No air conditioner on the top floor for all of July

Been without air conditioner for the entire month of July in a top floor apartment. Very unfriendly staff, Management leaves little to be desired. They told us if we didn’t like it, we can move.There’s big time issues with all mechanical and plumbing. The mechanical and plumbing is old and not maintenance correctly. So I highly suggest keep looking if you want a decent apartment. The management here is not willing to work with you, and is absolutely nonexistent.

    I would not recommend anyone to Highpointe. At first, in our first apartment, things were fine. It's a little outdated, but the location is perfect, parking was easy, and what few issues we had maintenance-wise were fixed promptly. Then, we moved into our three bedroom, our current apartment. We moved into a place that had obviously not been cleaned. There was paint splatter in the sink, painter's paper taped in the closets, some of the lightbulbs were out, the whole place just looked like a mess. I'll give it to the management then--they came themselves and helped us clean. Since then, we've had a lot of issues with the appliances and such, and by that I mean almost 30 requests, about a third of which has been about our washer/dryer unit. We've had so many issues with that thing that at this point it may just be spiting us. They finally replaced it after having to fix it four or five times, griping about how we were "using their last spare."       Initially I quite enjoyed living here, but as time passes I come to hate it more and more. The neighbors downstairs are loud and obnoxious into late hours of the night on any given day, and management has yet to do anything about it. We never received a key fob and so have been unable to access the pool and other amenities they supposedly have to offer. Additionally, there is a loophole in the lease (on page NINE. How long does a year lease need to be? They're just trying to pull the wool over your eyes!) that says they are under no obligation to provide the amenities listed in the lease. They initially provided cable, but apparently on the first of this month stopped doing so. Drake, the manager, was argumentative, stating they were told last minute. Well, it's June 30th, and we have yet to be notified! He lied and said he sent out an email on the portal, which is not there. Instead of apologizing for the lack of communication, he spoke over me and read the lease.         Pretty irritated. I originally have this place an awesome rating...until it came time to sign for another year. We got a notice on our door saying if we resigned by such and such our rent would stay the same. Went it came time they told us " they put that out before it got approved" so our rent with utility package took us from 960 to 985 a month + now they want renters insurance. So all together were paying 1,001 just to live here. Which was OK, we agreed to it. But after seeing their new advertisements they are promoting the same 2 bedroom for our old price! Pisses me off really. So I resign and I have to pay more due to "upgrades" but new signers get the cheaper rent? Ridiculous!!! Should have had to honor their BS FLYER they left on my door in the first place. Oh but we did get a free carpet cleaning, whoo hoo!

          I currently live at highpointe, me and my family. This is actually the 2nd time I have lived here. I've loved it both times! Office is very friendly, and as long as you know your plans and keep them up to date they have your back! I've feel free here, not having to worry about random knocks at my door and surpise add ons. I really like it here, and will be signing my lease again soon. We have already decided that we won't be leaving here until we have a house. The apartments are very large and with as loud as my kids may be sometimes my neighbors are very friendly! Maintenance has always came right over if we had an issue and Steve is the best. I've read some reviews about bugs here and I never see any. Once we got fleas during move out time and we called the office, they sent over an exterminator right away, no charge to us. You should consider Highpointe

            They may have got new management but there is still the same maintenence workers as before terrible quality of work. Also you don't know who the new management company is because they have workers from all different companies all over the place there day and night making noise and just putting a bandage over the place. The new remodels are terrible they cut alot of corners in my unit and the counter tops may look nice but they are just painted, they say there brand new but paint is peeling off like crazy. None of the staff seems to be friendly. They have alot of trash by dumpsters and never seem to clean.

              New management! I was moved into one of the newly renovated apartments, and it has been amazing. Newly painted walls, new counter surface, even new carpet! And on top of that, one of the best staffs I have ever had to work with. Every need I have has been met in a polite and timely manner. I would suggest these to anyone looking for an apartment with a a great location and great living experience.

                I know there are a few people on here who have good reviews, but I have had quite the opposite. This is the WORST place I have ever lived in.. And I've only been here for three weeks! First of all, the day we moved in our apartment was FILTHY. There were holes in the wall, the appliances had not been cleaned, there were cracks in the windows, and there was mold and dust everywhere. When we called to complain, the staff was extremely rude and acted like it was our fault that it was so messy. They said everything would be taken care of within the next week, and so far the only thing that has been done is a terrible job at cleaning the showers. Any time we have gone to talk to the staff about anything, they have acted like we're children and are completely rude about everything. First Management properties only want to steal you're money! This place looks really good on the outside, but be warned.. There are so many better places in Lawrence.

                  GETTING this apartment was one of the most hecktic processes I've ever gone through! Phone call after phone call we finally were able to speak with the same person and get the apartment of second choice. Moving in we cleaned EVERYTHING! Our carpets were clean but nothing else was. There was hair in all the drawers and the vents were dirty. The kitchen was disgusting! The balcony had crap ALL over it. Our showers looked like an oil field worker took a shower the night before. Aside from being dirty, EVERYTHING was broken. Neither of the showers worked. We had to wait a week for maintenance to come and fix it. One of our sink drains were broken (THAT is still NOT fixed)! Our garbage disposal was broken.. that finally got fixed after a month! Our diswasher is all rusted out and we can't even use it. We use it as a drying rack! OH and don't bother getting anything fixed once school starts because "They are TOO busy and have TOO many properties and it will be AWHILE and you have to be PATIENT!                     I would never recommend this apartment complex to anyone. Upon move in the apartment had not been cleaned and was disgusting. They said they would have someone come clean it and I ended up having to clean it all myself. A couple months went by and there were no huge complaints on our part yet. We could not hear our neighbors the noise level was okay. But soon I noticed the extreme amount of spiders I was finding in the apartment. I would kill 3 to 4 spiders a day. My fianc and I were being bitten at night on several occasions. When we spoke to the Office about the problem they said no one else has had this kind of problem so they would call the Exterminator. When the exterminator came I left a note about the spiders all they did was put down glue traps. I understand it is hard to kill spiders and these were Probably one of the only options but it was disgusting to see the traps fill up with spiders in a matter of weeks.                       From reading the reviews of this apartment complex and its affiliates, it seems that I have dodged a bullet. I was in the process of moving to Highpointe by sublease and originally, the staff gave me and the lessor incorrect informations regarding subleasing. When she and I went in last month on the 18th, they stated that no deposit would be forfeited until said lease had expired and that if she and I agreed to a deposit that would be a contract between the lessor and myself. We came back in on the 30th to finish up paperwork (sign the lease) and she was giving me the keys as staff told us that I needed to get all utilities in my name prior to the key exchange. I had all utilites put in my name and turned on, however when I got to the complex to sign the lease one was not made... they stated that she did not give any notice.                         I moved in to Highpointe in April 2012 and have been pleased with my living experience. I picked Highpointe because of it's location in Lawrence and because the apartments are good size with reasonable prices. The complex is a little old- built in the late 90s from what I understand- so I do run into problems with appliances and other maintenance occasionally, but I've never had a problem getting anything fixed. When my washer broke they replaced it within a few days. The maintenance guy is very friendly and helpful, and it's always the same guy which is nice. The office staff is young, but they have been nothing but friendly and helpful. I've heard Highpointe and FMI have had some problems with bad management in the past, but that has not been my experience since moving in. Overall, I'd say Highpointe has been the best living experience I've had since moving to Lawrence in 2007 and I plan on staying here for at least another year.

                          I've been living at Highpointe for 2 years now, let me repeat, 2 years. From the day I moved in, till now, I've had nothing but great comfortable living. Highpointe has a handful of awesome things that they offer to their tenants, and I'm so glad I'm a Highpointe/ First Management tenant. The location of the complex is something I can not get enough of, Highpointe is right off of 6th & Iowa. The complex is located in an area of Lawrence that is not cluttered with crazy traffic or college students frivolously racing to campus! The very short commute to Massachusetts Street (the street that keeps Lawrence alive with tasty restaurants, hoppin' bars, boutiques and one of a kind entertainment)Plus, Highpointe has a KU Bus Route that has helped myself tremendously, especially in times of turning in assignments and papers when parking on campus is forbidden! Also, I can not forget to mention how pleased I've been with my apartment. My two bedroom, high vaulted ceiling living room, full kitchen with dining area, stacked washer/dryer and my favorite personal balcony has made me feel quite at home.                             I lived at Highpointe for a year, and as you can see from my username, I've lived in a lot of different places. I don't feel these reviews accurately reflect the condition of this property, as it is actually a nice staff and a high quality place to live. The other reviews seem to be very negative, and even though that's typically the case for online ratings sites such as this, I think Highpointe deserves much better than this perception, and I know my friends and neighbors (one in the same) feel the same way.

                              This is my first apartment!! I love the pool and hot tub and plush clubhouse. My apartment has a fireplace and a washer and dryer! All I gotta say is f@$k the dorms this place rules.

                                  I've lived at HP for 5 months now. Upon move in, our apartment looked as though it hadn't been touched whatsoever since the last tenant moved out. The floorboards in the bathroom were water damaged and molding and coming apart from the wall; there was black mold in our closets; the laundry closet, lint filter, and dryer were covered in thick black lint that I had to scrub to remove; the sink disposal in the kitchen was broken and leaking water, the front door had a hornets nest on it, the windows were nailed shut, the sink knobs in the bathroom were broken off so the sinks didn't turn on; there are no storm windows and the screens have holes in them; the refrigerator shelves were broken and some were missing; the upper rack of our dishwasher was broken and won't hold any dishes. The only issue the management fixed was the mold, and their solution was just to paint over it with white paint. The construction of the buildings are so poor that my bedroom door will not shut due to settling, and my sliding closet doors will not remain on their hinges.                                     These are the biggest scam artists out there! They are in cohorts with Lighthouse Tow and Recovery. Three little tiny signs saying parking by permit only at the entrances and NO signs near any actual parking area. Worse still, according to the office any random person can call the tow service, Lighthouse Tow and Recovery, to have a vehicle towed. Then the tow service charges $175 CASH only. I will NOT be renewing any lease with these artists of theft! They don't allow any visitor parking, so plan on walking in if you are interested in leasing! They will have you towed before you can get a sticker!

                                        Don't fall for the good looks!!!

                                        I lived here for a year and had a large amount of problems. Their maintenence was horrible!! I moved in on a day that it was 103 degrees outside and the air conditioner was broken. They had someone come out right away and "fix" it. Came back from dinner and it still didn't work. Had to sleep on the porch for the night because of how hot it was. They never fixed a problem with my toilet which caused it to spray water out of the back and caused the baseboards to rot and mold. The apartment was DIRTY in many areas when i moved in but didn't pay too much attention to it because i figured they would mark it down on the move in inspection. THEY DIDN"T! When i moved out i put hours of cleaning into the place until it was even cleaner than when i moved in. They decided that a bunch of stuff that was immaculately clean was still dirty and charged me for it. I had put in new light bulbs and somehow was still charged for a few replacements.                                           I had to deal with Highpointe/First Management for a year, and everything I've read here sounds exactly like what I experienced. Move in condition: Maggots in the diswasher, black mold on and behind shower tiles, coke machine plugged in outside my front door was running on MY power supply. First Management didn't do a thing for at least three months, finally agreed to remove the coke machine after I threatened to cut the cord. Move Out Condition: Immaculate. I knew by then that they had not one ounce of decency and would take advantage of any and every opportunity to screw me financially. Do you think I got my full deposit back? HA!                                             First and foremost, First Management couldn't have been a more suitable name for this company...Solely because they put themselves FIRST before their tenants and their tenants needs. I have been in college for almost 5 years now, and out of those 5 years I've lived under First Management for 3...mostly because I procrastinated and they were the only apartments left (you'll see why). The 3 years that I lived under first management were easily the worst living experiences of my life. The apartments themselves are way too run down for the image/quality that they sell. The only staff I could see working the apartments was the cheap labor they hired to mow the grass and do various yardwork. So, on the outside everything looks flashy and nice...but inside is a much different story. They DO NOT CARE about you at all...all they want is your $$$. Their slogan is "Something for everyone"...yea, if everyone likes being neglected by their management and basically robbed for an entire year.                                               CON ARTISTS, DON'T LIVE HERE

                                              First off - I don't complain about minor discrepancies, so I'm not exaggerating this review in the least. Don't live here, it's a complete rip-off, both morally and economically. First Management is a dishonest company and Highpointe is the same. My story is a prime example of this complex taking advantage of and screwing over college students. Firstly, when I moved in, next to NOTHING had been done as far as repairs and cleaning to prepare for my move-in. The carpets had CLEARLY not been cleaned, the baseboards were completely ripped up and water-damaged, there were holes in the wall, and it was generally dirty everywhere. I'm a very cleanly, neat person, so not only did I spend days cleaning everything and shaping the place up, but I personally had the carpet cleaned after moving in.                                                 PLEASE READ!! IT WILL BE WORTH YOUR TIME!! First off, I'll begin by saying that you honestly and truthfully would be wasting your time and money by living at Highpointe. My first impression of Highpointe was it's convenient location but once we paid our first month's rent, it started going downhill from there!! I have never in my life dealt with such rude arrogant people. I mean all these people want is that monthly check and they are persistent! So, bottom line maintenance is HORRIBLE, absoutely HORRIBLE! I can hardly put it into words without being civil. Even the people that are only working there part-time are just as RUDE as the managers themselves!                                                   DO NOT LIVE HERE. I lived there for 1 year and the management of this property is awful. Our dishwasher broke and they did not replace it for 6 weeks. The sink handles were wobbly, sprinklers dangling out of the wall, the blinds were bent and dirty when we moved in, carpets were stained after they said they had cleaned them and numerous other things. Our heater also went out in the winter over night during the month of december and they did not come to fix it for 2 days. Additionally they DID NOT post notice that they would be coming in the apartment which was a violation of their own contract. HORRIBLE. First Management manages a million properties around lawrence however Highpointe is one they have let fall by the wayside. Do not live here.
