    Would Not Recommend

    Ohhh man. Where do I even start... - when we moved in, the apartment looked nothing like the model. It was dirty, the paint job was sloppy, the couch had massive rips on all the cushions, and we had no hot water for a few days. We were told we could have our couch replaced in a month, but it ended up taking about 3 months. When maintenance finally came to replace it, we were told it "wasn't that bad" and I had to talk them into even changing the cushions. My window was also tiny and pretty much only showed the side of the building. - there were massive potholes (dubbed "the moon craters" by a friend of mine) all over the parking lot - our apartment smelled like cigarette smoke because of our neighbors. They did nothing to reprimand the smokers, even though the smell was giving my roommate migranes and we complained multiple times. - we had all kinds of problems with our washer. Not only did it flood (on a weekend, which meant maintenance didn't fix it for 3 days), but it later started making this bizzare screaching sound (it was very, very loud and described… See More>

      Worst Residential Experience Ever

      The people who run this apartment complex do not give a single f**k about any of their residents. There is constant loud work being done just to repaint ------ looking buildings that have much more important structural problems to focus on. Not only that but they have the worst communication skills on the planet. Have plants on your balcony? Oops did we accidentally kill them with a power washer? Did we give you zero notice that we would be power washing your balcony? Whoops! An absolute joke of a complex. Do not live here unless your thing is being annoyed 24/7, in that case this is the spot for you.

        Worst place to live in

        This place is a mess, at first they got me good, I laterally put a request to stop my next year least I can’t take it anymore this is ridiculous everyday something broken here at my apartment it’s annoying and they not really helpful at all I came from Florida move here to be closer to KU and this is the worst place I choose I am paying 900 dollars for a place that always have something broken and people put trash in front of my door I laterally have to put a not for them to stop and management not doing nothing to stop it. It’s ridiculous please think geode before moving here at first they will give you the sweet talk and offer you stuff, but the place is a ---- hole. I don’t mind paying for something expensive but at least make it worth it for the tenants. All those nice reviews you saw all of them come from the office team STAY AWAY FROM THIS PLACE.

            AVOID THIS APARTMENT COMPLEX! The carpet in my room was stained and had a few tears and needed replaced the day I moved in. The kitchen needed to be deep cleaned to get rid of grease stains left by the previous people as well. I reported the issues in writing to management and was assured I would not be charged for the carpet upon moving out. Unfortunately that was a lie and I was forced to pay the bill of $500 to replace their carpet after I moved out. There was also an incident involving someone trying to break into our apartment. Damages following the incident left our door with a broken lock and it took over a week to be replaced leaving our entire apartment unsecure . Unfortunately this is a reoccurring issue for this complex. Please save yourself the headache and live anywhere else but this place.

              Litter & dog piles all over and if you live on the ground floor, you can catch the litter on your front porch. Amenities drew me in (I knew the apt was small), but printer has been out of toner for weeks and half of the amenities are restricted or limited due to COVID regulations. The common area has poor light unless you add a couple lamps. I can hear everything in the apartments above me and can hear commotion/conversation on the stairs outside my door. Windows are older (or poorly installed) and let in cool air. Shower is cold within 5 minutes regardless of if someone showers before me, we run the dishwasher, or we run the washer. (My roommate doesnt have this problem. Her water stays warm for a good while.) Overall, I will never live here again and would really dislike living here if my roommate wasn't so great. Living at Meadowbrook (3 bed, 2 bath) was better in my experience.

                I have filed attempted burglar into my apartment. My room door edge have been compromised while my roommate is there or not. No evidence of someone being there but only damages. I regret living with student housing. Don't sign lease and live with students who live in the community gated if you are professional worker. There is a chance you will be robbed either by your roommate or roommate friends. They should add cameras and add stickers with tag number for each license plate car number that is allowed to be parked in the gated community. ROOM door AND FRONT door

                  I have lived here since I moved to Lawrence almost 4 years ago. I have seen a lot of turnover in the management here and the people we have currently are outstanding. They are very friendly and personable. I one time forgot to lock my front door and someone promptly went and made sure it was locked. Pet friendly which I love, almost everyone here has a dog or some type of animal. It is genuinely quiet and not much goes on, we have security patrol every night and the police also go through here and there. You are very close to Dillons, food places, and can get on the highway easily. Highly recommend. Price's on a one bedroom are slightly higher than I would like but all the amenities that are included with rent and the staff make it worth it.

                      The Rockland is pretty great. It's affordable student housing, and it sits a mile from both campus and downtown. The ammenites include exercise facility, swimming pool, hot tub, and fire pit in addition to a 24 hour study center.

                          The management is suck. There are doing a floors upgrading plan now to replace the old floor. After I sent a couple of emails and asked whether my room will be updated, they just kept saying if you don't receive any emails or notices then there will be no updating. I followed up an email and ask for a certain answer. And then they stopped reply. And one day, the construction team just knocked the door and said they will replace the floor now. I mean ......WHAT????????? I sent an email to the office and they asked me to send another email to another manager. Well, I haven't heard anything back. What an interesting experience!

                            The Rockland is THE WORST place to live in Lawrence. The office staff is rude, unprofessional, and disrespectful. They hardly ever answer the phone. You are most often sent to an off-site answering company who can't help you in any way. Further, the management of The Rockland has zero respect for their tenants. They often break rules in the lease, threaten fines that are nowhere mentioned in the lease, and only address issues when posted publicly. Which is why they'll probably respond to this post, but again - never answer the phone or call you back. Further, they provide no access for a resident to read the lease after it's been signed. When you get it, make sure to keep a copy handy because there is no option to access the lease online through your resident portal. They do this to keep a resident from knowing their rights. Also, if you read carefully in the lease they sneak in a phrase that says "Owner reserves the right to modify this lease at any time" but then they do not send out updates on what these modifications are.                               The Rockland is okay. Not too great, but not awful. The maintenance crew is AWESOME. Very friendly and helpful. However, Rockland management has no regard for tenants who are moving out. If you cannot move into your next place until the day your current lease ends, they will not offer even a few minutes of leniency for you to move. They suggest getting your unit professionally cleaned, but the unit must be completely empty to do so. So if you live in a furnished apartment, can't move into your new place until the same day you're supposed to move out, they won't let you schedule a professional cleaning for after you've moved out. It's a complete disregard of how the real world works for adults. Essentially, prepare to be homeless for a couple of days in between leases because they won't make time even upon special request. Also the move-in/check-in process is like living in a dorm. You must arrive to check-in on a certain day and time. If you have to work that day, too bad.                                 Hello, We are glad that you have had great experiences with our property maintenance! If you'd like to get your unit professionally cleaned you are more than welcome to! The only policy we have regarding the move out process is that every non-renewed resident needs to move out by 9 AM on July 31st. We process over 300 move-outs in one day and unfortunately cannot accommodate any late move-outs. We have set move-in dates and times due to a few hundred new residents moving in - and that way the move-in process goes smoother for residents as well! We give out advance notice so new residents can prepare and have a stress-free move in. We agree, our dog park is one of the most popular amenities! We continue to work on our gates and have sent out notices on how to utilize them properly. If you need further clarification, feel free to reach out to the office on how the gates work - we're more than happy to clarify. Our pool was closed a couple times last summer for chemical treatments last year that has since been fixed. We do apologize for any inconvenience those treatments caused.                                 I would give this property a zero if I could. They let anyone in for maintenance a lot of time without notice or even a knock. One time there was even a personal item (worth hundreds)stolen from my unit and I received a $15 gift card in exchange. The walls are paper thin, security gates are inconsistent, and the property manager makes promises (like incentives) that never come happen. NOT TO MENTION THE WIFI IS TERRIBLE! There were countless times when I had to go to the library to finish homework.They also let you know about ENTIRE apartment renovations just TWO DAYS before the project begins and expect you to find another place for your belongings to prepare for the next tenant (even when you have a month left in your lease) I know at least 8 other residents personally who are moving out because of these issues. SAVE YOURSELF THE HEADACHE!

If you are willing to meet with us in person or over the phone since you left this anonymously, we are confident we can work through a lot of these issues together. I'd love to address your concerns regarding maintenance - additionally, if you have time restraints on work orders put in or vendors that we do notice to your door (pest control, etc), you can update all of that on your resident portal! Any incentives for leasing or renewing are granted if complete within the time frame given, normally 72-hours. Have you seen the upgraded Wifi renovation project coming in Fall 2020? The project will be complete hopefully by the end of 2020 ! If flooring renovations are occurring, tenants received at the minimum a week notice, as well as the cabinet painting - which we are minimally intrusive with as they paint the cabinet doors outside! If there were any discrepancies with the dates listed, we can work around the tenant's schedule and find a time that works best! We have tons of residents who are excited and have stayed with us this year due to the renovation plans for the remainder of 2020.                                   This apartment complex seemed like a great place to live at first glance. However, a couple months after we moved in, it turned out to be a nightmare. When we first moved in, we were told that we were assigned to the "problem" apartment building, boy were they right. Washing machine and dryer didn't fit in the closet it was in, and broke the door that was on it because it was too big. Our sliding door lock was broken upon arrival, bathrooms were dirty, chunks of the bathroom doors were chewed off (assumingly due to a previous tenant with a dog), one room was about 5° hotter in the summer, and colder in the winter than the other, and we had a hose in our utility closet that lead down to the floor and emptied into a crack in the floor. Many of our problems took weeks for them to fix, or weren't fixed at all, and there were even more problems than I mentioned. If the issue with the temperature in your apartment is still a problem, please reach out to us offline by emailing any currently occurring concerns to rockland@peakcampus.com and we would be happy to take care of them for you firth thing Tuesday morning. We work rapidly to resolve any issues at move-in as long as the Maintenace request form was filled out properly and turned in after accepting your keys! We did not receive any injury reports this winter as our Maintenance techs attempted to urgently remove any snow fall and perform preventative snow removal techniques throughout the season. Unfortunately, we had not received any reports of these alleged incidents at the Bark Park when they happened. If there is an incident at one of our amenities, it needs to be reported to the leasing office immediately so we can contact the resident responsible and look into a solution. It is not fair for us to ban a certain pet from the Bark Park with no prior complaints or proof of an incident occurring. Please report any problems to the office immediately so we may take care of it fairly and timely in the future! If you need to get out of your lease due to relocation, the fee is only $350 if you find your own Re-Assignment. The fee is $500 if the office finds someone to replace you. We understand if the fees seem high, however they are charged due to the time spent re-leasing an apartment, turning the unit, administrative work, and processing background screenings. The convenience of how close it was to campus was nice, however, there are definitely cheaper living options that are only a little bit further away. When I moved in, I expected that my bathroom at least would have been professionally cleaned or at least that my bathtub wasn't gross. However, it was not. The actual apartment also does not look like the model they show you, which I had expected. The kitchen is also not spacious at all, there is absolutely no cabinet space or countertop room. After a few weeks of living there, the entire door knob of the front door fell off and we fixed it ourselves but I did not like that there was only 1 lock on the door. The security gates also do not work. I was also told the only bill we had to pay was electric and it is usually about $20-40 per month. It was not.                                           I work for another peak property in Lawrence and I have had nothing but a good experience with The Rockland. Shelby and the leasing consultants were able to help me accurately understand all of the terms of my leasing contract and are very pleasant when it comes to resident events. Will, the assistant manager was also able to help me with questions regarding rent and electricity. Overall I've had a five star experience and I would recommend this property to anyone who is looking for a one bedroom apartment in the Lawrence area.

                                            Move in might take quite a time. Once you moved in and decided to live another year, then you don't need to move and that is quite comfortable. Some noises, as other American apartments, especially in the livingroom and kitchen area (probably becuase there is no carpet), flushing might be troublesome for some rooms. Gym, pool and hot tub seems quite good. Shuttle service to the university is really good even though the last one is at 2:10. Good maintenance.

                                              Trust me when I say that if you live here you??™ll regret it, like everyone else has. This is the worst apartment complex in Lawrence. They get new management every year just to promote that they have new management. They walk right into my apartment all the time and I have to answer my bedroom door before they just walk in without the legal notice time. My first roommate was so crazy she ripped everything off the walls and hung up a painting she made of a head in our kitchen and threatened to kill me on the painting, and it still took 6 months for the manager to switch me to a new apartment!! They changed my locks randomly one day leaving me locked out and then when I asked for copies of the new key, they gave my house keys to my drug dealing neighbors! They knew they were selling drugs and there were needles all over the parking lot and they didn??™t do anything until after they paid their last months rent.                                                 For the most part is hasn't been too bad. We started off on a really bad foot with an extremely unorganized move in day. We didn't get the right keys and didn't get enough keys and was having an extremely hard time getting any help from the staff on hand. Finally we were able to get help from one of the maintain guys that was walking around but besides that no one was capable of helping us and it was extremely frustrating. Since then it has been better. Coming into this year my roommate and I had won a $500 gift card for resigning our lease and were promised it in either July or August after "move in day." It is now October and we have still not been given our gift cards. Every time we go in and ask we are told that they should be in soon and it has been two months and still nothing.
