Until a few weeks ago, the mix of people in this building formed a wonderful and vibrant mixed income community. In March, a new company called Forum Real Estate, headquartered in Colorado, purchased the property. This week, their new management slipped a form called "Renewal Offer" under the doors of most residents. These renewal offers were typically increases, with mine at a staggering 13% increase over the prior year. In addition, in a sort of footnote, the offer explains that all utilities (gas, water, sewer, trash) will be billed now, instead of just electric as before. In effect, this means that the increase is probably more like 20-30%. The justification is that they are going to get rid of certain tenants, those who were in what they consider "below market" units even though they presumably were defined by HUD's Fair Market Rate guidelines. They then promise that there will be some mysterious additional amenities on the property, without any specific details. I regret that I will have to leave my neighbors behind, as we really cared for one another. If you would like to find a wonderful community to live in, move somewhere else. If you want to pay over market rate and all your utility bills in addition, and still have the pleasure of getting to drop coins in a laundry machine in a room downstairs, then this might be the place for you.
