Avalon raises the rent annually by as much as possible (we're talking over $100/month rent raises to already-top rates). There is a tiny pool that is always overcrowded, a tiny playground, and a tiny clubhouse room where all 9 buildings' worth of tenants are supposed to share. So the only actual usable amenity is the gym. The doorbells on the buildings ring to the tenants' cell phones, and there is no buzzer to let people up--I'm sure this saves Avalon money somehow, but it is a terrible system. The office staff is helpful, the maintenance staff is helpful, and the floor plans are pretty terrific. But are they worth $2,000 per month for a 2-bedroom in Randolph? I don't think so. I only re-signed my lease because a move would have disrupted my grad school, not because it's so great here. Looking for a place for longer than a year? Look elsewhere.
