I moved into Fountain Park in August, 2016 and just signed a lease renewal for the 2017-18 year. I am very glad I moved into this community, as their entire company is ran well from top to bottom. Their location to campus is unbeatable--literally a 5 minute bus ride/20 minute bike ride/40 minute walk to the heart of campus! When I moved in my apartment was spotless, they put whatever I wanted on my move-in inspection form in addition to noting things I did not notice, their maintenance staff responded promptly to my first call re: my washer and dryer even though they were still in the midst of other apartment turnovers, their office staff is always pleasant and quick to help me out if I need assistance either on the phone or in person, the amenities such as the swimming pool/lounge area and laundry facilities are always clean and accessible, their bicycle storage is covered with plenty of spaces, their landscaping is always orderly, their outside lighting is always in good working order and the complex contains ample, free parking for myself and guests. They allow pets with some minor restrictions, and even though they charge a pet deposit and extra monthly pet rent, in my experience their pet policies are fair overall. The lease renewal rate increase was minor when considering their excellent service, and I suspect that based on the excellent condition of their property and their friendly, positive staff, they use this extra money for cost-of-living increases such as materials needed for infrastructure improvements and salary increases for their employees. The things to be aware of when considering your residence here would be the pet policy costs (pets are an expense--we all know that), your expectations concerning noise levels (I can sometimes hear my neighbors walking around their apartments or talking on their decks outside, but the noise level stays reasonable always and the residents are typically graduate students and small families) and the location to downtown (not within real walking distance to Kirkwood, but the City bus picks up in front of the complex and you can easily ride it to campus to a transfer location for Kirkwood--it just takes planning in advance). I highly recommend this location to anyone after these final considerations. My experience has been very satisfactory so far.
