This community gets a D- from me. Moving here was one of the worst decisions I've made. There are many cons, most of which could be fixed with a little attention by management., which could easily bump this place up to a B+. But lack of attention to detail and negligence by management gives these apartments a low end feel. In this review I'll list the cons of this property and to be fair I will list the few pros that exist. Bottom line, if you are used to high standard of quality, a Cortland property cannot deliver and is subpar at best. Cons: -Biggest issue with the complex is cleanliness overall. There is minimal care and attention given to cleanliness of laundry rooms, apartment breezeways, clubhouse bathrooms, swimming pools, etc.….They are always filthy or sparsely cleaned if at all. Breezeways are full of nasty cobb webs and spider webs that are never removed, Laundry rooms have trash and sticky floors, etc. The cleanliness issue is consistent across other Cortland properties I've visited as well. -Water in all apartments emit a foul odor. I'm sure it is not safe to drink. A number of times my water has been yellow as well -Apartments not thoroughly cleaned upon move in. Be prepared for painted over hair on the walls and hair in the bathroom. -Entering the community is sometimes utter chaos and is highly inefficient. If you come home at rush hour expect to wait 5 minutes to get in. Residents have to get in with a card which slows down the process. Clickers are more efficient but you have to pay for that. Also, they use an online log in system for visitors, and it never works…or the security guards don't know how to use it. So they either they let any and every visitor through without verification or they refuse to let your guest through. It depends how the particular guard is feeling that day. Bottom line the front gate security is a joke. -While maintenance responds to request quickly, They always leave a trail of their work b/c they NEVER clean up after themselves when they do work in your apartment. Be prepared to throw away their trash or wipe down your toilet that they stepped on to change a light. -Another huge issue is the fact that mailboxes are not secure. They give you a mailbox key upon move in, but it's the same key as several other mailboxes. When trying to get the leasing office to change my lock and cut me a new key, I was told "we go on the honor system with mail and a lot of people have the same key." Unbelievable! -There's a big problem with residents leaving trash outside their doors for extended periods. Other than it being unappealing, it creates a food source for the opossum families living on the property that like to rummage through trash. -Quiet hours are not enforced and loud neighbors are not seriously reprimanded by management. Pros: Fun events for residents, scenic views of trees on the property, good communication with residents when important things are happening, a dedicated resident services team, partially renovated clubhouse with workout classes, fast maintenance men, study room and lounge with tv and pool table, and lastly You can pick up your large package deliveries 24/7 with their package locker system.

Dear Resident, Thank you for your feedback and giving us your perspective with certain things here at the community. We will sit down and discuss the challenges we are currently facing with cleanliness and what we can be doing better to ensure these amenities areas are up to par, despite how much use they are getting, with our team. I would like to invite you to come in and discuss with me several points from your review. I would love to hear some feedback and suggestions on how we could improve our gate system. It looks like we had some opportunity for a much better impression upon your move in and that cleanliness was yet again the biggest culprit of your experience. Another point, which is concerning to me is the mailbox. I would like for you to walk me through the process and the information you got from our team, more specifically, when we mentioned "we go by the honor system."
