Thank you for your feedback. We would like to provide clarification on some of the matters you have discussed. The Mercury offers direct access to a parking garage operated by the City of Bloomington. The parking fees, set by and paid to the City, are always addressed before signing a lease. Olympus Properties ensures the security of the building through monitored security cameras and patrols by security guards. While we do apologize for the inconveniences the security policies may cause, the safety of our residents remains our top priority. Noise sensitivity is a highly personal issue, and varies according to individuals' preferences and their neighbors' habits. In the past, Olympus Properties has worked with tenants of The Mercury to reduce the sound levels in their apartment, and is committed to making ongoing improvements when tenants bring these problems to our attention. The price of utilities is an isolated comment. Appliances in the Mercury were selected and the building was designed with energy efficiency in mind. Monthly bills will vary according to the resident's use of the appliances, heating, and cooling, and many residents enjoy very low utility bills. Finally, Olympus Properties strives to provide the best possibly customer service for each of our residents, and our maintenance team responds quickly when issues are reported. Our team provides everyday maintenance, typically within 24-hours of a request, as well as 24-hour emergency maintenance. Again, we thank you for taking the time to leave us your thoughts. We wish to work with our tenants to provide the best possible living experience, but we must hear from them regarding ongoing issues before we can address them. From a management perspective, anonymous reviews are a little difficult to address. The Mercury is an apartment building with 76 spacious, clean studios to 3-bedroom apartments, over commercial businesses, located near the busiest areas of Bloomington, IN. We have had few complaints regarding noise issues in the 12 years the building has been in existence. Noise sensitivity is such a personally driven issue. Some residents are very sensitive, and some neighbors are noisier. In response to a recent noise sensitivity issue, Olympus Properties installed sound mitigation materials, reducing the decibels to near inaudible levels in an effort to satisfy our residents in that apartment. With regard to the size of the water heater, this is an isolated comment. We have received word from a number of residents that they appreciate the low utility bills associated with our apartments. The economical water heater is part of that equation. The review that initiated our response was drafted in February, during a particularly cold time frame. Cold weather can reduce the efficiency of a water heater. Olympus Properties strives to provide the best customer services for each of our residents. We respond quickly when issues arise, once made known to us. It is our desire that every resident have a positive experience, and we work diligently to that end.

Olympus Properties appreciates feedback and takes posts such as this seriously. Several of the items identified need perspective in order to provide clarity for the reader. Our leases are structured as a 50-week lease, as is common in a college town dealing with student housing. This is stated on the summary page and in the body of the lease. All non-renewing apartments have a transition during the summer to prepare for new residents. It is true that it is difficult to sublet during the summer because the lion's share of students are not in town during that time. It has been my experience that when a maintenance call comes in, we address it immediately. Our goal is to provide a great experience through great customer service. That service is defined by more than just the applicable laws and the lease agreement. We want our residents to be thrilled with their living space! During the "summer crunch" when the majority of students vacate the apartments, it does take time to prepare the apartment for the incoming residents. Typically, 4 vendors are employed for this purpose. With some 28,000 students in transition, vendor scheduling and follow-up invoices can become harrowing. This helps drive the time needed to prepare the return of deposits. That delay, while within the bounds of the law, may still be frustrating to residents. Again, we appreciate feedback, even in the form of a negative post such as this. We appreciate you taking the time to give us your thoughts on the Mercury building. It is only through honest feedback that we can improve our operation of the building and the building itself. I do hope your stay at the Mercury was a pleasant one overall and that the management staff was always responsive to your needs. As you mention, the Mercury building does have a great location. As you note as well, parking in downtown Bloomington is less than perfect and can be frustrating at times. A small town trying to deal with a large population will always have more cars than spaces. Tenants and guests at the Mercury however do have the advantage of a convenient, attached garage at their disposal, providing access at each floor of the apartments. Although owned and operated by the City of Bloomington (which also sets the parking rates), the garage does provide an added benefit that many downtown residents do not enjoy. We will continue to work with the City to help make parking less of a burden on everyone. Respect for the peace and quiet of residents is extremely important to Olympus Properties management. We stress quiet enjoyment of your apartment in the lease, in communications with residents, and address all noise issues as they are reported. In addition, the building was designed and constructed to minimize noise between individual apartments. It was designed by Ratio Architects of Indianapolis and built by F.A. Wilhelm Construction, the largest union contractor in Indiana. Based on your observations however, we will continue to work on noise reduction efforts in the building. Also, different apartments at the Mercury do rent for different amounts, based on a number of factors. Prior to signing any lease, residents take a tour of the building and the apartment(s) they have in mind. The Mercury was designed with great care for its stylish appearance, efficiency, and safety. The security system provided at The Mercury is top-of-the-line, and ensures the safety of our residents. While we apologize for any perceived inconvenience created by this system, we believe the safety and security of the building make The Mercury's fantastic location at the heart of Bloomington even better. The Mercury is attached to a parking garage managed by the City of Bloomington, and fees are not set by Olympus Properties. This parking garage offers some of the most convenient parking in downtown Bloomington, and most of our residents enjoy the ability to park on the same floor as their apartment. The Mercury was designed with great care for appearance, security, and efficiency, and we are engaged in continuous efforts to reduce noise issues within the building. We stress quiet enjoyment of your apartment in your lease, and we fully support the Bloomington Police Department's Quiet Nights Initiative. The quiet hours delineated by the Bloomington Police Department are 11 p.m. to 6 a.m. These hours are included in Paragraph 20 of our lease, which establishes violation of this quiet time as grounds for additional charges or even eviction, and we encourage our residents to report noise violations to the police. Finally, regarding the quality of the appliances, many of our residents enjoy reduced energy bills because of their Energy Star rated appliances!
