I have lived at Preston Court for one year now. For those of you who don't want to read a wall of text, this is an overpriced apartment, with a few flaws. Your money would be better spent at another apartment complex, maybe even another Price Brother location. Parking- Probably the worst aspect of Preston Court, depending on where you live. The building I live in along with quite a few others all surround apprx. 20 garage units and about 30 covered parking areas. So parking usually means a decent walk. And that walk is usually through mud if it has rained in the last week. Noise- This really depends on your luck and your neighbors. I have a neighbor who plays music and movies at high volumes but it's generally on weekends and not a huge deal. I have another neighbor who is always yelling and fighting with their significant other but that's just random. I work nights, so when I sleep during the day usually the maintenance guys are outside making tons of noise, laughing and screwing around. But it's only during the day and shouldn't bother most. Grounds- No huge complaints aside from the massive amount of mud and uneven ground when it rains. The snow is cleaned up pretty well depending on the amount. However they don't really care about the parking spots. Safety- No concerns with safety. Car ports are lit and there are lights on both entrys of the breezeways. Construction- Our windows do not keep any heat in whatsoever! Our electric bill has been pretty high which sucks. The foundation is horrible, there are cracks in every room of the apartment which is a little concerning. The storage rooms are very sketchy as well. The car ports look fine, but on closer inspection all of the foundation/beams look horrible. Maintenance- No real problems with maintence. Frequent pest control visits. It took a few trips for them to fix the drains which have been a very big problem. Sinks/Shower do not drain at all. Showers turn into baths basically. The problem was resolved after the third visit. Visits were always on time though and the maintenance staff was friendly. Staff- Eh, one of the ladys in the office is extremely nice, I feel bad for not knowing either of their names. One has a medical issue which causes a lot of shaking but she is very sweet and actually takes time to answer questions and address issues. The other is just a -----. She's very stand offish, loves having the last word and really I don't think she sees a single flaw in this apartment complex. Her head is very large. Overall- I was stupid and thought the appliances were awesome, I liked the layout of our 2br/1.5ba and I feel a little bit jipped with such a high price. I would recommend taking some more time and finding a better value for your money. But then again I feel like the Overland Park area Apartments might just be overpriced no matter where you go. Side note- I had a friend who lived in Essex Place (I think it's the Ridge now) and the breezeway lay out was a cluster, but it seemed pretty nice. And just east of the golf course and west of the park is a pretty nice complex. Just go check out the area before rolling with this apartment.
