SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Thank you for the feedback. In response to some of the issues you have brought up. The trash compactors are attended to and cleaned up daily. All residents and authorized tenants go through the same criminal background check and this is strictly adhered to. All residents up for renewing their leases are contacted via letter 60 days prior to the expiration with renewal rates/increases and a copy of that letter is kept in the resident file for verification. We want to make sure the resident receives the renewal information well in advance of their lease expiration in order to best serve them. It is company policy for all vehicles to have current and valid license plate tags. One of the reasons for this is to prevent overcrowding in the parking lot, as inoperable vehicles take up parking spaces. The towing company will place a violation sticker on the back window of those vehicles without proper license plate tags. Management will allow a reasonable amount of time for the resident to remedy the vehicle violation. Maintenance service requests are entered and sent to maintenance immediately from the time they are reported. Management strives to ensure all work orders are responded to and completed to the highest of standards and satisfaction to the resident. First, thank you for your feedback. I would like to address some of the issues you have brought up here. The three lakes are three separate lakes and these were orignially excavated rock quarries. They are indeed creek/rain water fed lakes so if we are in drought the lakes will lower but have never been dry. The patio/balcony rules are enforced and the staff walks these areas regularly and sends the appropriate correspondence to those residents in violation. There are two trash compactors and one dumpster for larger/furniture items for residents to put their trash in. These are cleaned up as needed daily, as on-call maintenance and grounds attends to these even on the weekends. We ask that residents assistant us in keeping these areas picked up by not placing their trash outside of the compactors. The property was completed in 1988 and residents did not begin occupying the apartment homes until this time. Appliances are replaced as needed and residents are not to go without working appliances. The leasing staff will make calls or send letters to those residents that have packages in the office after a certain amount of time that they have not come to retrieve. However, the delivery carrier is to leave a message at the resident's door to notify of a package in the office. Again, thank you for the feedback.
