Poorly managed and maintained. Management seems solely concerned with filling units and keeping overhead way down so basic upkeep is very lacking: elevator button in lobby now broken for about 3 months, roofdeck grills both broken since at least last 6 months, electronic doors constantly malfunctioning, windows cleaned just once during the last 1.5 yrs, currently one cleaning person and one maintenance guy for the entire building, overall shabbiness that could be easily remedied with some plaster and paint, 20th floor common area regularly rented out to non-residents and the building has an "executive suite" for rental so management makes even more $$ (at the expense of residents). Keeping residents happy with a well-run building is not the focus and 315 is far from luxury living. Oh, and walls are paper thin - you can clearly hear abutting neighbors talking or playing music at normal levels.
