Much to my dismay, I'm afraid I too would be hesitant to recommend this community to a friend. When it comes time for me to leave, it will be bitter sweet. Yes, the property is well maintained (since the management shift last year anyway) and it looks wonderful, but these hardly qualify as "luxury" homes, or as I have most recently seen them advertised as, "town homes". I moved here with the intent of this becoming my "forever home" and until the past year, have enjoyed living here. In the several years I have been here, I have seen many good people displaced from their homes when it could have been prevented. I sometimes wonder how the management (I use that term loosely) look at themselves in the mirror. Its all about the all mighty dollar, which is proven by the most common statement made by a certain manager who smiles sweetly, shrugs her shoulders and says, "I'm sorry. Its just business" The powers that be seem so pleased that they are able to rent these units at the exorbitant prices, but fail to recoconize that for every 4 they rent out, 3 more people move. Eventually people will stop renting again and where will they be? I would encourage anyone interested (or currently living) in this property to question your water bill. How can it be possible that each unit is on a separate meter (now being described as "remote"), however, a single person, living in a 1 bedroom apartment pays the exact same amount as two people living in a 2 bedroom loft, or the same as that of a person who was out of town for 3 weeks, using no water at all. Keep in mind, the water usage is being remotely monitored by a company in TEXAS! Raise any eyebrows????? I also have concerns about the periodic maintenence checks. Although sometimes annoying, its fine that they feel the need to enter the units as long as the tenant is notified. I can tell you, however, this is not always the case. I had a suspicion that they had been coming into my unit unannounced, although I confirmed my suspicions in my own mind,in my own way, the direct proof came when they entered my apartment one day, not realizing that I was still at home. First comes the maintenance tech, with a knock and a turn of the key- completely startled to see me. No tools in hand. Nothing. He stopped suddenly and said, "I didn't think you'd be home...." Then comes the Maintenece Manager; one knock, the door flies open and he too says, "Oh...You weren't supposed to be here". Of course they made a up a lame excuse for coming in unannounced, but I know for a fact the master keys are located in a lock box that can only be accessed by the management staff. They certainly didn't come in without managment's permission or mine for that matter. Overall, the units that have yet to be renovated are essentially built on several layers of shoddy workmanship and are hardly worth the rents they are charging. There are critters in the walls and ceilings, the units are hardly energy efficient, they are very dusty, have mold issues and in many cases and hidden water damage. I'm not even going to get into the issues with the dumpsters and doggie waste bins. There is little respect for tenant privacy. They can't even be bothered to put the notes they leave on your door in an envelope (I won't even go into what trouble they could get into for that alone). You know there is a problem when people threatened with eviction go to the local charity for help and advice and a lawyer there advises them not to bother to pay the rent, because they will be evicted anyway. If this were a military installation, I'm pretty sure The Estates would be on the "black list". I could go on, but sadly, I have several months left on my lease and need to make the most of it. that being said, my suggestion is that if you can afford these rents, that you explore other options because with this "luxury" living, also comes unprofessionalism, rudeness, dishonesty and only one or two qualified maintenence people. Higham and Cohassett are also pretty close to the beach and they are truly LUXURY apartments. If I knew then, what I know now and had paid attention to the signs in my first few months here, I would probably being living at Avalon Shipyard.
