In Feb 2010 it will be 5 yrs since moving in. Come Feb 2010 I will be moving out. Overall, it is still an average place to live, although it has declined a great deal as the tennets shift from middle class to working class, as evidenced by the dozens of vans with ladders on the roof and families with at least 4 kids. The rent is slightly above Roswell average, but "rent" doesn't include: water ($20-$30), pest control ($3 - they've never sprayed inside and all you have to do is look down and you'll see cockroaches on the breezeways day or night), Trash ($5) and the newest 'facilities charge' of $15. Throw on a $7 'Service Fee' to the 3rd party biller as well. I can tell when my neighbors (below and next door) shower as the tubs were not installed correctly and creak & moan as human weight shifts in the shower. I can also tell when my downstairs neighbor flushes (usually around 4AM). When they cook tacos or fish I have to open my door to vent the place or die from the fumes. When they run hot water in the kitchen or run the dishwasher my walls bang from the pipe expansion - this lasts for up to 30 minutes at a time. Weekends at the pool have migrated from quiet and relaxing to 15 hours of loud fiesta music and tatooed drinken 20-somethings throwing the football around in the pool (with the kids hiding on the steps as to not be trampled). Security has been an issue of late, probably due to the gates always being in the open position (partly due to non-residents running the security arm and breaking it). Gates are open 7Am-7PM weekdays regardless. If you leave for a vacation, have your neighbor take out the 15 Chinese menues that will be stuck in your door or you may be a target for break-in. You would also think after 5 years management might offer something like a rug cleaning. Nope. My neighbor has been here 10 yrs and never offered once. Only new tennets get clean rugs and paint. As I said, overall it's an average place to live but for the money you can do a lot better.
