First thing first, I would suggest you get some formal ranking and complaint history if you have a student ID (https://tenantunion.illinois.edu/complainthistories.html). Look for McKinley, the managing company, not Champaign House. I saw one ranking sorted by number of complaints from low to high, after I rent this place. Yeah, I had to scroll through a few pages of companies or landlords, all the way down to the bottom. Now here comes my review. In short, Champaign House is not worth its rent. No way. I moved into Champaign House from out of town, suffered a lot, found another apartment, terminated the lease, paid the penalty and moved out on week 9. I called that an escape. I thought about leaving this experience alone. But as I'm sitting in my new apartment and looking at the rent I pay for the new place, I found it really hard to swallow and not to say something. For $100 more per month, you can find a place where you would actually call home. There are reasonable apartments out there. I will never ever recommend Champaign House even you are on a budget. There are things people complained in prior reviews. Considering the last review was two years ago, I'll just write down everything. 1. At least one neighbor really enjoys sharing his/her music - past mid night. And it was from a different building in the complex!! I tried to turn on the loud air conditioning to counter the drum beat and bass. I ended up calling the police in three nights. And McKinley knows about my complaint. 2. Someone stole my UPS package. 3. The floor makes loud noise. This place is old. Carpet does not help. Good luck living downstairs. 4. The stairway stinks. One evening, I saw liquid splashed on the building glass door which smells. Yup, someone just peed there. The stain got cleaned 7 days after I notified the maintenance. 5. Talking about property management, you can find good words on their OWN website. The reality was just a joke, which still makes me laugh. The people in the leasing office are actually okay to talk to. It doesn't mean they could or would do much. More comes below. 6. The indoor laundry room smells ---- as well, a different kind of smell, probably due to poor drainage. After I saw the crap on the dryer filter, I never used the indoor laundry. 7. I couldn't recognize the original color of the gross carpet on the stairs. I saw fried chicken, fish, fries on the carpet. 8. You want to read and understand your lease very carefully. There are some uncommon monthly fees that I saw only in this property. Those fees were significant. Prepared to be charged 30 to 40 more per month. Or pay 100 more to find another place. I signed the lease before I moved to town. I didn't have a chance to look around w/ my own eye before moving in. And their rent was low. I regret my choice and paid for the mistake. Make your choice carefully.
