Don't move here if you are a single occupant and don't want to pay high utility fees that the property tacts on to your rent in addition to having to pay comedision. Water and electricity are not metered per unit therefore if other residents keep their heat or air conditioning on full blast and you don't...you will pay for it anyway. If you are reasonable with your water consumption and others are not, you will pay for it anyway. When I moved in I was disappointed in all the paint cracks seen throughout the apartment especially when I paying $2k a month. The closet rod in my bedroom was hanging off the wall. It took the property almost a month to "fix" it and they did a half---- job by only securing the end of the closet rod to the wall while leaving the middle of the closet rod still hanging off the support beam unsecured. I gave up. The appliances are not up to par for a $2k a month unit. The hallway on our floor has ceiling damage that they've made no effort to repair yet.     I highly advise anyone looking to move here to look elsewhere. The management here is the worst I've ever dealt with in 20+ years. They nickle and dime you for absolutely everything. If you enjoy paying to receive your own packages then this is the place for you... that's right, management charges you a fee for each package received. Hawthorne does have nice views, I will give them that, but it's hard to enjoy the amenities with all the rules and regulations. The gym and pool both open late and close early... oh and by the way, there is an apartment under the gym area so you are supposed to be quite while working out.. Hawthorne claims that there is a foot of concrete between each apartment but his is 100% not the case as I hear my neighbors open/close their blinds every morning, brushing their teeth, talking about what they're going to do that day, etc. etc. etc. All in all, this place feels nothing like a home but rather a college dorm or something along those lines.       Do you want to pay $1 for every package you get delivered? Hawthorne House now charges $1 to receive and store your package for you to retrieve from a locker. If you don't like it, tough. If a package is lost, tough. The reviews are absolutely true; great, great building With beautiful views but TERRIBLE management. Extremely apathetic to tenant issues and will point to every direction but their own. For the rent and the building advertised as luxury amenity living you would expect better service and attentiveness, but at the very least just from the human side. Also, clean the grills!!!! Not the cooking surface, both grills are infested with spiders, literally everywhere.

        The best part of this building are the views and proximity to the lake, but those perks do not outweigh the very outdated apartments (carpets, old kitchen appliances, etc.) and truly criminal management. Not to mention the old system of heating/cooling that leaves you very uncomfortable for at least 1 week each year. They will nickel and dime you for just about everything they can, on top of an already very expensive rent (that increases significantly each year). During move out, they will strong arm you into paying for routine costs that are part of being a landlord.

          DONT RENT HERE! This place is garbage! All good reviews are written by their property managers, bunch of lonely, rude and angry ladies, which has nothing to do in their lives, but just gossip and ruin your mood. Buyer beware! They are doing section 8 in these apartaments! Yes, they do! So you will pay around 2k and some ------ living here for free and smoking weed in elevators! Apartaments are very outdated, no washer/dryer in units, spiders and roaches, cloaked tub and toilet, small bathroom, very old and disgusting. But the main problem it's a management! They rerented my apartaments, while I was living there and we agreed to extend the lease! And the most annoying part, that they have more then 30 aparts avail for rent! Wtf they rerented mine? Illegal, you will say- yes it's, but be ready to get treated like $-t for big bucks! Read it again and don't rent here!

            Horrible experiences, I would strongly recommend not living here. - The radiator ventilation pipes run parallel to the trash shoot. When they close the trash shoot at night, your apartment fills with the smell of garbage. Super unpleasant. I was on the 30th floor...this was awful. - The billing is impossible to understand. They constantly change the fee structure so you may sign a lease for $2,100 but then they change the way water, electricity, gas, and trash is billed so your monthly payment will fluctuate anywhere between $2,200-$2,450. - Moving out is horrible. Demand that they do a walk through with you! I was charged an insane amount for "damages" 20 days after moving out. You have no option, but to pay. They just try to recoup their loses on cleaning, painting, carpet installation etc. so they bill you for it and you cant dispute it.

              Way overpriced, outdated, poor amenities, rude staffing, pool is heavily restricted for use even when empty- deceitful practices and illegimate charges upon move out would not recommend to anyone! Location is great but you get nothing close to what you pay for and move out will ruin experience for you! Don't move here!

                Great building, units, amenities, and location. However all the downside and difficulty of renting from a management company. After asking when the walk through after our move out would take place, we were told we don't need to be there and that it would take place some time on the following day. Only to receive an invoice 7 weeks later for several things that needed to be fixed/cleaned and could have been addressed during walk through. Additionally they were unable to provide pictures of proof that some of the items needed to be fixed or cleaned. Management's only response was "we stand by these charges" and they have yet to provide proof for some of these items. Management was also less than accommodating when we were looking for some flexibility in our lease. We enjoyed our time while living there but when moving in make sure to be overly cautious with check list and don't let them tell you that you don't need to be at walk through upon move out.

                  Do not live here!!! Living here was tolerable, until I got a job across the country and needed to move. They charge you for absolutely everything they can find. To start, this complex is already overpriced for what you get. The view and location is great but the appliances and units are very outdated. They raise the rent a ridiculous amount every year but use the money for mundane things like chandeliers in the lobby. They are slowly renovating the units but the bathrooms are still terrible with old sinks and bathtubs. They don't even have thermostats in the units! There are many other buildings for similar prices that are more up to date and have much better management. They took every opportunity of us leaving to make it as difficult and expensive as possible. I lived there less than 2 years, am an extremely clean person, and they charged me over $600 in cleaning fees when I moved out. I had HIRED people to clean the unit and they still did this. I would not recommend anyone live in this apartment complex!

                    Hawthorne House is just what I wanted. Here the skinny after living here nine months. Quietude -I don't hear my neighbors above, below, or either side of me. Public transportation with taxis & the 146 & 135 loop express bus at my front door. A view of Belmont Harbor with a corner apartment that looks north & east. 24 house door staff who quickly learned my name & I learned theirs. A building run like a condo, but a rental A helpful and friendly receiving room and leasing office staff. I just signed a letter of intent to renew for another year.

                        Best place in Chicago to live

                        This place is amazing. Best staff out there. I just moved in a month and a half ago from Texas and at first thought it was too expensive. But it is worth every penny. I am very happy with the views, staff, parking, and location to everything. A from this guy

                          Great Place

                          I have lived here for 11 months. It has been a great place to live. Safe and secure. Clean and quiet. I love the location and the building staff has been wonderful. The laundry room is huge and I have never had to wait for a machine. The parking might be expensive, but they give the best customer service. I moved in on one of their deals so I'll have to leave as they are now raising my rent back up to market value, and this raise of $165 / month is too much. But a summer with a roof top pool, great exercise room and beautiful building was worth it.

                            Don't listen to the complainers...this bldg is AWESOME

                            I moved in at the end of April to a small 2 bedroom unit from a courtyard building off of Addision. I LOVE IT! Everything is spectacular! The management is one of the best I've seen. They handle things quickly and are pleasent to deal with. The door personnel know your name within days of moving in. Positives: -Management/Maintenance/Door personnel are excellent. -Spectacular views and VERY quiet units -Pool & Roof deck on 41st floor -Conveniently located Not so Positives: -Main elevators don't go to laundry room, so you are reliant on the frieght elevators and with one out currently undergoing modernization you might have to take the stairs. Get over it and get some damn exercise! -Elevators are sometimes slow. But they are working on it! -Yes, the 2 pipe system sucks but it's better than other buildings in the area. All in all, the "not so positives" are being worked on and this building is the place to be! -RKeller

                              Looks good but is it?

                              The building was constructed in 1967/8 and within it's first two years of operation had two fatal fires, one of which burned out an entire floor killing 4 people, I believe. I was not suprised to hear of another fire last week. The funny thing is that, the news reporter claimed that an evacuation was not necessary. When I lived there 10 years ago, they did not have any way to evacuate people other than going door to door. With 456 apartments that would be quite a task. Their fire panel was nothing more than a wall decoration because it had no audible alarms on the floors. I would be shocked if they upgraded it since then. The Heating and Air System is an OLD 2 pipe system which means you either have air or heat and city code dicitates you have heat after a certain date. Solution: There are other choices for places to live that have sprinklers and 4 pipe Heating and Air Systems for around the same price. Is the view worth your life?

                                  Management Staff - Elevators - Heat/AC are not great!

                                  I moved in to Hawthorne House in 2009 after looking around the place with one of the female sales ladies. I was impressed. The views are spectacular and really that's all you are paying for her. Management Staff: Are incompetent and 1 of the guys is generally very rude. They look bothered when you go in to speak with them. Elevators: Good luck that's all i'll say. Rent: Goes up by $150 after first year as everyone says. Heat and A/C: Be prepared to sweat like never before at the end of summer when they turn the heat. I spoke to countless people in the building who all had complained to the management staff to switch it back to A/C because of the heat wave. However we just get told nothing can be done. GOOD POINTS: Shirley in the receiving room. Door people are friendly. Maintenance staff are friendly. And of course the amazing views you get! Personally I'd find somewhere else before staying there ever again. If the management staff were more competent and polite i think i might think differently.

                                    Happy to call Hawthorne House my Home

                                    I've lived in no fewer than 4 apartments in and around the Lakeview area in the past handful of years and I have to say, Hawthorne House has been my happiest living thus far. First, the residents range from young and old, all colors all backgrounds. My guests have always noted how happy everyone seems here, whether holding a door or elevator for someone, to being considerate in the common areas for noise and such. Second, the grounds are meticulously maintained, interior and exterior. Third, being an older construction, this building offers GREAT amenities, including the full gym (with AMAZING views of the lake and city), the party room, the sun deck, and of course the awesome pool with nearly 360 rooftop view of the city. I have lived in other residences with similar amenities, but never found myself using them.....and I get my use out of these! I think I felt somewhat unwelcome or "under the watchful eye" when I lived at other residences as it pertained to using the amenities...but not here.                                       HAWTHORNE HOUSE FAN!!!!

                                      Quite honestly, this is one of the best places I have ever rented from. The staff is AMAZING. The Management company not only exudes a positive atmosphere, but encourages tenants to share their opinions on how to make the place a better "home" for everyone. I've lived here for roughly two years, and I look forward to staying even longer. Not only is this place CLEAN, but they are constantly improving. I strongly encourage everyone to explore this property. The pool is ROCKSTAR, and the views are AMAZING. NOT TO MENTION, I gave up my car roughly one year ago because of the stellar transportation options available (aka: ZIPCAR in house, and the bus stops out front).                                         I used to work in an apartment building

                                        I've been living at Hawthorne House for a little over two years and am extremely happy with my apartment, the building and the staff. I have found the Front Desk, Managers Office, package room and maintenance/engineering staff to be friendly and attentive. Having worked in an apartment building for many years, I know it's hard to please everybody (some people want heat when others want a/c and you can't have both). It's also about how you treat them; you get back what you give. It is expensive, but the views are incredible, the building is well-maintained and the location can't be beat. Apartments are huge and there's tons of closet space. Roof has pool as well as grills you can use. Great location for getting the bus and easy walk to stores and restaurants on Broadway and Halsted.

                                          Excellent Move-in Experience

                                          I recently helped a friend move into Hawthorne House. The office staff was patient & helpful with the myriad of move-in questions. The maintenace person was so very accommodating helping us with parking & positioning of the moving truck. The freight elevator was available as we prearranged & the maintenance person lent us a flat bed cart to help haul boxes. The apt itself was absolutely spotless...not so much as a breadcrumb or stray hair. The walls,carpet,tile,counter tops,looked brand new. The valet parking staff were friendly and helpful as well.

                                            Great choice for Chicago living

                                            I've only recently moved into HH, but so far I am very impressed. All the staff have been friendly and professional, helpful and efficient. Management and the office staff (in addition to the service elevators) made my move in very easy, and the parking staff have been great to work with as well. Maintenance staff has a visible presence, and the condition of the building shows they have been busy. The sundeck and pool area, weight room, hallways, laundry room and elevators are kept very clean. And though there are 40 floors, I never hear neighbors' activities. I am very satisfied with my choice to live at Hawthorne House.

                                              I've lived in Hawthorne House for over 2 years and am throughly happy with my apartment. When and if I need anything done the staff is always happy to accomodate me. My apt is so quiet, with a great view of the marina, lake and neighborhood. It's so close to everything I need; resturants, grocery stores, shops, nail salons, etc. The bus stops right out front and there's always a cab available. I couldn't be happier. Parking staff is exceptional, my car is always ready when I need it, I don't know how they do it.

                                                I love HH

                                                I was shocked to see a negative review of Hawthorne House. I've lived here two years. My lease is up for renewal, so I decided to take a look around the neighborhood to see what else there was. NOTHING! I have a gorgeous unit that is insanely quiet, with a gorgeous view. The staff is always very attentive and helpful. I've never lived anywhere before now where you can enter a work order and the staff is there with everything fixed within 24 hours. It's amazing. I can't move because I would never find this type of quality/luxury in the nieghborhood. Five stars all the way!

                                                  Horrible! Beware

                                                  Don't get sucked in by the view. -Up your rent by $100-200 after the first year -Elevators are almost always breaking and they are not callibrated (you wait at least 5-10 minutes) -Huge spiders ALL OVER the place including the pool, inside and outside the apt -Nasty people in management (----------------------------) -Had building's power go off for 7 hours with no update (just our building, no one elses) -Valet parking takes 10-15 minutes to get car -Try to get any money possible when moving out. They will jip you somehow. -Toilets back up constantly and they don't come on time to fix it so your bathroom ends up flooding -Disgusting, small workout room with tv's that are right on top of your head -Windows leaked so you'll have to put towels around areas -A/C and heat is adjusted by them so you end up sweating in the Spring and freezing in the fall. this place is all show, no substance. Don't be fooled!
