If I didn't had a rude neighbor I would have stayed longer. But also the maintenance personnel sucked. The landlord Bud would always be busy and he will always be drinking with other tenants. I found out that he would always sneak into empty apartments and have parties. He also has a friend as tenant that lives in apartment 515 who is rude drinks a lot. They are always together and we can't get the owner of the building to fix this issue. Not to mention that there was catalytic converter theft in the parking lot and the buildings camera don't even work horrible place. Think 3 times before moving to this building. Also don't even try to move by apartment 515 either next to them or below always has music or tv turn on till 3am. I've called the cops but they don't do anything.

    BE WARNED: BEDBUGS on every floor!! Infestations in many unites. The parking lot is not well lit, so its an invite for a mugging. the place needs a facelift and always smells like cigaretts. they need new management because it has a lot of potential.

      The maintenance manager is completely unprofessional! He swears like sailor...regardless of the fact that there's countless children around and uses his foul language and the fact that hes a big somewhat intimidating figure to his advantage in order to gain respect. He has no problem insulting his tenants in order to get his way or to make a point. On top of that...good luck getting ANYTHING fixed in a timely manner. And expect to get yelled at by him over issues that have been brought to his attention regardless of his neglect to fix it when asked. My apartment was right by his little hang out spot...because he gets to park his car right by the front door so he doesnt have to walk though the parking lot like us "peasants". From what ive observed, he has no problem openly talking badly about tenants loud enough so basically anyone around that general area can hear. This isnt even from me trying to listen into the conversation. Its just that loud and obnoxious! No one enjoys going outside or waking up to someone trash talking or swearing up a storm almost daily!         I've lived here for 6 years and yes Clarence does run the building with an iron fist. He will go off on anyone who doesn't respect the building or their unit. You must have done something wrong anonymous! And you lived there for 3 years-HELLO!!!! Why didn't you leave when your lease was up! There has been many improvements including the lighting in the back of the building and yes they do need new lighting in the parking area. The snow removal is NOT that bad. Buy a shovel! I would definitely recommend this building. The new owner is updating the units and hopefully will replace the carpet on all the floors.

          Clarence Foster is an Idiot!!!! That is your on site Manger, with his Bi Polar personality and Control issues you should feel right at home. Also be ready for RACIST comments. If you need something fixed it usually takes 1 to 2 weeks before it gets addressed, that is after 1 to 2 weeks of asking everyday. Get Ready for his Friday or Saturday night Party's. Please be Cautious!!!!!! The parking lot also has very poor lighting, Winters are very Hard. Plow Company comes after 3 inches, Good luck getting Out.

            Lived here for 4 years and absolutely hate it we just recently got bed bugs in the building god only knows for how long they have been here. The not so friendly maint man is a cruel abbusive and ignorant person along with his drug addict alcoholic gang there is always a bum learking in the parking lot and cops raiding apartments besides for the vacuumed rugs on the hallway the place is a scum hole worst mistake I've ever maid in my entire life I now have to throw away couches beds ect the people phone me smoke weed all day and stink up the place did I mention the maint man is D BAG his drunk buds have made passes at my wife I can go on and on overall the management is stupid P.S the rent sucks the big one for the beat down apartment you get don't believe the model unit looks nothing like the rest of the building and laundry will cost you 10 bucks a load what a ---- hole

              Worst place ever! No amount of savings could ever cause this place to be worth renting! The onsite manager is never around when something needs attention. Many unitss air conditioning units are not in service there is a waiting list even! The parking area is littered with trash and debris. The halls smell of rotting waste ib the hot summer its even worse because the garbage shoot is never maintained. The slob who runs the building is disgustingly rude! He yells at minority residents calling them all sorts of racial slurs. There is even mice infestations that are eating away at the base of this run down building. Save yourself the trouble and stay far far away from here! There is a rat melte if you d to a residents air conditioni g unit as I write this message!

                STAY AWAY

                Resident for 2 years, the onsite manager and his assistant are very friendly, HOWEVER, there are too many negatives. First few months there my car was vandalized totalling $3000 in damage. Water is out regularly, yet my high level unit FLOODED this last January. Furnace BROKE twice last winter, out of heat for nearly a week, no rent adjustment. PALATINE police tactical team has met my finacee and daughter in the lobby 3 times in 2 years complete with M16s. Constant noise and fighting. last summer they took down exterior wall and allowed water to get behind it I then got MOLD EVERYWHERE which made my daughter horribly ill. When the unit flooded I was forced to come home and move EVERYTHING out of the two bedrooms I lost a paid vacation day b/c of it. all the drywall around windows crumbling due to extensive water damange...have a I mentioned urine in the elevator EVERY FRIDAY NIGHT?? or the vomit in the lobby every saturday morning?                   LOSER BUILDING!!!!!!!! DRUD ADDICTED JANIOTR AND HIS DRUNK SIDEKICK. SNOW GETS PLOWED THE DAY AFTER THE STORM, SO DONT BOTHER GOING TO WORK OR EVEN THRYING TO LEAVE THE BUILDING. JANITOR IS A BULLY WHO PARKS IN THE DRIVEWAY AND HAS A DRUNK TENANT SHOVEL HIM OUT!! Give this a pass

                    Yeah Right!

                    Had to respond after the last review -- that very inaccurately paints a "rosy" picture. If you don't mind your comings and goings being watched by the management's "gang" constantly hanging out in the office and if you don't mind the very real possibility that your car will be broken into (as happened last weekend) in the very dark parking lot, come on in!

                      A very good complex and a nice place to live

                      After reading the last entry, I thought it was only appropriate that I write a review. I lived in the apartments for over 8 years and have just recently moved. I can say from first hand experience that Inverleith has far more pros than cons. Pro - The rent is very reasonable for the area. Considering you are 1/4 mile from the Metra station, 2 miles from Rt 53 /355, close to Woodfield mall and major attractions the rent is very reasonable for the area. Pro - The onsite maintenance team is always willing to help, regardless of the problem. I never had an issue with getting any items fixed in my apartment. Pro - The majority of apartments have been or are being updated with new appliances, cabinets, carpeting and air conditioning. The outside of the building is well maintained. The common areas are well kept and the parking lot was just recently sealed. Pro - My electric bill was never more than $75. This included running the AC all summer. Water is included with the rent.                         I wouldnt live here but it is cheep

                        What does it take to make a place bad to live? Would some one peeing in the elevator? maintenance man that sits out side the building and fishes instead of doing this job? Usually if you have a full time/ live in maintenance person you would see him cleaning the halls, washing windows sweeping the sidewalk etc. All you see here is some one that sits outside the building all day does work at midnight and smokes dope in the maintenance room. They make you put your satellite dish on the roof so if it goes out of alignment you have to deal with the drunken or doped up maintenance The rents are low because you are paying for everything. The building is all electric. So the heat is yours and the heating /Air conditioning units are 35 years old and are not very efficient. This will cost you a fortune. The owner is selling the building in the next year or two. This place is a dump. It should be leveled.

                              HAVE HAD ENOUGH!

                              I'm writing this review on 07/04/2007 at 10:30 pm. The tenants have been exploding fireworks for almost 36 hrs. straight now (except for a break in the morning). Management and police are ineffective. We have lived here since 1999 and the building has been going downhill for the last few years now. We were told the owner is selling the building next year. The water is always getting shut down, when it is running half the time it is brown, one side of the building is falling down and has to be replaced, you are responsible for paying for your own cooking, heat and air (so factor in another $150 - $200 a month for electricity), and it is supposed to be a secure building yet most of the time doors are wedged open. Look somewhere (anywhere) else!

                                NOT a good value

                                I decided to write after reading the last posting. Apartments are competively priced on the surface. But there is an electric stove and you pay for your own electric heat. Add another $100/month in the winter for heat and the value goes way down. You also pay your own air conditioning in the summer, another $50 or so. Management just sent out a letter stating you can't park in the fire lanes -- yet the maintenance guy, his family and his friends are the only people who do park in the firelanes! Be very, very careful when choosing Inverleith.

                                  Inverleith Apartments is a very god value for the money spent. The maintenance man is very good and prompt. The grounds are well kept. The hallways are clean. And the neighbors are quiet.

                                      Don't waste your time

                                      I have lived in the apartments for two years. This will be my last. I had hopes the apartments were changing for the better, but those hopes have not been fullfilled.<br><br>The hallways are still dark. The dirty carpet has been replaced on some floors, but was replaced by the same dark brown carpet. The decorating style is stuck in the 1970's. <br><br>The parking lot is a total disaster. The lot if poorly lit and very dark. <br><br>The snow removal is terrible. During snow storms the builidng management does shovel the sidewalk, but the sidewalk does not lead to the parking lot. You still need to walk through 50 yards of snow and slush to reach parking.<br><br>The onsite maintenace crew is never around. When the rare occasion they can be found, they are in the front office with their friends smoking and joking around.<br><br>There is a continous problem with the water in the building. At least once every two weeks its seems the water is unavailable. After the water is finally restored, you need to run the water for at least 5 minutes to remove the rust that comes out. <br>

                                        Nice place to live

                                        I have lived in Inverleith for several years and have noticed a lot of changes, all for the better. The applicances have been updated, the common areas are cleaner and the overall complex is better. The only complaint I have is with the hallways and the parking lot.<br><br>The hallways are very dark. Brighter lights have been installed, but the dark and worn carpet is very bad.<br><br>The parking lot is poorly lit.

                                          Still not a good place to live

                                          I have lived in Inverleith through the old management and the new management. Not much has changed. Appliances have been replaced because they HAD to be; only so many repairs can be made. Maintenance guy only does as much as he has to and his kids are loud, run wild with a little gang and play in the driveway during afternoon rush hours. Cosmetic changes only have been done with $100 rent increases. Have stayed ONLY for convenience reasons.

                                            Great Place To Live

                                            I have lived in the Inverleith Apartments for about four years now. I have seen the old management go and the new one come. Since the change the complex has gone through radical changes. All changes have been for the better. Sure there was a rent increase but that is to be expected for the changes that they have done. The only contact I have with the management is through the maintenance man. He is very willing to help you and will replace anything that he thinks needs to go. Some of the appliances were old when I first moved in but all have been replaced and everything works great. I have never had a problem paying my electric bill as some have stated and I run my air and heat all the time. When I first moved in it is true there were a lot of car theft. Since the new management the Palatine police roll through the parking lot three to four times a night and this has discouraged any wrongdoing in the lot.                                               Much improved under new management

                                              The new management company has greatly improved the apartments. The rent has increased over the past two years, but so has the overall quality of the apartments. The rent is very reasonable for the area. The units are close to all major expressways and the metra train. <br> <br>The onsite maintenance has greatly improved with the new management company. They have replaced the outdated kitchen applicances in many of the apartments. <br> <br>The building itself is old, but the new mangement have cleaned and painted the building. <br> <br>For the price, I would recommened it. The only complaint I have is with the lighting in the parking lot. Working off shifts, the lot is poorly lit. <br> <br>

                                                Not to bad for the price

                                                I noticed that all the comments were older on this apartment and there have sincce been new managers and there is definite improvements. They are going slowly but I have gotten a new fridge and dishwasher this year. A lot of other people have also. The maintenence guy is great, respectful and competent. The air cond. is old and a little expensive in summer, about 150 electric bills during hot summer months. I did have a large water leak but they fixed it and gave me a free month rent. It wasn´t terribly prompt but the free rent helped. All in all, the neighbors aren´t bad, there is no towing of cars anymore unless they a left unused. The walls are great, I barely hear my neighbors. Still a little seedy but it has had a lot of improvements. Can´t beat the price and squarefootage.

                                                  Terrible place to live

                                                  Rent has gone up average of $100 a month each lease renewal. <br>Expect large electric bills since everything is electric (heat, stove, A/C, etc...) The furnace and A/C units have not been replaced (or serviced) in 30 years, further adding to electric costs. <br>Getting service or repairs is a nightmare. Management never accepts calls, only Voice Mail messages which they seldom return. <br>Common areas of building are filthy, elevators break down regularly, and the maintenance man is vulgar and abusive. <br>Vandals break into cars with stereos approx. 1-2 times a month. <br>The best move we ever made was moving out of Inverleith Apts. <br>Stop by and ask to see an apartment, other than the model.
