SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.

Hello and thank you for your feedback. While we understand your frustration that your neighbors are not wearing masks, we hope that you understand the actions of your neighbors taking advantage of policies that we are unable to enforce should be considered a negative reflection on your neighbors part and not on the management team. Just as the case in our state and around the country, mask enforcement is an extremely hard policy, as it's not a law and also not part of our lease agreement. As the property management company, we can only hold our residents and their guests to the policies stated in the lease. As a result, we cannot implement made-up fines that are not listed in the lease, to enforce mask-wearing. We have taken a number of steps to communicate our mask requirement including placing 3-foot signs stating that masks are required at each building and common area entrance, sent numerous emails to the building stating that masks are mandatory, posted social distancing and mask required stickers in every elevator, created a reservation system for our fitness centers and modified the hours of our club rooms to prevent gatherings without masks. We are all in this together, so everyone needs to speak up to their fellow neighbors and put social pressure on them to wear masks. Additionally, we will also not put our staff into a situation to have a confrontation with a non-mask-wearing resident who has ignored the signs, emails, and stickers placed throughout the property stating our policies out of safety and health concerns for our staff. We welcome any and all suggestions on how we can more effectively enforce the mask policy while keeping in mind that we are not able to find, modify leases or evict residents for any actions taken that are not mentioned in the lease.
