Overall, a positive experience and well-priced for the Overland Park community. Lived here for 2 years, and only left because my grad school education was complete and I found employment elsewhere. My friend and I chose to live here because of the low price and location after checking several places out in 2012. We are both fairly quiet and studious and were looking for a place that would fit our needs. Despite a few minor drawbacks, we found it to be a nice place to live and would recommend it to others. PROS: staff gets to know you by name, safe community, good amount of space, well-priced, good location (close to Price Chopper, etc.) and covered awning for one car. They have a pool but we only used it once; it was fine. Staff tries to have community events to get people involved, but those are optional and we never really did any of that stuff. I sometimes jogged 3 miles around in the mornings or afternoons in the neighborhood and never felt unsafe. Our apartments were pretty quiet and I only remember noticing loud neighbors a handful of times in 2 years, so it was rare in our apartment building. CONS: super cheap apartment construction, so looks a little poorly constructed inside and out. Some doors and things are slightly off in their angles, dry wall wasn't done that great, etc. I probably noticed this more because I've done some work inside houses, but they use the cheapest materials to fix and to build. Also, if your neighbors run their air conditioner and are underneath you, you might hear a vibration/noise above in certain rooms, which happened to us and was a pain at first until we could adjust to it (there wasn't anything maintenance could do to muffle the sound). The complex charges everyone the same price monthly for gas, so it's hard to know whether you're really saving money or not over the course of a year, but it's nice that your gas bill never goes up unexpectedly in the winter. There is some sketchy deal that our apartments have with Surewest that makes it so that other companies don't have the cable wiring to give you cable internet. We tried to go with another company and they came out and tried to run cable but they gave up and we went with Surewest because we had no choice. Other than that, no complaints. For mid-20s-early 30s professionals looking for a place to live for a few years, it's not a bad place at all. There are also families in the complex and singles.
