Hell

In a nutshell : Avoid at all costs! Pay a little more for other building in Gold Coast or live a little further from here.<br><br>Summary : If you are deaf, don't have a car & can stand 75-80 degrees temperature in spring & fall, this is the building for you.<br><br>Climate Control : South-facing units are exposed to sunlight ALL DAY, while north-facing ones don't get any sunlight. What's the big deal with it? -- This building has central AC/Heat. During Fall & Spring, they'd still have the heat ON since people on the north side would be too cold. Now, south-facing units will be REALLY HOT because of sunlight, even if you turn off the heat, 70-80 Degrees on average, 95-100 max.<br><br>Parking : There's a parking attached to the building. But it's leased to G.O. Parking so it is also public parking. There's generally no problem until Thu-Fri-Sat nights when there are lots of cars. Sometime when there are not enough space, the attendant will just park wherever they want. Sometime blocks your car. During busy nights, it takes at least 5-15 minutes to get your car out. -- Attendants on average are o.k., but there are some that's just rude.<br><br>Noise level : This building is right at State and Division. The are bars on the ENTIRE block on Division St. During busy nights, horrible noise from the street starts from 9-10pm to 3-4am in the morning. Horrible noise include, but not limited to, people yelling on the street, cars with huge boombox, and taxis sounding their horns all night long. If you're not an owl, you WILL suffer from this.<br><br>If the aforementioned noise problem is not enough, Division & State are big streets, you can constantly hear sirens wailing from the police cars/firetrucks and ambulances.<br><br>That's not it. In the summer, there are 2 things that will surely annoy you. Motorcycles (ones that make really REALLY loud noise) and building repair. -- This is an old building. They did some of the tuck-pointing on the summer of 2004. It was a real pain. Sometime it starts even before 9am. I talked to some of the construction workers, they said they'll do more on other part of the building in 2005. It was a LIVING HELL when I had to stay in my apartment when they're working.<br><br>Grounds : The building itself doesn't look so bad. The lobby & hallways are well-maintained.<br><br>Safety : I feel pretty safe here. I once forgot to lock my apt for 2-3 days and nothing was stolen. I guess I was lucky though.<br><br>Constructions : Walls are paper thin. You can easily hear that your neighbors are listening to the music, watching TV or something else. Concrete between floors are also thin. Enough to year when folks above you drop a fork. See "Noise Level" for detailed report on noise insulation. Heat insulation in this building is a joke. Windows are leaky.<br><br>Maintenance Quality : Freight elevator (which you need it to get to the garage) is broken approximately once a month. Maintenance guy also use it to take garbage out from each floor. So be prepared that there will be someone hogging this elevator at least once a day for 30-40 minutes. (Sometimes twice a day).. Laundry room is well-maintained. -- Since the wall is paper-thin, I find it annoying when the maintenance guy vacuuming the hallway every morning. (Again, sometime before 9am)<br><br>Staff : Surprisingly, office staff & doorpersons are competent. These people are professionals. This building has the best doorpersons.
