I lived in the complex last year. Overall my experience was pretty good. The buildings location allows for easy access to festivals, events, such as Riverfest or sporting events. Having been built during the 1960s/70s, the building's exterior is rather ugly. The interior, while lacking in charm, is relatively nice. Much of the interior, including the rooms, has been remodeled. The rooms are nice if underwhelming. All the basic appliances are included and rooms are clean and pretty spacious--for a 1 bed/1 bath. The aprtment's window unit ac/heat are effective and can heat and cool the rooms quickly--monthly electrical bills ranged between $10-50. Perhaps the best feature of the apartment and indeed the entire building is the view! Although the Wichita skyline isn't NY or Chicago by any means, the building does still provide residents a great view of downtown and indeed the entire city. Views are particularly stunning on the 24th floor common area/TV lounge. I might suggest getting a room on the south side of the building for the views as well as keeping the room warmer in winter--blinds can be closed during summer to keep the room cooler. I had a few minor issues with the apartment--leaky sink, etc.--but the maintenance staff quickly fixed these upon request. Generally speaking, the staff and management are very helpful and responsive. I was particularly impressed with management's response this past spring following the only really negative event during my stay. Unfortunately the extreme cold caused a water pipe to burst which, in turn, damaged the buildings electrical equipment. The damage was significant and resulted in the entire building being without power for almost two days. Naturally residents were upset but the management covered the costs of staying at a hotel as well as providing us all a $75 credit for the next month's rent. I was satisfied with there response. There has been some turnover in the staff this spring (2014) but the new faces have continued to be nice and helpful. Before concluding on a positive, I would be remise if I didn't mention a couple of other negatives--not big ones--I experienced. The first being the all too frequent fire alarms. I believe the alarm went off about 10 times in the 12 months I lived in the building. All but one were false alarms I believe. I was told by long-time residents that this was out of the norm so perhaps it won't be an issue in future. Secondly, it would be nice if the laundry facilities were located in the rooms rather than being coin operated on the 6th floor. In conclusion, I'd recommend 250 Douglas Place to anyone looking to rent in Wichita especially in downtown. You can certainly finder cheaper places in town, particularly as you move out of the city center, but the building offers a good combination of location, amenities, comfort, and safety. I hope this helps in your search and if you do select 250 Douglas, I hope you have a similarly good experience. Cheers
