My most pressing issue still has not been resolved by my former SLUM LORDS & no one has contacted me back since this day. I resided in 13Ten Apts/East Ponce Village from Oct 5-2019-Mar 26-2021. While the unit itself was very unique in it's floor plan, this was one of the worst living experiences I've ever had. Upon move in, it's literally a downhill battle. Occasionally there is an employee that's about to help, but they're far & few between & all of the better employees are no longer with the complex. My first apartment wasn't ready, so they attempted to put me in a smaller unit that I had never seen before, that wasn't move in ready. They eventually opted to put me in the unit I had initially been shown. Day 1 the refrigerator was infested with gnats & fruit flies & did not function. It took 21 days to get me a replacement refrigerator. The Air conditioner in the unit wasn't functioning for 16 days. There is major foundational issue which causes leaking in the unit.     For the almost 5 years I have lived in the Landmark, 13Ten and now East Point Village community respectively. I have endured a fire on 4/27/2018 which led me from the back of the complex to where I have currently been residing for the last 3 years. Since I’ve been living in my current residence, I have encountered water entering my apartment a minimum of 5 times flooding my hallway, kitchen and dining room. It wasn’t until the rain on Monday May 3, 2021 that prompted me to write this letter. Around 1:48 pm, I attempted calling your office no less than 6 times to no avail. So, I decided to go pay a visit to the office to report the flooding and speak with the property manager. As I asked to speak with the property manager, it appeared he may have been meeting with another employee. As he left out of the office, the leasing agent went to notify him of my concern and that I wanted to speak with him.       2day is March 24th 2021 I moves in Dec 23rd 2020 & went without a stove 4 over 30 days. HOLIDAYS PPL ... HOLIDAYS ... we thought I was going 2 do New Years dinner @ my new place. ... right ... 3 months later ... maintenance men JUST (2+pm) walked out with the package I picked up when I opened the door 4 em 2 finally replace the stove. .. ................................ .. 2b continued

        been living here since 2019. roaches everywhere, they call themselves wanting us to use pest control still dont do anything. they're lack of commincating when it comes to their residents , they don't care out your safety my building breeze way is dark unsafe i've been complaining since i moved in. everything is old. when you put a work order in they dont fix anything right away it's horrible, it's bad to live their. For them to have decent price of living it's a shame how people suppose to live ,my dishwasher been broken since i moved in , and it's smell like sewer even if u dont open it.VERY H O R R I B L E !!!! they need to have better commincation and better leadership. because they dont tell people anything such as going under an new managerment or whe theirs a black out and our water is out . it's sad

          You would be better off squatting in an abandoned house in the bluff! Upon move in, The power to 75% of the apartment is out constantly. No power to appliances ,no lights...only power is from 2 outlets in entire apartment. The dishwasher dumps water on the floor 30 seconds after starting.The dryer vent is so clogged you cant use a dryer unless you exhaust into the apartment, which is a bad idea because the power to air conditioning is always out.The hot water connection for the washer leads to nothing, it isn't even connected to a water line The bathroom sink dumps water straight into the cabinet underneath it. It's been 3 weeks and i still haven't been able to force the morons at the office to give me the key to my box for the apartment I ALREADY PAID FOR FOR THIS FIRST MONTH OF NIGHTMARE. THIS PLACE MAKES EVERY OTHER CRAPHOLE ------ LOOK LIKE THE NICE PART OF BUCKHEAD.Do not rent here, you would be better off renting a storage space and living in it.             I have a family member that lives here and I am the person who pays there rent each month I walk it in and get a copy of proof but somehow each month they get a notice on their door we have gone to the office time and time again they fix it and then bam right back at it the next month they have had to deal with this for over 6 months. It is just a shame they have copies that their rent has not been late but they still get notes on the door. It is so wrong that a person had to take off work to try to talk to anyone because you can't get anyone on the phone. Also, the dishwasher in their unit has never worked and it has molded inside so they have a dishwasher they can't use now my concern is that if these lies or on the files it will come up when they go to buy their home or go and try to rent somewhere else they have to do a lot better on that can mess up someone such as them who only moved in due to hard times.… See More>

              Worst apartments I have ever lived in. The apartments are definitely not worth the cost of rent. It takes maintenance several months to respond to work request, if they ever respond at all. There is no after hours maintenance or security to call. Staff is rude and constantly changing. I cannot wait until my lease this up to move. I would never recommend these apartments to anyone. These are the most expensive "project" homes.

                terrible moved here from nc and i regret moving to this state because of these apts they dont fix ---- ad they have a bad molding and water leak problem sinks arent stored properly just a whole bunch of riff raff not worth the money they charge you for a get key and they gate dont even work

                  I received a notice that my rent payment was late. Due to history of paying my rent on time it was very alarming. Like any other loyal tenant I was upset. Due to fact I had to go into work late to address the notice I was still hopeful that i would be able to get the situation resolved. When I set down to talk to Ms angela she was very professional and humble. She listened and allowed me to speak without any disrespect or disruptions. She researched each month to identify the problem, and most importantly she listened. Ms. Angela was able to resolve the issue smoothly and stress free and I appreciate her for doing so.

                    13 apartments is terrible and no one should move Into these apartments , when l moved in 2 years ago there was mold up stairs in the master bedroom in the closet connecting to the bathroom room they told me they would fix it " RIGHTTTT AWAY " never happened they finally came and fixed it in 2019 , problem 2 i had a leak in the roof till this day it's still there ! Problem 3 my tub had mold and needed to be resurfaced took them 3 months to come and the guy who came made it worst took them another 2 months to come fix it , problem 4 the air conditioning went out 5 times each time l went to put in a work order it took them 2 to 3 days to come fix , today I'm out of a/c and put a order in 3 days ago i have no fans no one has came to check on me someone came by at the last minute to tell me they ordered a part to fix the air conditioning so this makes day 4 with no air i know this is illegal no one in… See More>

                      I love this Community. I moved here in May. Lawrence is the best leasing agent. He cares about you and your well being. He make sure that he tell you the fees up front and there is unexpected fees to worry about. He loves his job and he has a smile on his face every time I see him. I live near the gate of the second entrance. No problems have occured since I've been there. Thanks for everything Lawrence!!.???????

                            My AC unit is constantly going out, it takes 3 days for someone to come and fix it and when they do they only "patch it up". The issue always returns within a few days, meanwhile I am dying from heat yet "I" am expected to have my rent paid in full every month while not receiving the full services that I am paying for. Funny how that works.

                                All I have is praise for the staff at 13Ten apts. As caregiver for one of their disabled residence I am truly impressed by the care and compassion shown by everyone on the staff here. Ms. Angela and Ms. Kewanis in the front office are amazing. Love them both!!!! Mr Lawrence Leek assisted in getting the apartment and was extremely helpful, knowledgeable and kind throughout the entire process. Also extremely helpful from the maintenance department is Mr. JB. Courteous, polite and friendly whenever I see him on the property. All of the kind staff make this place feel like home. We cant say thank you enough. We plan on staying here for a while because its a great place to live...

                                  I've been a resident here for 3years and it's pretty average here. I recently had a issue with my AC not working and Lawrence in the front office went over and beyond to help also the maintenance man marcus was very helpful. Marcus was willing to do anything to get my AC back to running and didn't leave until he did.!!!

                                    The initial process of becoming a resident was difficult, however my leasing agent and the staff met and exceeded my expectations.                                       The apartment look nice in and out but we pay too much to have SLOW maintenance come fix repairs .. this my second lease It took them a whole entire year to fix things in my house that should of been done before I move in. When it comes to major repairs they take they time and I literally had to go in the office every day for them to fix itIt suppose to be a gated community the gates haven't work since I got here.I Never got access to the fitness area the pools was never fix the place Is really unprofessional they keep the leasing office clean than the apartments.Maintenance Halfway Fix it they need to burn these apartments.They Turn around rate For management is high they charge too much it's not worth it.They Lose Your House Keys everytime it's a Maintenance problem they need a copy of your key I can go on and on but y'all get the point

                                        Absolutely love this place .I've been here for a month and I still am in love with my apartment my neighbors are nice and quiet. is even a little convenience store inside the apartments it's a little awesome and my leasing agent mr. Lawrence was the absolute best he stayed behind late night and answered any questions I had . and even when I was blowing up the office phone he answered with the most pleasant tone. He is absolutely amazing. I highly recommend go see Lawrence leek today you will be glad you did

                                          I love the staff especially Mr.Lawrence and Mr.Atony our so cool and funny we had a good time, we had a problem that couldn't get us approved Mr.lawrence made it his goal to help us get approved and he did , didn't take long at all , every time we had a problem he would fix it , and he's always calling checking up on us to see how we're doing, he's a hard worker I can tell you that ???? I give him a 10 out of 10????

                                            Do not let the name fool you. They call themselves 1310 Apartment homes, but they were formally called "Landmark at Mountain View". Read the reviews for Landmark at Mountain View! This is a horrible place to live. They are "very ------" around there. The front office is extremely unprofessional from the moment you sign your lease to the moment you leave. They could care less about you around there. Roaches everywhere, electrical problems, crime all the time, shootings at night, air conditioning is old and outdated, mold, loud music, weed smell/smoke comes through your apartment, bad customer service, rude manager, police everywhere, pool never available for use, stinking over flowing garbage cans, car break ins, refuse to return deposits in a timely manner, over-price units, annual rise in rent that is too high, eviction notices placed on your door even if you paid the rent, constant mistakes made on your account, and the list goes on and on.....

From that day on it was a nightmare. If you enjoy waking up to roaches this place is for you!                                                 I hate it here. I'm not the type to even write reviews. But this is some --------. From the moment that I signed the lease. When I came on move in day, the apartment wasn't ready. After I gave them time to get they ---- together, they gave me the wrong key. The maintenance guy is a whole joke. Carla asked him to get my key, a hour passed & when he came back. He said that he forgot about the key. Once I finally got into my apartment, the master bedroom toilet wasn't working. Still isn't, every time I put in a work order they literally tell me that I have another toilet that I can use. Dishwasher is leaking, leaked into the carpet. Multiple work orders still not fixed. There's more cigarettes than grass. Dog ---- everywhere. Gun shots all the time. Loud --- neighbors. I came here because of affordability and because I was in a rush.                                                   I would like to say when I first saw this appointment I liked them because it was my first apartment and I liked it on line. when I signed papers and went to see apartment, I ask the lady that helped me with the dreads if there were any other apartments available at the moment because im a single mom and staying in the back by a dead end on the first floor isn't safe at all. Well she looked at me an stated that, this is the only apartment and if I wanted it or NOT. I said okay because I needed a place to stay. After two days, I came across a lot of problems in the apartment and I called but of course NO answer. I left voice mails but no returned call. The sockets wasn't working. The lights out side was out, which once again wasn't safe.
