This was my first time renting from a large company like Deer Park Management, and I was really disappointed in the quality of care for their tenants. When contacting management I was rarely able to speak to the same person twice and found some of the staff to be much worse than others. I moved from out of state, and though I was told I could have the apartment I was shown, this was not the case, and then I was told the apartment I was getting was exactly like the one I was shown, which was also not the case, as I was expecting a balcony. I was told the average electric bill was around $20 a month, possibly as high as $40 a month in the summer, and this was also a gross misrepresentation. As a young woman living alone I wasn't happy with having strangers brought into my apartment to have it shown, and when I expressed this to the management I was treated downright rudely. Eventually they did arrange to show apartments other than mine. For this and for the hallway light that didn't come on until far after dark, making it difficult to see to unlock my door, I have rated the safety poorly, though the area itself is a nice area. The location near the mall and somewhat near the university was nice. The bus stops frequently, though it doesn't stop on the same street as the apartment complex. I was happy with the apartment itself but very unhappy with management. There is no way to terminate the lease except to pay the full rent for every month up front. If you do not do this, you can't change your move-out date. I took an out of state job and wasn't able to come back for the move-out date, and I was fully taken advantage of to the tune of almost $800 in fees for a well-kept apartment. I did correct them on a mistake - they took $20 off of my bill and threatened to take "further action" if I did not pay the rest, even though I had made it clear I would pay once they corrected my bill. It's a nice site and building, but my experience with the management, and my experience with the apartments of other graduate students at IU, leads me to recommend you look elsewhere. Deer Park also manages Bart Villa and some other complexes - I would avoid Deer Park management at all costs.
