My spouse and I have lived in the 800 twice. First on the 11th floor and now the 21st. When we first lived her a few years ago, we loved the apartment but loathed the staff. The maintenance staff were slow to respond and not terribly kind, with the exception of ------. It took nearly 6 months to install our bar-top, and we had constant leaks from rainwater pouring down the side of our living room. We also encountered issues with the night cleaning person getting offended and hostile when we did not enthusiastically share her religious beliefs. We finally left for an apartment within walking distance to campus. We returned earlier this year. Thus far, our interactions with -------- the manager, and the maintenance staff have been completely different in a most positive way. It took about 5 days to install our bar-top this go around. In the summer we had two air conditioner units leaking into the living room and the second bedroom. The staff was responsive and fixed them in a timely manner. I am not sure what the catalyst for change with the folks here was during the time we were away, but there is a marked difference and has been a pleasure to deal/work with now. Keep in mind what one person/family likes or hates may be completely different than your personal preferences. With that caveat, I will list what we consider our pros & cons Pros: The view & balcony. There are very few places in downtown Louisville that offer a balcony at all. If you have a dog and want a balcony, good luck in this city. We prefer high-rise apartments in the CBD and this is the best option. The size of the balcony is impressive as well. Also, before moving in, the building repainted/refinished our balcony and it looks fantastic. Pet friendly, mostly. Many people own dogs that should not. This is unfortunate wherever one chooses to live and it continues to give appropriate dog owning families bad raps. Most pets and their owners here are pretty good. A few are not. When I said mostly, it is due to a lack of dedicated pet relief areas around the building. However the library lawn does nicely. Just please always remember to pick up after your pets as a courtesy to your neighbors. A suggestion would be adding a pet-station on the side of the building. The Unit itself There are several things in our 2 bedroom unit that we enjoy. First, the size and layout works very well for us. There are 7 closets in the unit, 2 of them being walk-ins. The 2 bathrooms are okay. Not a home spa, however plenty of space for us. The water pressure has always been fine and the hot water is nearly instant. We have never experienced not having hot water in our apartment. Also, the ceiling and floors are poured concrete (although I am not sure about the walls), which means fantastic sound-proofing. We have listened to movies pretty loud and our neighbors have said they never hear anything; we have never heard any noise form any neighbor either. Cons: Appearance The exterior of the building needs work and renovation. Also, with some units hanging random items in windows and on balconies, it does look a bit un-kept. The interior is dated, but well maintained and acceptable. Gym Three years ago we were told that the gym would be updated by the New Year. It has not been. It is possible I was told New Year of 2018 and didn t catch it; but as of yet nothing has been done. It could be a great space as well. Elevators They break down, and often. This was the case our first time here and continues to be an issue. There has always been at least one working though and the repairs usually occur pretty quickly. Indifferent Items The Kitchen In our unit we have what may be original 1960 s all metal kitchen. It functions, but I can hear couples on House Hunters scoffing that it doesn t have granite. Some units in the building have pretty great updated kitchens, sadly we do not. Laundry Room A bill changer or machines with a credit card reader would be awesome. We have not had issues with any machines themselves or with any theft. I cannot notice any difference in the cleanliness level of our clothes if I wash items here or at mom s. Rent Amounts We would prefer to either be independently wealthy or at least pay zero for housing. Neither of those things is in the cards at this point. Our rent amount stings each time we write a check, but we keep in perspective our unit size, location & view premium. It may be a bit high for Louisville writ-large, but not by much more than one would pay for two bedrooms in Middletown, St. Matthews or even Okolona. Safety Overall we feel relatively safe here. It is downtown, so you will obviously have a few sketchy people hanging around and car windows being broken into. That isn t a failure of the building so much as a failure of our community and police department. In fact there may be fewer issues on the streets of this block as compared with Old Louisville in and around campus. Our conclusion is that we enjoy our apartment here and what it offers. This building, just as every other building/complex is not for everyone and from what I have seen, some units may be much better than others. If we could afford it, we would by a condo in Waterfront Place, but we can t so we are here instead. If you want new & updated, do not have a dog and/or do not require your own outdoor space with a balcony, go with the Glassworks Building, The Henry Clay, The St. Francis or even Crescent Centre. Keep in mind that those places do not offer balconies/views, and charge far more per month per square foot of space. (The Crescent Centre has small balconies in the tower, but dogs are only allowed in the west townhome crescent ). In the end, you obviously have to evaluate your needs and what is important to you and what you want/can spend on a home.
