Incompetent Staff

I’ve NEVER left a review like this before, but avoid this place like the PLAGUE. My lease ended on June 30th and I was told by Brenda in the office that if my move out date was July 13th, I would pay for 13 days of rent plus an additional $100 fee. When my bill came around, I saw I was being charged for a full month’s rent plus the fee. I went to the office to get it fixed, and Brenda told me that she gave me false information and that there was nothing she could do. I was told to contact corporate via an email address, which I did on June 20th, but have STILL not received a response from them as I’m writing this review. I called the office several times since then and just kept being told to wait and that corporate would get back to me.     Waste of Time and Money

    It's virtually impossible to get in contact with any staff which is especially inconvenient if you work 8-5 so you'd have to take time off work to get to their office. Text messages, emails, and phone calls aren't enough. After living here for two months I have yet to receive my mailbox key. I first sent a text, which they have responded to before, then I showed up to their office and the new staff member was unsure of how to resolve the issue so I would assume communication between staff in the office is lacking. The maintenance crew said they would call me when it was ready. It's been a month since so I sent an additional text message, an email, and a voicemail but to no avail. Trying to get maintenance requests fulfilled is a joke, not including my listed incident with them. They'll enter your apartment outside of your preferred hours and not notify you when they have entered your apartment until they send out a survey so I had no idea the work was even done or that someone was even in my apartment while I wasn't home.       Have a pattern of excessively overcharging & poor management

      The positives about this place are the location & new renovations. For basic maintenance requests it took weeks for a response If any. The management office is proficient when it comes to texts but if not very responsive to being in office or taking any calls. The only person I’ve ever heard from in the main office is Mary. I paid out my lease and for the month of July am being charged 3x monthly rent on top of late fees. The business quality is poor it’s apparent that the only focus is making revenue. I suggests finding an apartment with better management who have a protocol or someone who’s accountable.

        Let me tell you about my 3 years spent in apartment D23. When I first arrived for the tour, the apartment was very spacious, bright, and welcoming. How fast did it change. On the day of arrival in August, with almost 100 degrees outside, there was no working A/C, uncovered outlets, no toilet, no fridge, no blinds. The A/C started working in a week, the blinds didn't arrive until 3 months later. We can claim it was the old management. Well, let me tell you about the last year of my stay then. My room had one vent, which barely worked. It was very hot and humid in the summer and cold in the winter. After the request to fix it, the maintenance suggested I close the other vents around the house and hope I get more air flow in my room. But even though my vent was small, it was mighty. It transported the odor of weed from the neighboring apartment so well, that my clothes smelled like weed after 2 washes. Speaking of A/C, it went out a couple of times a month.           New management is AWESOME! I moved in August 2020 and never received a mail key, then got a mail key that wasn't mine. After new management took over, I received a mail key within a week! They worked tirelessly with the post office to get the locks changed and get me a key. I am so amazed and satisfied with the service! Thank you Cynthia and Reyna for all the help (:

            The apartment is not in good condition roaches everywhere bugs in the kitchen everywhere I wouldn't recommend you living here. The shower doesn't work it does not turn off it leaks amd the toilet comes off the floor and the seat comes off the rim of the toilet I would not recommend you live in here doors or not new door they put on old doors all closet doors they put up curtains falls off to the window This is just not a place to live it August placeThe maintenance man also does not a good of a job of Doing maintenance around the apartments I wouldn't recommend you live in hereIt is not a good place to live at!               the apartments are very spacious, and pretty cheap for how big they are. People in the office are usually super friendly and helpful it's a good place to live they arent the prettiest on the outside but to me it's the inside that matters

                In my first few months, there was a lot of domestic violence and noice in my building. There are some suspicious characters that roam in my particular building. Most neighbors have been rude, but a few have been friendly. Apartment itself is great, but needs updated door frames and door locks.

                  I moved into this apartment at the beginning of 2019. When we arrived to move our things in at the agreed upon time, they were doing maintenance on our unit and we were told we couldn't move in at that time. It took them 2 hours to complete the work and because of the delay, we had to pay to extend our UHaul rental. When we finally did move in, there were 2 kitchen drawers missing, we didn't have a mail key, and the garbage disposal didn't work. We later found that there were leaking pipes under the sink, so every time we ran the dishwasher or used the sink, a large pool of water accumulated in the cabinet under the sink. It took them about a week and a half to fix the issue, and we couldn't use our sink or dishwasher for that time. We didn't get a mail key until we had lived there for a month, and when they did replace the lock, the key barely fit in and was extremely difficult to operate.                     I love the location and the price is good but it's kind of like you get what you pay for and my first unit it was a four bedroom and it had a sewage pipe break and I had to get out in 2 days and that's a four-bedroom apartment and I only had little children and myself it was very hard they moved me into a three-bedroom and it's tiny compared to the four bedroom and there's no washer and dryer and they're supposed to be one in here I've been here since February and still no washer dryer

                      I'll start off by saying the only good thing about this place in my two years of living there was the secretary who came on in the last couple months. Her name is Sara. I left Autumn place over a year ago after having an absolutely horrible time with community, management and maintenance. Came in June of 2016 from Iowa to find a place to live before I started school, and put a deposit down for a one bedroom apartment at Autumn place. I was told the apartment I viewed (which was undergoing carpet replacement and other maintenance) would be ready by August 1st. On August 1st I arrive and receive keys to the same exact apartment in the same exact condition as I had seen in June - tools in the tub, no shower head, tools in the kitchen and garbage from the carpet replacement throughout. My dryer was broken for over 6 months with countless inquiries into maintenance and no response. Communication between management (which turned over three times while I was there) and secretaries was nonexistent (problems being fixed quickly by talking to the secretary only).                         I lived here for a year. During that year, I had three issues flood my 2 bedroom apartment on separate occasions. They placed me in a one bedroom and refused to put me in another two bedroom unless I renewed my lease for another year. I refused and continued to live in the one bedroom for the remainder of my original lease. Fast forward to three days before my lease ends. I walk in to move my remaining things out of the apartment and they aren't there. The apartment had been completley cleared out, checked in the dumpster and I find less than half of what was left in the apartment. It was after hours so I couldn't talk to anyone in the office. I have video of me digging my stuff out of the trash. I'm talking perishable food, clothes some had been in the washer and dryer, my vaccum. But there were several things missing, so either the maintenance crew helped themselves or dumpster divers took it. I'll never really know.                           The management turned over right before we were supposed to move in. We made preparations to move in months in advance, but we were told the day before move in that repairs had to be made and that we couldn't move in for three days. The apartment itself is nice, but there are several maintenance issues (for which we have submitted work orders) that have yet to be fixed, weeks after we put in the work requests. The main reason we live here is because they allow you to have large dogs. This location does not have good bus routes to KU if you are a student considering living here.

                            The staff is not helpful and seems like they are never in the office it is hard to get a hold of the staff and when you do they never have an answer for you. The apartment complex is quiet but they don't enforce the drug policy because there are people outside literally smoking joints all the time.

                              There have been numerous efforts to improve the area. The process is, however, on-going. The attraction for myself was a low cost, no deposit, immediate move-in. This came with a trade-off that I accepted. There is now a security company on call for overnight concerns, and the management does address issues, if not slowly. The trade off was worth it for me.

                                We underwent some management changes but with the current management everything seems to have been a lot better than before. I would reccomend they hire more maintenance people though. They've updated the parking lot pavement and stairs. They gave us a new washer/dryer as our old one was having issues, and a new microwave!

                                  Very friendly and helpful office staff. They work on keeping the building up and the property looking nice. Apartments are roomy and floor plans are nice and meet different family sizes needs and what they're looking for. Lots of options! Fair pricing on rent especially for a college town. ??

                                      Very poor! I went 6 months without a working central unit, 6 days without ac with no kind of reimbursement for lose groceries or for the expense of finding a different place to live. There is no sand volleyball court, and the pool was opened until half way through August.

                                        Maintenance has been unorganized, but is improving with the newest management team. Older buildings desperately need updated plumbing, electrical, hallway carpeting and paint. Parking lot lighting is extremely poor.

                                          I have lived at August Place since 2015. I transferred between units from a 2 bedroom to a 3 bedroom. I've never had any issues when dealing with management and I love living at August Place. The location is near all my favorite shopping areas including Kohl's and Hy-vee!
