy who seem to not be able to handle the responsibility of the complex.

              This has been horrible. No one helps me with my issues, I've reached out to IRT and my leasing manager and gotten no help. My issue is pertaining to being overcharged on my water bill for about four months now. I live alone and every month it is ranging from $150-199.

                I have had a bad experience. This girl stalks me daily and puts bugs on me and my apartment. She got me fired from my job by creating fake accounts, she has vandalized and had people vandalized my car, and she has been throwing at my window and my door. She follows me at the fitness facility and has people follow me at the retail stores to harass me. There's a scam going around where messages are being sent to people's phones by social media and whatever the message says. The people speak or do, but it's a trick. I have complained to the staff about her and made several police reports, but nothing has been done. She calls me a thug to control other people and keep them away from me. She has been having tenants shake my apartment by turning on the washer and dryer. So my apartment is shaking constantly. She threatens if you don't help. I will do something to your car.                   The community is peaceful. The only issue I have with the community is that they took away the option of splitting the rent payment. It worked wonders for my household and I'm sure others as well. If they could bring that back it would be amazing

                    Maintenance takes a lot of time because the front office gives them the request late. I've had to call for the same issue multiple times and the apartment was just not up to par when I moved in. Im looking forward to moving out my upstairs neighbors are the worse.

                      Completely terrible, in my unit there has been an ongoing mold issue , broken washer and dryer, multiple noise issues , broken tub and garbage disposal. Nothing has been resolved since we've moved in. There is no way to reach cooperate and the mold issue is feared to be causing heath concerns

                        The staff is professional and courteous. The maintenance staff are professional and prompt. Overall, I have found the management to communicate well with residents of any issues (such as water shut down or fire inspections). Neighbors are quiet and friendly. Great location, too!

                          It could be a lot better. There's a constant change of people in the front office and they do not respond in a timely fashion. The maintenance people also do not always provide the services they need to. Often, they will say the work is completed but do not enter the unit. The security that's here at night does not respond to calls or make the visits. The only great thing is the valet trash. That is consistent. They should cut the bushes where we exit the area to throw away trash because it is hard to see when cars are passing by. And should really get a fence or fob entrance in order to come in. We pay a lot of money and I'm not sure for what. The amenities haven't been increasing or safety but the rent is.

                            They are the freaking best the whole staff is top tier !!! Best apartment staff I have ever experienced hands down!!! The maintenance is great they always come within 24 hours ! And the grounds are always clean daily !!! Again this is a great community to live in and it's very quiet. Which is a plus

                              Mold/mildew issues since I moved in. Front door and patio door are not sealed leaving room for anything to crawl in. Increase in payment processing fees are now necessary, it's just greedy! Go elsewhere!

                                  The apartment complex needs better staffing that can answer calls. Tenants should not have to call out or either go in late to wait at the front office to speak with them. This is a inconvenience for the ones who work early in the morning.

                                      Horrible Managemet

                                      Leasing Management is horrible. Try to take lot of fines amount more then rent. I completed my lease .They took more then my rent amount . i stayed 3 year's .this is not worth full apartment to stay because lot of roaches .not well ventilated. pesticide when we stay at home . They don't do pesticide . Always try to search way to more fine's on tenant's. Bad Review

                                        Horrible Management And Inconsiderate

                                        Horrible, Horrible, Horrible Management, Please Pump Your Gas And Not Your Brakes. Breezeway Are Fifty Spiderwebs And Spiders Over Your Head As You Exit Your Door, Plumbing Is Horrible, You Got To Ask Them To Spray Your Apartment And Change The Vent Filter. Anytime You Try To Talk To Manager She’s Unavailable And Nerve Have The Answer To Anything.. Alisha Should Be The Manager And Not The Assistant Manager. Rent Prices Continue To Rise Every Year Just Ridiculous And Sad. Maintenance Has Been In My Apartment So Many Times To Fix The Plumbing But Never Fixes The Problem, The Loud Noise It Makes In The Middle Of The Night Wakes You Up . So After So Many Fail Attempts I Just Star Turning The Water Off And The Back .

                                          My experience started out okay, but I should have known it was red flags from move-in day. They will fix things at minimum and that's after multiple work orders being placed to keep asking for it to be done . My unit is currently not 100% functional and excuses are usually provided just so they can leave the issues as is. Good luck getting things done especially if vendors are needed to do the work . Leasing staff and maintenance are never on the same page .

                                            The last year has been a nightmare with trash, dog pop, and marijuana smell coming through the walls. The water pressure has never been strong. I don't complain because I understand the demographics has changed. It is my plan to not renew my lease. The property is not worth the price!

                                              The experience living at Waterford Landing Apartments is sadly disappointing from A to Z. Anyone with common sense realizes nothing is perfect, but it's how the mishaps and problems are handled with respect and care or just ignored like at this community.

                                                The manager on site, Aleshia, made the process seamless. My experience has been great. I recommend this apartment community to everyone, especially those with children in the union grove District. There's a dog park, storage, car wash, pool, fitness center, mailboxes, and an area to throw your junk mail in the trash instead of taking it back to your apartment. I love the trash valet service.

                                                  Besides the rent. Irt had to many extra fee. Is it really necessary . To many extra fees. And there is nothing the tenant can do. If you move to one apartment to the next tje tenant is also charge. As far as security. There is no camera anywhere.
