                My friends are renting apartment with Ramshaw. they place got infested with very disgusting cockroaches. The company hasn't helped or solved the problem for over 6 months!                                       Maintenance requests are required to be addressed within 48 hours unless the issue is an emergency situation. When a potential tenants comes in to their lease signing, it is noted in their lease contract that it is their responsibility to leave their unit in a cleanly fashion. If the unit is not found satisfactory upon checkout, we hire a professional cleaning company to service the unit. The tenant is billed back the exact amount that Ramshaw was charged for the service.

                                        There are times when potential tenants are needing housing immediately and will accept a unit 'as is' in order to facilitate an immediate move in. We do complete a move-in sheet in which the tenant signs. Urbana ordinance will not allow us access to any unit unless approved by tenant. If there are damages to the tenants personal property they are reimbursed accordingly.

                                                Leases run from August to August. The proposed rent for the period is then divided into 12 payments. Rent is not figured by days. Our policy is to always conduct check out inspections. Late move out fee's are charged if the tenant is two or more days late moving out. If a Ramshaw employee is in anyway involved in theft of any kind they are immediately dismissed. We pride ourselves in the fact that the majority of our maintenance team has been with the company 10+ plus years with no records of even attempted theft. We do require correspondence via email simply for written ack-up purposes to satisfy he validity of complaints.

                                                    It is our policy at Ramshaw to include any promised items in the lease agreement so that both parties have written documentation. A portion on Champaign is located on a water table and given weather circumstances in an Act of God situation, flooding does occur at times. Sump pumps are designed to handle water levels of a certain degree and simply cannot withstand severe flash flooding.
