I am a college student and I lived at River Reach for 3 years in a second floor 1br apartment. Positive Aspects: 1) The neighbors are nice, and you get a nice blend of people. Mostly small families, college students, retired people, and divorcees. 2) They keep the lawn and landscaping nice in the summer, sidewalks clear and safe in the winter. 3) Although not anything extravagant, the pool is well maintained and a nice bonus. 4) Rent is reasonable, so are my utility bills. 5) Pretty building-neutral decor. 6) Walk-in closet in bedroom. 7) Spacious-but I live in one of the corner units, so they are bigger. I pay an extra $25/month for the corner, which is very worth it for the extra space. 8) Clean and easy to keep clean. 9) Safe. 10) The complex is quiet 95% of the time, but the other 5%, the neighbors can be a bit rowdy. You cannot hear your neighbors unless they are being very loud. 11) My apartment is bigger and nicer than any other college-student inhabited apartment I have ever been in. 12) If you happen to be and SIUe student, the drive is only 16 minutes to campus. 13) Location is within 5 minutes of anything you absolutely need in Alton. 10 minutes to Walmart in Wood River. 14) Plenty of parking. Negative Aspects: 1) My stove/oven sucks. 2) I got ants in the summer, but just one application of the bug spray around the windows gets rid of them for the year. 3) I suspect foundational problems-one of my walls and part of my ceiling is cracking for no apparent reason. 4) Cheap building materials in kitchen, stairwells, and balconies. (However, the doors, windows, and wood trim throughout are very nice). 5) The laundry room is very expensive and kinda gross-I try to do my laundry else where as much as possible. However, I'm thinking that the 2 and 3br places have washer/dryer hook-ups. 6) The heater is a little bit crazy-it will heat the apartment up to about 8 degrees above what I have it set at before it clicks off. 7) Watch that lease! Rent due on first or else you get late fees. If you pay your rent late twice within 6 months, your rent automatically goes up by $25. Pet fees are expensive-$30/pet/month. Lots of move-out charges possible. 8) Biggest complaint! The hot water here is horrible. At the hottest setting, it's still not that hot. I have NEVER in my three years taken more than a 15 minute shower. Usually the "hot" water only lasts 7-10 minutes...assuming that you don't shower when every one else in the building is showering. So if you're on of those people who like 45 minute showers this place is out because that will never happen here. N/A: 1) I have never had a maintainence problem, so I can't really comment on that. 2) Every time that I have called Cherry Hills Properties, they have been very very nice to me. But then again, I have never called complaining about anything. Hope this helps!!!
