There are three buildings to this apartment complex, perhaps I lucked out and moved into the best building because I've never had issues with bugs or shoddy maintenance. I moved into these apartments Dec 2010 and when I signed the lease, I asked them to fix a few items and they were fixed before I moved in a week later. This was under the old management, I don't know how fast the new management responds to maintenance requests. It's a 5 minute walk from a 24-hour grocery store and a bus stop. It's a 15 minutes walk to KU Park and Ride lot. It's also a large-breed pet-friendly apartment complex. They provide poop bags but not everyone picks up after their pet, especially the ones with small dogs. This building doesn't seem to have too many families but the other two buildings have lots of kids around as indicated by all the bikes on the balconies and lawn. I can occasionally hear my neighbors but it's nothing bad, just typical apartment noises. One thing I do dislike is my storage closet reeks of smoke from one of my neighbors. The hallways also smell of smoke or other peoples' cooking. The cooking I don't mind, it makes me hungry. The smoke I got used to and can longer smell it in the hallway. But that may not be true for other people. The rent is cheap, and I think it's a fantastic location in town because I don't need a car to get around since I'm close to a grocery store, Walmart/Target, bus stop, and KU. I do have a car, and there's plenty of covered parking available. Pros: Free Covered parking & lots of other parking available Large animal pet friendly Two washer/dryer in basement (4 total) mailboxes inside building dog poop bags provided Pool Water/sewer/trash paid Gas/heat is super cheap in winter (because I get residual heat from my neighbors, this won't be true for all apartments). Balconies/small porch Cheap rent Close to store, bus stop and KU across the street from a bike shop Lots of closets, including a HUGE storage closet. Cons: Hallways can smell of food and smoke Some people don't pick up after their dogs Neighbors in other buildings leave their bikes all over the grass (? doesn't bother me, but it might look trashy to others) Can smell smoke in the large storage closet pet rent. Although everyone in the midwest seems to charge a pet rent.
