Resident 2010 - 2012

3/20/2012

overall great place!

I have lived in a 2-bedroom apartment with a roommate for two years at Garden Courts. When I was first scoping out the place, I also looked at the 1-bedroom which looked nice, but I only have details for the 2-bedroom, 1.5 bathroom in this review. The owner, Penny, always answers her phone (very sweet lady) and the on-site maintenance worker (Rick) always promptly responds to concerns (which we have had very few of and they were fixed quickly) usually within a couple hours. The landscaping is beautiful and there are goldfish ponds within the grounds. They guys (landscaper/maintenance men) are great about making sure the walkways and parking lot are cleared of debris/snow. The area surrounding the perimeter of the apartment complex is less than ideal. One might call the area behind us a sketchy neighborhood; however, the apartment complex is gated and each apartment has a gate code. There is a MTD bus stop right on the corner, but again the neighborhood isn't that great. There is ample parking and there are restaurants nearby. There are train tracks and a semi company right behind the complex that can be a bit noisy for residents on the South side, but they haven't been noisy for us. The apartment complex is just a few blocks from I74, but again it's not noisy just convenient. Our experience with fellow residents has always been positive. There have never been loud parties. The on-site laundry facilities are great (1 washer and 1 dryer per 6 apartments and they haven't broken down at all in the two years I've been a resident; $1 for washing and $1 for drying). We just got recycling last year. Also, the apartment came with a dishwasher, a full size stove, and a refrigerator (the 1-bedroom I toured had the same). The kitchen area has a ceiling fan/light fixture, the bathrooms have overhead lights, and the hallway has a light; however, there are no light fixtures/ceiling fans in the bedrooms or living room. The light switch is connected to the nearest electricity socket. Each bathroom has one socket. The full bath has a shower/tub combo with a nice sliding door. The front and back doors have peepholes. The front door has a buzzer/phone to each apartment. Each bedroom has a nicely sized closet. As for the general floor plan, our 2-bedroom floor plan is very similar to the picture I uploaded. The only difference is the bedroom windows are larger and the stove and fridge are flipped. Also, there is an exit out the balcony as well as out the living room. All rooms are carpeted except for the bathrooms and kitchen. Water is included in the rent ($20 per occupant) so we actually pay $615 per month once you include water. The pet deposit only has to be paid once and only cats not dogs are allowed. Electricity/gas bills seem to run a little high (up to $200/month in the winter, but as low as $50/month in the summer), but we put up plastic over the windows and it really helped. The apartment has central air conditioning and heat, which work magnificently. There are no cable hook ups in our bedrooms, so we have cables running out the windows. The cheapest internet we could get in this neighborhood is AT&T through our dish ($40/month). Overall, the place is great and I don't plan on moving anytime soon. I've never had such a responsive owner/maintenance worker. The price is great for a 2-bedroom 1.5 bathroom in the CU area that allows pets, has central air conditioning, and has more than 1 designated parking spot (definite musts for my roommate and me).
