IF you want your deposit back, take PHOTOS and a VIDEO of everything (including inside every closet, every appliance, every fixture in the unit, all the walls, floors, etc. Don't miss photos of any square inch within or outside your apartment) before you move anything into the unit. IF you notice anything broken, cracked, dirty, etc. take photos and list these things on the card they give you to complete showing things that are wrong with the unit, and DEMAND that these things be repaired within 48 hours after you take possession of your place. Write on that card that you have taken photos and a video of your apartment. When you move out, follow their cleaning instructions to a tee and take photos and a video of everything again (don't miss anything), return the keys to your apartment, and give them your forwarding address. Again tell them that you have photos of everything. The carpet cleaning fee is outrageous. They pay $20 to have the carpet cleaned in a studio apartment and charge you $70. File a class action lawsuit against them and get the carpet cleaning fees returned to all tenants. Report any of their nonsense to the Better Business Bureau as events occur. You want a paper trail for everything they do. They do not own Superior Court 4! Document anything they fail to do that is listed in your lease. Keep detailed notes of anything they neglect that is outlined in your lease. IF more tenants will do this, they will stop their nonsense as lawsuits are expensive for them. You have been warned about what to expect. When you go to court take all your notes and photos. You do not need a lawyer, but you must prove your case. The burden of proof rests on YOU! When you win, ask for damages and ask for money to compensate your expenses, and the headaches you got from living here. Good LUCK!
