over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Hi Manuel, Thank you for taking the time to share your concerns. I would like to directly address the points you have made in the review. If someone chooses to rent furniture, then there will be an additional monthly charge for furniture rental, as well as if a resident requests an apartment on a higher floor. These are charges that are made clear to future residents when they complete their preference form for our office. As far as the bike area, the bike racks are located in a public garage that is shared with our retail customers (Target, Xfinity, & Mathnasium), as well as anyone who pays for hourly and monthly parking. We installed a lock and key cage around the bike area on the 2nd floor and issued keys to the residents who have bikes on this rack in order to provide a little more ease of mind for our residents. In regards to the online fees, the online payment system offers a fee free option when using your bank account to submit an e-check. The credit card fees are typical in most online payment systems. Lastly, I just discussed your final statement with Danesha and although I agree with the charges, I have approved for the trash charges to be removed. I am unable to reverse cleaning charges as this was not due to normal wear & tear. Please keep in mind for future rentals, that all trash (including personal trash bins, hangers, laundry detergent, etc...) must be removed from the apartment. Thank You, Kirsten

Hello, First, I appreciate your coming in and discussing this review in person as well as the opportunity to discuss the issues you have had with your mom. As we discussed in our conversations, the Front Desk team only knocks on doors when they have received noise complaints from other residents. In your case, there were eight noise complaints reported by your neighbors in the first twelve weeks of 2019. In addition to reports of excessive volume, there were also reports of strong smells of marijuana smoke coming from your unit. As you know, the smell of marijuana is strong and does not remain contained to just one unit. As such, when it is smoked in an apartment building it affects many residents. Of course smoking in your apartment, of any kind, is strictly prohibited both by your lease agreement and by the City of Chicago's Clean Air ordinance. The management team appreciates your commitment to moving forward in a way that is in alignment with community living. Provided that there are no more reports of smoking and/or excessive noise in your units, we look forward to you living our the duration of your lease agreement in our community.
