Wow. Where to begin. I suppose with full disclosure: I am a current resident who is in the process of moving out. I began my lease in the winter of 2011, but have left a little over halfway through due to the fact that we just aren't happy here. When we first moved in, all we could think of was the fact that we would be downtown, on the canal, during the Super Bowl (which was amazing). We didn't think that the front office would be so hard to deal with. We didn't think that we would be signing a lease that practically stripped us of all of our rights and left us without a leg to stand on in the event that something happened. We didn't realize that the complex was in "cahoots" with the local tow company, and that they are militant in their policing of spaces (because there are barely enough spots for all the LEGAL residents to park in, let alone when guests are present). I had a car that I was test driving over the weekend parked there for no more than 6 hours and it was towed. I would have grabbed a guest pass (for $5 dollars per pass per day, no exceptions) except that the office was closed when I got home, and thanks to the recent thefts of catalytic converters from cars parked on Indiana Ave., I wasn't about to leave it out there. Upon finding the car missing, I was told that I "knew the rules and shouldn't have parked there". I do know the rules. I also know that when you make rules that are designed to screw the very residents who live there, that they aren't very good rules. Parking drama aside, the apartment we had was very spacious (1310 sq. ft.) with a fireplace that constantly leaked fumes, though we never even turned it on. The balcony isn't big enough to sit more than 2-3 people on comfortably, let alone have a conversation on due to the fact that every sound echoes constantly throughout the courtyard (we had a pool view on the 3rd floor). That balcony was supposed to be a source of great enjoyment, but instead it was a source of great annoyance. The neighbors for the most part were congenial. Except for the people who lived directly below us. We had more than one instance of them either screaming at us through the floor, banging on their ceiling (our floor), or just calling in a noise complaint. All in cases when we weren't even the source of the noise. After a counter-complaint was filed on our behalf with the front office, the harassment ceased. Utilities were very cheap (all electric). We averaged about $80/month in utility costs. The paint job in the kitchen was an utter joke. The maintenance staff over sprayed into the entire sink, rendering the left side unusable until it was manually scraped off by us. The cabinets were spray painted with cheap white paint that came off very easily, causing our plates and glasses to get flecks of paint on them from time to time. Closet space was insane. We had more closet space than we knew what to do with, so that was a big plus. The bedrooms were roomy and the plumbing was good. Plenty of lighting throughout the apartment. The maintenance staff was extremely fast, always responding within 24 hours of a service request. That honestly was probably the best part of the apartment. All in all, this place is probably a solid 2/5. The office staff are cold, almost robotic in their handling of all things business related. The maintenance staff were great. The neighbors were okay (except the above mentioned). The location relative to downtown is awesome: everything is within walking distance (20-25 minutes max). Parking sucks. It feels too much like a fancy dorm rather than a home. I would NOT recommend living here unless you are not bothered by the above issues I mentioned.
