The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Thank you for taking the time to provide us with your feedback. We regret to hear you have been disappointed since we took over a few years ago. While there was an incident that unfortunately took place at the community, our team held a community town hall meeting virtually with local law enforcement and our on-site courtesy officer to discuss steps that both our community is taking and that our residents should be taking. Crime does happen everywhere and no one can ever guarantee personal safety, but we implement security measures as best possible. If you encounter doors or gates that are malfunctioning, please report these to us as soon as possible. We do everything in our power to repairs these as promptly as possible, but unfortunately due to damage they do break at times. We are a bit confused as there are no new fees and they certainly are not hidden, we just combined all of the broken out individual fees to one to simplify billing.

Hi Ashley, As Carol just told you on the phone, maintenance is on their way to clean your refrigerator. Again, we apologize that this happened and appreciate you allowing us in to your home to make the needed repairs. Carol also already advised that we would be reimbursing you for the groceries once you had provided us with the list of items so we may make appropriate adjustment to your account. We are quite confused on your comments regarding security as we have never, and would never, ask our residents to volunteer for security? We recommended our residents get acquainted with their neighbors and report any suspicious activity immediately to our on-site courtesy officer from the Smyrna Police Department. If there are any broken entrance doors, please be sure to report these as well so we may re-secure them as soon as possible. We hope moving forward you have a more positive residency, thank you for taking the time to provide us with your feedback.
