I lived here for approximately 3 years, and it was not altogether pleasant or horrible. This apartment complex is WAAAAAY overpriced for what is offered. This community is great if you are a student, which is what it is designed for. With that in mind, if you are not a student but merely a young professional looking for a place to live with others of the same age group and mentality, this is not the place. The noise level is decent during the day but atrocious at night. There are loud parties every night, drug use is rampant, and there were numerous incidents where police were called for safety reasons. My roommates themselves were hit or miss. The office claims to use a roommate matching system, but in reality the goal is simply to fill open leases. I was paired with various roommates that had absolutely no similarity in schedule, activity levels, etc. Maintenance is decent... if you want to be putting in a work order for the same issues again and again. When I first moved in, there was a maintenance manager that trained staff to do it the right way, but he has since left. There are numerous rules, regulations, and fines that make no sense at all. It appears that the company behind the management is predatory and looking to make money off of new, inexperienced renters and students in any way that they can. On that note, there are also various practices that are actually illegal (such as the stipulation that firearms and other LEGAL weapons are grounds for eviction, despite Kentucky state law saying leasing agents cannot do so). There is no ability to break leases, even if a student has a family emergency, transfers schools, or even death of a lease holder. The total rent still must be paid with no set fee for breaking a lease. The only way out is to find someone else. The office staff will outright lie to students and tell them that someone else is assigned to their unit unless they sign the lease in December or January. Many fall into that trap and then have to transfer schools.
