As with any web site that gives personal opinion, things should be taken with a grain of salt. Not everyone's experiences are the same and this apartment complex is large enough that individual experiences could vary. My wife and I moved in back in 2010 and have renewed our lease for the 4th year in a row. Has everything been perfect? No. Being serial renters, we can say that no apartment complex is. Besides the normal issues of noise, pot smoke, and dog owners that can't seem to clean up after their pets, this apartment complex is, by far, the best we've lived in. The floor plan (1400 sq ft "L") is spacious and feels like a home. Having viewed several of the layouts over the years we can say it's our favorite. We live on the top floor (3rd) corner unit as well. This isolates us from most of the noise and neighbor issues we've found over the years. The lack of an elevator is a PITA when moving but the daily exercise is worth it. Plus, nobody is walking above our heads. We face to the northeast and have a very private location. The back windows face the butterfly preserve and the side windows are blocked by pine trees. If you look hard you can see through them but we feel comfortable enough leaving our blinds open year round without feeling like goldfish. Sitting at the dining room table and looking out the window you'd hardly feel that you're in an apartment. Most friends, family, cable contractors, and pizza delivery boys think it's a condo! We seldom see our neighbors, but as the complex has seasoned (we moved in during it's second year of existence), it's started to get more crowded. Parking can be an issue at times but they do offer the ability to pay for a parking spot or garage if you want one. Maintenance has been generally good over the years. The appliances aren't that high end or anything but only the refrigerator has failed in 4 years and we were compensated for the loss of our food. Step in the tub during your walk through and prepare to be surprised though. It appears that they were installed without any sort of bed of concrete and they squeak like you wouldn't believe. It takes some getting used to but eventually you live with it. Is it something that a "luxury apartment" should have? Absolutely not, but short of tearing them all out, I guess you have to live with it. The grounds are kept up pretty well. There is a considerable amount of road noise from the highway (rte 95) but the interior buildings, as well as bldg 8 and 9, face away or are far enough away that it's little more than white noise. There's also plenty of wildlife here to keep you entertained. We've seen bunnies, deer, wild turkeys and groundhogs, just to name a few. There's plenty of songbirds and I even spotted a falcon recently. Pretty cool! Management would have to be the one thing that could ruin your experience I have to admit. The previous staff was great to work with and went out of their way to make you happy. Just over a year ago, the management team was swapped out and the new staff is 180 degrees different. The property manager is exactly how she's described by others on this site. The assistant manager is good to work with but he won't take responsibility for anything and will defer to the manager. The leasing assistant is nice enough. A perfect example of the change in management style would be the "yard sale" that the residents have been allowed to hold for the last two years. The first year of it, the management staff showed up with water bottles and snacks and was there from the beginning to help residents and participate. Last year the maintenance staff was given the responsibility to setup the area and management was nowhere to be seen. Things were chaotic and poorly organized and we left within an hour of the event starting. What you need to know is that the property is owned by UDR. UDR is a REIT (real estate investment trust), which means that it is an investment vehicle that answers to it's investors, not it's residents. The staff is employed by UDR and therefore has to answer to them, not the residents. UDR was not the original property owner when we moved in but the staffing changes happened shortly after it was sold to UDR. As a potential renter you should also know that they use LRO software (Lease Rent Options) as the method for setting rent prices. This is what is causing the most angst among current renters. The LRO software determines how much rent UDR can charge for an apartment on a regular basis. That means that the rent you pay when you sign the lease is virtually guaranteed to change by the next year. The main issue with the use of this software is that no consideration is given to the current renter of the unit when determining the renewal rate. The rate that you are given 60 days before the end of your lease is what the software has determined that the market will bear in 60 days. It doesn't care that the hike may be more than 15% more than what you paid a year prior. It just thinks that the apartment you're in is worth that much and if you can no longer afford to live there because of that, you're SOL. I've seen folks on fixed incomes that live here try to explain their situation to management but they are rebuffed and told that it's out of their hands! I can tell you that there is NO negotiation available at all for rent. None. Before renewing our lease this year we visited other comparables in the area to see if we had a better option. Mansfield, Sharon, Walpole, Foxboro, even Franklin - it didn't matter. Nothing had the combination that the Lodge has when it comes to location, amenities and density. It truly is the best and is priced well in comparison to the others.
