We've owned here for awhile, and we can safely say that if we'd known about how badly mismanaged this place was, we never would've bought a condo here. The other tenants are nice, but the walls are paper thin. You will literally hear every toilet flushing around you. The hallways and lighting are dingy and old, probably haven't been updated since the 80s or so and the elevators are hit and miss. All of this could be ignored for the neighborhood, which is awesome, except then you have to deal with the board and manager. They will fine you for ANYTHING even if it's not your fault. They will access your condo without your permission and without warning. If they suspect you're doing anything against the giant book of rules, even if you're not, the board will demand a full investigation of your place looking for things. The fines can reach into the thousands of dollars range and appealing them is impossible. The head of the guards is rude and the manager is worse the minute you "inconvenience" her, even if you filled out all the necessary paperwork. Don't stay here. Find anywhere else.

    A Very Good Place To Live

    I own a condo in this building and have lived here since 2006. At the time the building had just been converted to condos. Previously and for many years the building was an apartment and very loosely maintained. The buildng on the whole has gone through some growing pains through the transition but 4 years later I am very happy that I did purchase a condo in this building. Yes, there are some regulations that are a bit on the conservative side but I view that as necessary to maintain the integrity of the property and respect for the owner. The building does mainly attract a certain type of individual: newly married and settled professionals. It is a quiet building, which is appreciated when there are only 8 units on each floor. The building staff has been upgraded through this time and is conscientious, friendly and more of an advocate of the owner/tenant.       Amenities

      Just moved in and I have to say that the amenities in this building are very convenient. I didn't realize everything that was here when I came to look at the building b/c I was in and out so quickly and frankly I was unsure about moving, but needed to find a better landlord quickly. Nice sundeck, pretty good exercise room, ATM is in the building, and yesterday I had a UPS package delivered and the dry cleaner in the building will sign for your package and hold for you until you get home. Very nice!

        I hate this place.

        Sadly, I own my unit and with the market the way it is...I can't afford to sell it anytime soon. Julianne was a crap manager, Skye Frank is worse. She levies fines for every little infraction and when you attempt to dispute these fines with the condo board, they ridicule you and make you feel like you wasted your time. The condo board president is an attorney who wants you to KNOW he is an attorney while he is belittling you for being "an irresponsible resident." The main security staff consists of 3 women, two of whom are fantastic while the 3rd is miserable and completely incompetent yet the board refuses to get rid of her. They are all in a racket together to levy as many fines as possible to help pay for their salaries etc. Sadly, the place has an amazing sundeck BUT the condo board has made it so difficult to enjoy without getting fined, its hardly worth it.           Building OK, The manager is horrible - living is like a prison

          At first, this building looks perfect - lakefront, swimming pool, gym and so on. The apartments are nice (only two apartment per floor that are actual two bedrooms, although the floor plans indicate otherwise - the other "2 bedrooms" are tiny and are too small even for a young child). storage space is less than adequate in the units and things tend to brake. This is a condominium, and so, to each his own, but the rentals are having the worst time: the management of this property is SUDLER, which are known in the business as not very professional, which is something I could live with, if they weren't changing building manager's all the time. OH MY GOD - they had 4 managers in the last 18 months, and now they are stuck with the worst of them all. A person who has no idea what she is doing, other than spending as little money as possible on the important things, and fining all the residents.             Pretty good deal

            Just moved in and pretty happy with the set up. Staff seems to be helpful and polite. Lots of amenities, I can drop off my dry cleaning/laundry and run to the ATM w/o leaving the building. New elevators are nice.

              Auschwitz with a Sundeck!

              -Dog friendly is the last thing that can be used to describe this building. We were fined a total of over $1500 in the two years we lived here, for our dog barking on 3 occasions. That's $500 a pop! The only time we disputed the write up, we were ridiculed by the condo board and denied even a reduction in the fine. It seems that the building's residents consist of bitter octogenarians, who make and enforce unreasonable rules, just to amuse themselves. -Elevator service in this building is scandalous. In two years, the total time during which all three elevators worked, cannot have exceeded 6 months. They kept spending thousands on maintaining ancient machines. I sure was glad, I didn't own here. -The building staff, with the exception of two, were incompetent, unwilling to go the extra mile and at times, very rude. They didn't recognize us for months after moving in and kept requesting our IDs to open the front door! -Parking is an absolute nightmare, if you intend to park on the street.                 Can't wait to move out!!!

                Don't waste a dime in this place. Don't buy, rent, sublet here. The management will do all it can to fine you for the littlest of things. My dog was barking the other night and I got a fine! What the heck is up with that? It's natural and normal for a dog to bark. And they claim to be "pet friendly" which isn't true in the least. The security staff is very stern and sometimes rude about using the side door, even if someone is moving in or out and blocking the doors. Come on! Have half a heart at least. They seem to all frown upon renters more so than owners. Well...don't let them rent them out then! And I see it says in here for "us renters should not to rent and buy our own condo"...well, not all of us plan to be here for eternity, this is just a passing ground. Get over yourselves. This building is just full of elderly, bitter people and a nasty manager.

                  ****RUDE staff****

                  Don't move in here! The staff is SO RUDE! If you do not own in this building you are definitely frowned upon! This place needs a complete over-haul of the whole staff. The building manager is LESS than friendly annd the security staff barely says a "hi" to you when you enter. For the amount of money we pay, they could be much more friendlier!

                    Location & Views

                    I'm loving my place here during the summer. The pool & sundeck is like a sanctuary from the city. The views are incredible and I've begun to meet a lot of friends in the building. They just redid the garden out front too which makes the building really stand out. I love being able to walk right to the lake within minutes for my morning walks.

                      Just don't do it! WASTE OF MONEY!

                      New move in this week, already trouble with management! SHE'S NUTS! She took my $500 move-in fee and claimed there was a scratch on the elevator - one that was already there. My landlord is going to fight it for me. The service elevator is painted in black from obvious past scratches, paint again! The "security" lady (I laugh when I say that because she's like 250 lbs plus and over 60), has yelled at me twice for bringing my dog out the front...newsflash...another move in going on...can't go down the service elevator! Not that she could chase me down, but... I am already over this place!

                        Set the record straight...

                        This message board is full of bitter tenants that want everything handed to them on a silver platter, and take no accountability. Here's a news flash to tenants: Save your money instead of pissing it away on crap and become a home owner. Maybe then, you will see why rules are necessary. 1) If you want to know why construction noise has been higher than normal, its because the home owners are renovating portions of the building to fix some issues and increase our property values while you pay the rent. 2) Plus, the elevators have gotten much better since January 2008 when the Board contracted with a new maintenance company. And, the elevators are going to be all brand new in 2008. 3) The hours to the pooldeck have been extended to 10pm, which is more than reasonable. If you really need more time outside in the evening, head over to the south side...105th & State, those folks will be happy to hang out with you. 4) If you need to know why you must post $500 to move in or out, its because irresponsible tenants like you keep damaging the building while moving your garage sale possessions in and out.… See More>

                          Horrible Management!! (Sudler Management)

                          I have owned here for the past few years and now the management company has allowed renters lately (old ladies so to say). Renters are nasty, smelly terrible people, but then again, so is our building mananger. Who cares, right? Well, J.J., our building manager doesn't as long as she keeps her $64K / year job!!! She doesn't do a thing for this building. She sits in her office all day "fining" people. Where does this money go? In her pocket? It doesn't go to make this building any better!! Elevators have been broken for 2 years and they charge us an extra assesment fee for it! BULL CR@P...that was know when they purchased the building. The previous ownership / management should be responsible, but...NOOOO, J.J. says we must pay...who made her GOD? I am looking to sell and will be moving out soon! DO NOT BUY HERE!                             Dog friendly isn't completely true...

                            We've been in this building 2 years and overall it hasn't been half bad. Pluses: Beautiful appliances, large open floorplan in each unit, wonderful maintenance crew, overall very nice door personelle. The building feels clean and secure. Negatives: The condo board runs the building like a elderly home and the pool rules are a great example of this. The outdoor deck/pool is only open May 31st to August 31st and closes at 9pm. Repeat: When the pool is drained you can not use the deck area. This is a tremendous waste of a good resource. Also, no alcohol allowed and groups larger than 5 are not permitted. This means you can not even have a beer with your husband or wife while cooking dinner on the grills. The deck has a security guard who will not recognize you no matter how often you are there. Without a driver's license you can not enter your own backyard. The laundry room is clean but has only 8 dryers and one is usually down.                               Wonderful location and rehab

                              Great building... This building was recently rehabbed and though there has been some noise for additional construction (which is now complete) the condo board has done a great job getting this building in shape. The location can't be beat. 525 Hawthorne is located on a historic street with beautiful single home mansions. It is steps from the lake and shops on broadway and a quick express bus ride (5 min) to Michigan Avenue. The sundeck is huge with barbecues and pools and it is a great "getaway" during the summer from the city --like your own little country club. Some units have incredible views as well of the city.

                                HORRIBLE!!! DO NOT RENT HERE! (or buy here~~)

                                Elevators never work (have 3 - lucky if one runs), management is horrible - no follow up or notification of defects in the building. Always constuction, very noisy! Small laundry room - 8 washers for 31 floors! Pool is gross, fitness room always has something broken.

                                  Of course renters are bitter

                                  We purchased one of the newly renovated condos in this building in January and have been overwhelmingly pleased. The construction work was beautiful, and the appliances are terrific and modern (and my mother is a professional chef with a commercial kitchen- if your microwave isn't good enough to heat up your carry-out, quit your bitching and LEARN TO COOK!!) New management is very good so far (they remembered our names and unit number after meeting us just once), and I have heard some bad reviews about the Indian guy who managed the building before. The garage is great, heated with plenty of space, and they are actually allowing people to store bikes in the garage in front of our cars. The doormen and women and maintenance people are always very friendly.<br><br>As for the building being "dog-friendly," dogs are allowed to live here: isn't that friendly enough? A dog is not a person, and its owner should not expect the privileges that are afforded to people to apply to an animal.                                     Objective Review

                                    I will try to be objective in this review and list both the bad things and the good things. I have been living here for a few months (post-rehab). The developer/builder has made only surface changes to the units, the pipes are old, the windows are defective (they do not open and close easily), the walls are thin (if you have noisy neighbors, you can definitely hear them), the work is shoddy (visible gap between carpet and baseboard all the way around bedroom, holes in the wall under the sinks in the bathroom). At the beginning, I could not take a 10-minute shower at 7 am without the water going cold. That problem seems to have been fixed. When they were renovating the unit across from us, tons of silverfish (silver bugs) came into our unit from under the door and I even saw one roach (which leads me to believe there are more where that one came from). Management recently offered extermination services for that problem. I have gone to management several times for other minor problems and I always get the run around.                                       Bitter Tenants

                                      I dont know what these people have against the building, but I have been a condo owner since 6/04, and have never had any of the issues that these "bitter tenants" have had. The management has always been professional, and I havent seen 1 roach. Readers. please keep in mind that this building has goen condo, so I am sure there are alot of bitter people that have nothing nice to say, especially if they have been booted from the building.

                                        Such a shame

                                        These people came in and made a place with such potential, a nightmare. They overpriced the units and made everyone move out. My one bedroom in 2002 should have gone for 175K to 210K, they wanted 328,000 dollars. They have been trying to go condo for almost THREE years and still have not sold enough apartments to make the conversion. Typically condo conversions go right away because they're a great deal. Not here! Even people who were dumb enough to pay the initial prices can't sell their units now. The person who redecorated the place must have wanted to live in the Taj Mahal. <br><br>The rehabbing that keeps us full of dust and crazy from the noise is terrible. They are putting in so much marble and floor leveling mix that I'm afraid that the building will collapse. They fixed a big bow in the wall on the second floor before trying to sell the units. They are putting in second rate appliances and just covering up old problems. They aren't even replacing 30 year old bathtubs in the new units.                                             I moved out when the roaches came in

                                            Yes, I lived there for about two years. Place was dirty when I moved in and management didn't seem to understand why I was upset. Heat/AC always a problem. Once it went condo, they didn't care how much the renovations inconvenienced the residents (and the "renovated" lobby looks like a brothel)and they didn't screen new renters very well. The last straw was when I started seeing roaches. Pest control guy told me they were coming from another unit and it took management over 2 weeks to treat the other unit. Garage is falling apart, too. Units are way over priced, even for Lakeview.

                                              They are selling the units as condos. However, sales are slow and construction is slower. Horrible leasing office. I saw three diferrent bozos come through during less than a year's time. Agree about the dogs. They say they are welcome, however, many of the residents detest dogs. Don't live here. I feel horrible for the poor folks who have purchased a unit here.

                                                I´m out of here at the end of my lease

                                                Do not move here if you don´t want to hear drilling (just like the dentist´s drill) or hammering that are so loud you can´t block them out with headphones. They are rehabbing and I was told it will continue into 2006. Not a nice way to start your Saturday morning at 8 am. <br><br>I am definitely a second class citizen here for having a dog, and regularly get hassled by management and other tenants. Pet owners are supposed to use the freight elevator, but it is usually being used by people moving in/out or broken. You pretty much have to ask permission to use the regular elevators when you can´t use the freight, and then you still have to sneak in. <br><br>I hear every step my upstairs neighbor takes like it´s an elephant, and my clothes in the closet stink from smoke because one of the tenants down the hall smokes in his unit. Can´t block it out, can only open the window every hour to try to get rid of it. <br><br>Moved in and nobody had cleaned - it was disgusting.                                                   I would move out if I could

                                                  This is by far the worst apartment building that I have ever lived in. The space itself along with the views are nice but don´t come close to making up for the incredibly poor management, the lousy heat/AC, slow elevators, old laudry facilities, outdated kitchens&bathrooms, noisy construction... the list goes on. During particulary bad months (more than 2 days w/out hot water and/or TV service - which is paid by the tenant) I´ve tried to negotiate a 5% discounted rent and not only did the rental staff refuse this reasonable offer, they were rude about it. <br> <br>DON´T MOVE HERE. DON´T LET YOUR FRIENDS MOVE HERE. PASS THIS ON.
