I'm not the type to write any review, especially a critical one. However I'd advise staying as far away from this place as possible. This complex has a good to excellent location for my family's needs, but has turned over owners nearly every year as they realize the challenge and buyers remorse quickly sets in. As a result, they seek to either cut any losses quick or turn a small profit before making any real improvements.
The complex is large enough that the owner-of-the-moment is motivated to minimize the cost of so-called "improvements", and hire low-cost workers who are not empowered to do it right.
The latest owner is citing their million dollar+ improvements online, including in their craigslist ads, but it's truly shoddy and tasteless mandatory improvements that are actually pulling down the value of the property. That has come with a mandated a 10-20% hike in rent to pay for putting lipstick on this pig. The cheapest GE appliance line available in black with a front stainless veneer is thrown into a kitchen with all white mismatched door styles. Modern stainless pulls are added, but they're never parallel or level with the adjacent door!
The dishwasher is entirely plastic interior. If you visit one of these units, push on the back wall of that dishwasher. There's no supporting structure behind it -- it's just like a cubical plastic balloon. We only recently learned that BPA and phthalates were a possible hazard; how healthy can reflecting oxidizing dishwasher detergent from this plastic balloon onto your eating/drinking vessels be, long term?
The cheap-skate fridge in the new line is 20-30% smaller than the one it replaced. It's remarkably small inside, and yet noisier than it's predecessor that must have been at least 20 years old. The installer mentioned that everyone in the complex is PO'd about the new refrigerator. Folks are having to throw out 30% or more of their refrigerated goods, to make the bare essentials fit. You can't put a milk jug or a 750ml bottle of wine on the shelf. They will only fit in the door.
In summary, this complex has turned over 4 times in the past ~6 years. Utility bills can run over $300/mo on a 3 bedroom unit. Call KCPL for high/low/avg numbers before signing any lease. If you're ok with the unit you see, negotiate the price down, but understand that rate increases are yearly and substantial. Extreme Caution Advised!!!
