AWESOME BUILDING & GREAT BUILDING MANAGER

Just wanted to chime in here and give my 10 cents worth. This building is great. So many benefits....Pet friendly, a full business center (FREE to all tenants), great apartment layout......the list is endless. And as for all of the negative feedback about the building management....I say hogwash. Sounds to me like they must have been living in a different building. Denise is fair, friendly and just an overall great person. She cares about the tenants, and works hard at keeping everyone happy and the place running smooth. So for you nay-sayers. You might want to see if some responsobility might lay within. All I can say is I'm glad to say I'm a tenant at this building, and I have the pleasure of working with Denise. Keep up the good work Denise.........B-)

My, My, So much controversey over Denise...

Potential Renters, There are those who have loved every aspect of this building,as well as the infamous office manager Denise, and will defend her to the death. Others have had a few issues with the building. Still others have only had issues with Denise. Take a look around, it is a relatively nice place to rent. Meet Denise. On a typical day, you may see that in interacting with her,a negative experience is not far-fetched, or perhaps you'll feel she is a real gem and look forward to renting here. Yes it is true, she will not live in your unit with you. So, if you decide that this location is good for you, great. I'm glad her defenders have had a good relationship with her. That's lovely. However, defenders, don't be too quick to judge those who have not... They're experiences are as valid as your own. It is doubtful that they are "smoking something funny", "have an ax to grind", or "are disturbed". Like you, they are simply relating they're personal experiences. Just because these experiences may not be your own, it does not negate their validity.

      Hi Denise, we love you

You asked me to write a review and all I can say is that I'm happy to be here and I love this cool vintage building that's all remodeled. I love my apartment with new hardwood floors and new windows and cool vanity bowls in the bath. Lots of out neat things about this building that I did not see elsewhere. Whomever owns this place is doing a good job as the Apartment Finder people told me that its the best in the area.

        A great place to live.

No major complaints. Location is excellent, management is available late at night and always helpful, the place is well-maintained and security is great. I definitely recommend the building.

          I Couldn't Be More Pleased!!!!!!!!!

I am a new resident at Belmont Harbor Apartments and I sat at the computer shocked at the last review; that review couldn't be more off base! First and foremost, I must clarify that there is no bug infestation of ANY kind. My friends consider me to be the "high maintainance" one of the group; I just have high standards, and Belmont Harbor has more than met those standards. My apartment has been fully renovated down to the restoration of the most beautiful wood trim and doors, done in a rich Cherry finish. The hardwood floors have been refinished and they SPARKLE. The Bathroom even has a beautiful glass vessel sink... you don't find those kind of touches in rental units very often. I only had two concerns when i first saw the place: 1. I needed a dish washer & 2. The stove was small and dated, and since I love to cook and entertain friends, I wanted a new stove that was full size and more appetizing. Done and done. Without hesitation they agreed to adding a dish washer and replacing the stove. Furthermore, it was not an empty promise, it was a top priority right away. … See More>

Prostitutes, Drug Dealers, and Cockroaches...Oh My!!!

This review has been a long time coming. I lived at Belmont Harbor for 3 years and I will relate my experiences while trying to be as objective as I can. Here are pros and cons: PROS: 1) Location, Location, Location !! - This building is perfectly situated in East Lakeview. Literally steps from the lakefront trails, parks, Belmont Harbor, and dog beach. The buses to downtown are a block away, like the #136, 145, 146, and 151. The #77 Belmont bus is right outside the front door! Broadway, Halsted, and Clark street dining and shopping are short walks away. 24 hour Walgreen is 1 block down for any late night needs. 2) Dog friendly building - this building has lots of dogs so if you have one or just love dogs, this building will be great for you. Just don't bring your dog on the passenger elevator or you will be scolded by building manger - more on her in a minute! 3) Tenants are pretty friendly people - there are some real problem tenants but you have that in any building, but for the most part people in the buildng are friendly and cool… See More>

DENISE IS NOT GOING TO JAIL

Denise asked me to write in response to some nut below that she is going to jail. Is this your first apartment buddy ? You are nuts. Every building has a right to charge for extra services, they are not free. Just like in a hotel, you want something you must pay for those extra services. If you want an extra bed in a hotel, you cant bring your own on, so the hotel does it and you pay extra for that buster. Mini bar is not free in a hotel either, so you must not be a very well traveled or educated person, so sad, for you would otherwise know that you pay for extra's and the whole A/C install makes lots of sense. The building wants to limit their liability if goof balls like you try to do it themselves and it falls out the window, you rocket scientist. The building had one trouble maker till you moved out and you know whom you are. We would not wait for you to move out. Thank you for leaving. Good luck in your next miserable life.

Building Manager is going to JAIL

The building manager, Denise Ward, is a crook and a criminal and will be going to jail very soon. I have reported her to the Attorney General's office for fraud and extortion -- also reported management company to Better Business Bureau and Chicago Tenants Organization for unfair business practices. You see, the management company charges tenants overblown fees for many things, like parking in front of building or unleashed dogs, but some of their enforced policies are illegal. Denise came up with a scheme where she would charge tenants $50 to install air conditioners in their windows. She claimed this was to comply with city ordinance...BUT their is NO such city ordinance. This is FRAUD. Her memo stated that if you put the air conditioner in the window yourself, you would be fined $250. This is EXTORTION. Her name is on the memo sent to every tenant. The attorney general's office said they take illegal landlord business practices very seriously and that there is a good chance that the building manager would face stiff penalties and jail time -- her name is on the memo -- for this fraud and extortion. Hope… See More>

                  OLD SCHOOL CHARM--This place rocks!

What can I say? Vintage rehabbed gem at Belmont and Lakeshore drive with the most accomodating staff--owner managed--that's why the service rocks. Until the real estate market comes back, I'm living here!

I THINK THIS IS A GREAT BUILDING

HEY, GIVE DENISE A BREAK. SHE IS TRYING TO DO HER JOR AND THATS ALL WE CAN ASK OF HER. I LOVE THE ELEVATOR AND ITS A NORMAL SIZE, SO NOT SURE ABOUT THAT COMMENT THAT ITS TOO SMALL. DO YOU LIVE IN IT OR DO YOU RIDE IN IT ? WHAT DO YOU WANT FROM AN ELEVATOR ? I THINK THE KITCHEN IS GREAT, ALL NEW WITH NEW APPLIANCES INCLUDING A DISHWASHER AND DISPOSAL. FREE BUSINESS CENTER AND FITNESS CENTER AND A VERY NICE ROOF DECK, JUST TOP IT OFF FOR ME. WHOMEVER WROTE A BAD REVIEW IS LYING. WHY DO MANY LIVE HERE FOR 3-6 YEARS OR MORE IF ITS SOOOO BAD. CAUSE ITS NOT BAD, ITS ACTUALLY ABOVE AVERAGE BASED ON MY YEARS RENTING IN THE CITY. THE BUS IS AT THE FRONT DOOR AND THE TRAIN JUST UP FEW BLOCKS. I LOVE THIS BUILDING AND THIS AREA.

Great Building. Stop Wining, Enjoy and be Marry..

God, what's wrong with some of you loosers posting fake reviews, got an ax to grind and no life. I hardly doubt it that a prospective tenant would go to such great length and post such detailed negative comments. We at the building know whom you are and cant wait for you to move out as you are one misarable person wit no life but stay at home and harass others in the elevator and on the street. You are crabby cause you are getting kicked out and we cant wait for you to move out. I have lived here for 3 years and think its one of the best buildings around, hands down. If you dont like it here, then just move out but stop writing fake reviews all the time. Sure, there may be a few minor issues, but on a scale of 1 to 100 points, I give this building a 95. Pay $2,500 for a 1 bedroom and get your ultra fancy building, but at this price level, its a fair amount to pay for this quality and location. The building after all is extensively remodeled and management did not have to update kitchens with… See More>

Thumbs down from a prospective tenant

A friend of mine lives in the condo building next door, and I saw several signs and banners outside Belmont Harbor Apts indicating vacancies and an open house. Stopped by and talked with the infamous Denise mentioned so negatively in other reviews. As much as I try not to judge people, I concur with other reviews in as much as she was abrasive. While in her office discussing apartments and the building, she twice hung up on someone who she said was her son. While waiting for an elevator, she berated a young lady and her mother for moving items on the passenger elevator instead of the freight elevator, and upon returning to her office after the brief tour, she yelled into the computer room at a someone that she "wanted to see them." I would enjoy living in a building with a responsible building manager, but I could tell she and I would not get along. During my tour, Denise became agitated and defensive by my questions regarding air conditioning/er, the kitchen features (and definite lack thereof) and the few building amenities. Anyway, the overpriced one bedroom I was shown wasn't quite finished… See More>

                          BUILDING GOING DOWNHILL FAST

This building was decent for awhile but going downhill fast - prices are increasing while services are decreasing. Management just fired cleaning company so building is getting really dirty - there is vomit on the front "porch" that has not been cleaned up in days. They accept dogs but plan to charge $75/month for a dog over 35 pounds - that is $900 year above monthly rent just to have a dog! Also, the woman manager (won't name names but everyone knows who she is) cannot even do the basics of her job - front building lights never on so people have to come home in the dark (if someone ever gets raped or mugged the owner would be sued big time for negligence!!!). She is very loud and can be quite rude to tenants - you walk in with a friend from lunch or dinner and she yells at you from her office "Are they with you?" (No, I just let a serial murderer into the building, dummy!) Also, smoke like a chimney on the benches out front - glad to get lung cancer from the property manager - isn't there a Chicago law banning… See More>

I really don't understand the venomous postings here on this site. Those posters sound like very angry people. Maybe they have never lived in an apartment building before, are unfamiliar with the experience, and have unreasonable expectations. Or maybe they are disgruntled former tenants, maybe they were evicted. Living in this building has been a good experience for me. I have not had a single serious problem since I moved in to the building. I can't figure out what all of the complaints are about. I have had bad experiences in other buildings I have lived in, including ridiculous and exorbitant fines for minor things($500 for taking a dog out through the front door of the building, $500 for moving large items except during the hours of 10-4, Mon-Fri). I have lived here for well over two years, and know a lot of other people who have lived here longer. We choose to continue living in this building because it is a good deal in this neighborhood. The apartments and building itself are well maintained. Any repairs I have needed have been completed within 48 hours of me telling the building manager. It's an old building,… See More>

                                  This building sucks !!!

This building is AWFUL!!!! A few reasons why: 1) The outside front of the building is dreary. No flowers or landscaping of any kind - just dirt and ugly signs. Every other apartment building on Belmont Ave. has some type of spring planting/flower beds - not here. Let this be your first clue how management does not give a hoot about the building. 2) The gym in the basement is scary - looks like an industrial dungeon - actually looks like Freddy Kruger's home - remember Nightmare on Elm Street? 3) Speaking of terrorizing monsters - the manager, Denise, is such a bully and an idiot. She never does anything the right way and yells at the tenants all the time. A woman was moving in her daughter recently and commented on the elevator how nasty she(Denise) was to them - her first day in her new apartment! 4) Not sure whose fault this is but first floor always is dirty - they do have cleaning people but still always see litter everywhere - could be sloppy tenants. Do yourself a favor and don't bother renting here - too dumpy for the lakefront.

Management charges ridiculous fees - some things are outrageous! $125 to clean an oven?? $100 for damaged blinds that cost $10 at Home Depot. Dog not on a leash - better pay up $100. Last year they were charging every tenant $50 to install their air conditioner in their apartment windows and threatened to fine you $250 if you did the installation yourself. This is illegal and extortion. If you rent here, you better be rich and be willing to be robbed blind!

I use the roof deck twice a year for parties, I use the Laundry facility weekly, I don't use the workout area although I should, I use the locked up gated bicycle rack, and I use the media/computer room for work. Any small repair issue has been handled within 1-3 days. We discussed that my fridge was too small and got a bigger one. Problems I have with the building are few: the elevators run way too slow, because the fridges are too small the building should offer an ice machine, there is no exterior storage space offered for such small spaces, (I believe they should partner with a local storage facility and get a group discount.) because of the high rent I believe cable should be included as well as WI-FI. (I have friends who pay less and get more amemnities) As far as the building manager goes, she is harmless. Notice how a negative review is posted and then there are several "good" reviews posted after the bad one, all within a day or two of each other (seriously, look at the dates of the "good" reviews). It is because the building manager goes onto this website and posts good reviews to make herself look better. She even posted a review saying that it was her (Denise Ward) as the building manager - you are not supposed to do that on this website (you even click a box stating you are not a building manager). Do yourself a favor and stay away from this circus of an apartment building - too many betters buildings to rent in Lakeview.

Let the fact that there are 5 ... count them, five ... signs in front of the building shouting at you to rent here be your first clue that this building has some problems. The signs claim they are luxury rentals but they are not or even close. It was an old run-down hotel that was renovated but only cosmetically. The infrastructure is falling apart ..pipes burst, elevators break, ect... It is very expensive to rent here and you do not get much for your money. The amenities are what you would find in a housing project. Yes, it is in a great location but that is about it. You could do better in other building. And yes, the female building manager is rude and lazy... you have to ask her several times before anything is fixed and she lies alot to the tenants, whether it is on purpose or through ignorance. Go elsewhere if you expect something for your money.

                                                  How horrible...

I am more of a reserved person but when i feel strongly about a subject I will speak my mind as in this case; It's understandable that some of you may not like living here but you dont have to bash it. It's no penthouse suite from the Trump tower but it does have that home feel to it. I personally like the location and i like knowing that i live in a piece of history. Yes I agree there may be some knicks and bumps here and there but nothing that you materialistic divas cant get over. Really GROW UP! I dont know how much I can stress this but it seems that one thing goes wrong and you children (yes children) have a fit. IT'S NOT THE END OF THE WORLD!!!!!! GET OVER IT!!!!!! Ive been here almost 3 months and i cant complain; probably because i was taught to value what i had.
