My wife first moved in to this community when we were still dating. She moved into a 1 bedroom efficiency. I moved in after her first month or two. It was SUPER small. But, for just the two of us, and the occasional friend or two over every now and then, it was adequate. And, it was very affordable. Actually, that apartment was so cheap paying rent was almost the least of my worries. I wish we could still fit into it... That apartment had a strange electrical problem that I never addressed with the property. But, we did have some trouble with our A/C unit. 3 or 4 visits for a tech to refill the Freon culminated into one extremely sweaty weekend, a Walmart trip for some fans, and a new condensing unit. My wife and I were pretty pissed about that whole ordeal. The property manager was respectful and listened while I vented. She even offered to adjust our rent to cover the added electrical expenses from our A/C running non-stop when it couldn't cool properly. I was all heated (no pun intended) and was going to get all scientific, make a full report, and demand they discount our rent a specific amount... I lost interest and got over it. We attempted to buy a house, it fell through, so after 2 months away we moved back in to River Road in 2012. This time we moved in to a 2 bed 2 bath "front-to-back" with a "lake"-view. This unit has the same ugly cabinets and old appliances. But, the layout is nice. The space is adequate. And, for a nicer unit the property painted the apartment a nice light beige which attempts to offset the ugly kitchen. We've had few maintenance issues with this unit. If I ever have to call them they're out in a day or two and remedy the problem. We've actually been late on our rent I think twice this year. They're pretty cool about it. They just say, "drop it off with the appropriate late-fee." They haven't been condescending or threatening about it. By "late" I mean 2-3 days after the grace period at most. As a whole, there's nothing wrong with River Road. Living on the street that we do, I can't remember the last time I saw police lights. We've lived on the same street 3 years and I don't know that I've seen it twice. Me and my wife check IMPD's crime map occasionally. River Road typically has fewer police reports filed than more expensive neighborhoods in the immediate vicinity. And, from what I can assume, most of the incidents are isolated anyway. If you don't consider the kitchen (which is still fully functional albeit dated) I would give the quality of the unit we're in a B-. The grounds among the property are VERY well-kept, they're just a bit "simple" in comparison to more expensive properties. The surrounding of our building is always clean. They've re-mulched every year we've lived there. And they trim the hedges and cut the grass at least once a week. Me and my wife occasionally talk with one of the maintenance guys who lives in our building (I think he's the supervisor actually). He's a good guy. I spoke with him this morning. We were hit with 5" of snow and they'd been out since 5AM trying to keep the property safe. Parking can really suck. But, it's a rarity. Just, every so often if you come home late enough (like we did on New Years) you're hard pressed to find a space near your own door. At least once in the three years we've lived there I've had to park a building or two away. But, those incidents are intermittent, and very rare. Just mentioning it because it does happen. And to add, It's not like I feel unsafe walking half a block to my door. Just inconvenient. The pool is big and nice. Me and my wife are members of a private pool near Broad Ripple though. So, we don't go too often. Noise isn't bad. If you're in the living room you can hear people outside the door as they come and go. This has actually been more a convenience than an inconvenience as we can hear if a delivery guy is coming up. I'm running out of things to talk about. And really, I'm just rambling. The bottom line is, River Road might be the TINIEST bit overpriced given the amenities provided. But, it's a safe place to live. If you're not a total moron the property is helpful and respectful. And, it's is VERY conveniently located within 15 minutes of 2 malls, 2 groceries stores, 2 Walmarts, a Target, and countless dine-in and fast food restaurants for any and all budgets. I think that's where the extra couple bucks come from. Just one last thing to add. We are actually considering signing yet another lease here. Given my families own personal needs, we could probably use a little more space (and a lot more storage space). But, I don't think we're going to move just to move into another apartment. Too much trouble and not enough reason to leave.
