36 Maple offers significant advantages over other properties located near subway lines: It's available without the brokers fee, the price is significantly lower than a nearby highrise, with same distance from T. (5 min). The atmoshphere at the T station has improved greatly: a lit, large bycicle cage has been added, and two police officers can be seen patrolling the station at night. Although the property itself is older, my unit has new AC, new fridge and recent carpet. I'm saving $ 5000-7000 a year over a similar unit in Cambridge. The EZ bus means that rapid transit from North Station to Kendall is now available. Building occupants are 40% East Asian students/researchers, and quiet. The neighborhood itself has some Haitian and Mideastern Immigrants. Walking distance to Stop-Shop, Walgreens. The Malden Pool, which is barely visited in summer mornings, is only a 7 minute walk away. They have parking for a fee, and free streetparking on weekends or with sticker. The overall atmosphere is improving, management is friendly. I'd mildly critize the status of the mailboxes, otherwise this complex is a steal for the price. I'd prefer Cambridge, but am happy pocketing an extra % 7000 for some transit riding.
