We are sorry to hear that you were dissatisfied with your experience at our community. Our goal is to make every interaction a good one and we are sorry to have missed the mark with you. After reading your review, we wanted to bring clarity to what can often be a confusing difference between the Section 8 and 40B housing Programs. The 40B housing program is an affordable housing program for applicants with moderate incomes. The affordable housing rates for the 40B program are set by the Department of Housing and Community Development for households with an income of up to 80% of the median area income. Because the 40B program is in place for households with moderate income, the rates determined by the DHCD are not determined based on the current rates allowed by Section 8, they are based on the affordability of households that meet the DHCD income requirements for affordable housing. The Section 8 and 40B programs operate independently of each other therefore the rates set by DHCD for the 40B program are not required to meet the rate standards set for the Section 8 program. We always aim to be as informative as possible when explaining the affordable housing program; however, we would never know if someone is eligible for the program until that person applies for an apartment. Section 8 payment standards vary greatly depending on the recipient and the location that the voucher was issued, therefore without filling out an application and providing our leasing office with the information for your individual voucher, there is no way for us to know the limitations of the voucher awarded to you.
